Just a few days ago the Provincial government announced massive sweeping changes to how cities must build around transit stations. The Fleetwood, Clayton, and Langley Township/city plans will be updated sometime in the next year to reflect these changes. I'll address it in the next video, since if I updated this one it wouldn't be released for another month(s) :)

I will be watching from Edmonton (we have made great changes to zoning recently) to see how it goes in BC. The Lower Mainland really needed these changes!

Looking forward to it! Was just about to comment wondering how these TOD plans will have to change even more with the NDP's TOD rezoning changes going into effect next June (at the latest, apparently). We still have to see what regulations they come up with and how that affects municipal setback and other archaic zoning bylaws in smaller cities like mine (on the island).

Transit operator here, loops are always welcome as they give us good places to park for our layover and often break rooms with microwaves and kitchens :) Nice analysis

Langley to Waterfront Station in 62 minutes is fantastic. No stress. No parking. Just sit and chill- look out the window and listen to a book. And for what? $6.20? Keep it coming.

7:56 That's the location of a future intersection for the 192st connector/190st and Fraser Hwy. Based on the rendering, I'd say you're correct about it being on the north side of Fraser Hwy, but located just a bit further northwest of those razed houses you pointed out (you can see the future intersection/right hand turn lane in your drone shot which matches up with the proposed intersection rendering). The City of Surrey should show the new location of the intersection in the Clayton Corridor plan as well (it's been a little while since I've viewed it).

The City of Coquitlam is building its 1st waterfront, fraser River community, or fraser mills in southern Coquitlam. at the bottom of King Albert street & united Boulevard. I grew up in the tri-cities and just wanted to mention this if you haven't heard.

I love the quarterly format of your videos and always look forward to them every couple of months. As a Vancouverite, I'm really excited for what's coming to our transportation network in the next couple of years. As well, with the sweeping changes made by the provincial government regarding building housing around SkyTrain stations, it is much needed for the locals, including myself, who want to stay in Metro Vancouver long term.

The BC Government just enacted new legislation that overrides all local plans and zoning for areas around Skytrain stations, but in a way that will positively impact these new urban centers. Within 200 meters of a Skytrain station, the minimum allowable height of buildings will be twenty stories, so now there is nothing holding back taller buildings from being constructed at all Skytrain stations. That means that even if a city only wants only 6-12 story buildings and townhouses near a Skytrain station, a developer can build a more profitable 20 story tower if they so please. This law also stipulates the 12 stories as the minimum allowable height of buildings within 200-400 meters from a station, and 8 stories 400-800 meters from a station. So, you can expect the developments at Fleetwood, Clayton, and Langley to get a lot larger because the infrastructure, laws, and economics all stipulate a win-win situation for higher densification.

@@TheOnlyKontrol Currently, I do have faith in BC's NDP government under David Eby. Horgan really was more of the same flabby boomer politics that the Liberals gave us for years, and nothing improved during his tenure. David Eby on the other hand has some great laws that he's enacted along with his housing minister. Greater Vancouver municipal governments seem to be on board with the new legislation. It allows private developers to more easily flood the market with new supply, which would drop housing costs across the board. Federal government is really where it's lacking now, and I really don't think they're addressing housing as much as they need to be. The Conservatives have more of a plan than the Liberals, but even there, it's lacking because there's no national social housing plan to help pad the need for affordable housing.

Langley used to be a nice place to live. Lived there for the first 44 years of my life. You used to know your neighbours, crime was just your typical high school kids bored on a Friday night. Moved two years ago north and into the woods. Best decision I have ever made

I am so excited for this. I am Happy the line is going in one stage, as I work in Langley but live in Surrey. My hour commute by bus is going down to half an hour! With no 15-20 minute wait for a bus.

This line was originally announced when they built the first line what more then 40 years ago 1986 or there abouts and finally they're getting around to extending it exactly like they stated they were going to do then. This is what happens when the payroll for mayors and city councillors is higher many of the services in Vancouver, a city of about 2.2 million including Surrey. With what 27 city halls including the GVRD. We pay 10s of billions a years for mayor's and city councillors that's why there is no money left for anything else. City councilors and mayor's become multi millionaires here in public office.

I remember riding the Skytrain at Expo '86. I didn't realise it was going to be a new city transit thing until a while later when it opened for the public and my class rode it on a field trip. It's taken ages to expand the Skytrain. Nice to see it getting to further cities. Combined with the West Coast Express there is going to be pretty decent coverage for in-and-out of Vancouver core.

I would love to see Abbotsfort, White Rock, Delta and Ladner to be connected to the new Langley line with the Richmond one. I hope all those new highrises would have the bottom two floors for commercial use/small businesses. It would be good to create some sort of community vibe.

Super interesting and helpful video for someone who grew up in Langley. Recognize all those spots, really happy to see they're being developed and that focus is being put on building walk-able communities. Lots of those areas are horrible, car-centric places with box stores and stroads right now, as you said. Wish I had had this accessibility when I was a kid there!

Love these videos and am looking forward to the future ones for SLS. Quick question tho, I had thought that the yard in Coquitlam was being built for the SLS expansion, where did you hear about this potential fifth yard?

