As I observe lots of projects are going through Vacant Possession right now where some new owners/investors will collect the keys for the first time. Therefore, this vlog is to somewhat breakdown the considerations, strategies, and thinking processes before every decision based on the budget you have.
It would be rather direct if you're gonna use the property as a home. But if you're an investor, there are just a lot of things to consider from tenant profile, budget, design, speed to market, mode of renovation and etc.
I've been there, done that many times and I hope this little video will somewhat be helpful for first time property investors/owners =)

@@iherng It has, at least the basic idea of it as you explained it quite well with layman terms. I admit I am still very much a noob when it comes to this topic, but baby steps in the right direction (I hope and fingers crossed).

As usual, thanks for this step by step detailed discussion. I was really blown by the interior design of this unit because there's a big difference between the unit's external environment and its internal design. The design is simplicity at its best.

Sean, by doing fully furnished, will it be limiting our choice of tenants? What I meant is that some tenants might already have their own furniture, so they might not want to rent our unit. How often do you see this case happening?

Besides high end tenants with their designer furniture pieces, I seldom come across tenants with their own furniture. Isn't it just inconvenience to move furniture everytime you change a location? Also the risk of damaging while moving and the process of uninstall and installing them all over again. Personally I have not come across tenants of such besides my Semi-D tenant.

@@iherng but bare unit also means that we can let the tenant to freely decide what kind of furniture they want by letting them to buy themselves right? Maybe they don't like the furniture or design that we provide? What are your thoughts?

@@tj81090 don't u think by having a bare unit you'll be competing with easily 50-70% of the other units in your condo? What would your USP be? How many tenants do you know that like to move around with their furniture?

One way I like to do it is that I offer up the choice for my tenants to furnish the unit with a given budget for each item (so they can’t pick items that are not necessary and forgo those that are). Say if they would like to rent for 2 years under contract, I would give them a budget and they can give me the list for my approval. They would then handle the deliveries and installations (therefore no need to sacrifice my time), which the costs all would then be deducted from the monthly rental. What happens is that usually the tenants will put in a lot effort to screen high quality furnishings as cheap as they can squeeze into the given budget. They would then more likely to take good care of it too. Note that this doesn’t work with all tenants though.

At the start, you mention the area is surrounded by many students. And students attract high end segment. Why is that?

It's not the students that attract high end but the golf course lifestyle. That's the main reason I pick this location to illustrate the diversity of target audience in this project. That's very important to decide as that will dictate the type of furnishings for your property.

for a university student like me, I was changing accommodation every year ... (Pre MCO). Just moving my chair and table was already sakit kepala. So I always look for furnished units