Hey! The yard in Coquitlam (OMC4) is more for the Broadway extension. In a recent interview with the head of SkyTrain they discussed how OMC4 is a catch up yard and should have been built back when the Millennium line went in. My prediction of what names the stations might get: 140 St: Green Timbers 152 St: [I don’t know what it should be called to be honest, but something with 152 St. can do.] 160 St: Fleetwood (Town) Centre 166 St: Coast Meridian 184 St: North Cloverdale or West Clayton 190 St: East Clayton 196 St: Willowbrook (Centre) 203 St: Langley Centre

@@theorganguy It would be kind of non descriptive though. I think the numbers would only be chosen if there is truly nothing recognizable or memorable in the area to name the station after (see 22nd Street in New West or 29th Avenue in Vancouver).

Names for the station have been announced as of December 1. some of the names I have predicted have come true, some are different. BRILLIANT video ... good shots, good explanations -- and good on ya mate ... acknowledging restricted airspace in Langley. Do some digging and find out why "Langley Prairie" seceded from the Township and why (me, once longterm resident of Langley City) I am convinced that re-amalgamating is something Langley City should NEVER do -- and why if there were the political will, Aldergrove should secedee as well -- from the boundary to the river from 276 to 252nd.

Very informative video. Just curious if they could build at grade in the ALR section to decrease cost. Build up over intersection of highway 15 and Fraser but have grade level for a few km on either side

I'm no expert when it comes to construction costs, but by having it grade separated we don't have to worry about flooding, farm access, or vehicles accidently ending up in the guideway. Plus building it at ground level would still require digging deep to reach stable ground.

I am a frequent visitor to BC from Manitoba and believe that the SkyTrain system is the gold standard for public transportation in Canada, maybe even North America. I travel extensively and always use public transit when I travel, I have yet to find one I like better than BC's

Skytrain is terrible as its a one track system. No way to go around or skip stations. People need to look at Asia to see true proper transit. And not the garbage here in north america

Still building the original plan 40years later. Damn, By the time they reach Hope it will be time to rip it all out like the electric tram system that was in place a hundred years ago all over Vancouver and out into the Frazer Valley.

Very interesting! I wonder why they chose that spot given the subpar soil conditions and having to deal with the ALR rules. Looking forward to when the official report comes out!

@StainerTheFirst I am aswell. But it does kinda make sense with the amount of space that it also flat. Someone I know is a manager. He is wondering the same thing. Practically the whole system is being upgraded aswell as current equipment isnt able to handle the extended distance. They are getting a new control center across the street from their current yard. One of my biggest pet peeves I got are people that call Canada Line skytrain.

I don’t understand why the Fleetwood Skytrain station is being put in the spot of the Tim Hortons. Just before the rec centre property the Tim Hortons is apart of there is an abandoned property. That property used to be where the Two EE’s organic farmers market was.

This is fascinating! I live in Vancouver now, but I grew up right around the area of these future stations! It’s surreal to see all those buildings I knew well as a kid, and know the whole area will change in a matter of years. But I think this project will be great for the area. It's sorta nuts it's taken this long to get to this point. There was talk of this like 20 years ago when I still lived in BC. It takes way too long to get anything built in this country.

Sad that the white spot is permanently shutting down. One of the few that still offer the the drive up option which fits in with the classic cars through out the city

I think you can report it to City of Surrey and they might create an extension. Nothing happens unless people report or request it

It would probably make more sense to do regional rail rather than SkyTrain since Chilliwack is so far away from Vancouver. It would be much faster than SkyTrain, mainly thanks to a higher top speed and less stops.

Im confused at to how you say the skytrain will be on the southside going through the farm land and then jump to the north side at 184th. At what point does it switch? Also on the skytrain website it says it’s north side the whole way. Please confirm which is correct?

The alignment between 166th and 184th through the ALR does run on the south side of Fraser Highway. I can see a mix of Skytrain an LRT as a great combo. Between cities and for speed, use the Skytrain, but inside the city an LRT would be good. I still want to see something in the middle of HWY 1 from at least Abby ( should be Chilliwack) into the city( maybe into Surrey as a great hub). I have to drive for work, but being able to remove up to 25% of vehicles off the road would help out a lot. I dont mind paying road taxes with my gas if i see it going where to help out the whole area for transit

100%, I'm sure at some point in the future we'll see streetcars or LRT being added to the system. It does make sense for some areas, but it's making sure we build with the right technology for every project. Something that has happened in other cities is an LRT gets built instead of a higher capacity option to save money in the short term, where then in 10-20 years down the road it needs to be upgraded or replaced at vast cost to meet future demands. When we built an LRT or streetcar, we need to make sure that it's the right fit for both now and 30+ years into the future. Gotta use those dollars wisely.

Just look at the fun Edmonton is having with drivers constantly colliding with the lrt

@@StainerTheFirst I understand that there is a resource page that has a thousand or so pages. I was wondering if you had a specific reference. Respectfully, if it is a question of safety, an at grade vs elevated grade system is more nuanced than what you mention. I have travelled and studied models around the world. At grade systems do in fact slow traffic, which is the point. It incentivizes transit use. Elevated systems may be faster, but allow for the continued use of frequent private automobile use. Throughout Europe, almost every country has lower traffic accident rates with at grade LRT than USA and Canada. The anecdotal evidence of Edmonton, where I use to live, is just that. Since 2015, fatalities have decreased by 50%, serious injuries have declined by 32%, and pedestrian fatalities and serious injuries have decreased by 27%. Edmonton is also an interesting city since for most of the year, there are no lanes due to snow coverage and it’s consequential snow related damage to the roads. Edmonton sees collision rates of 15-17 crashes per 1,000 population per year. My point, however, is that the comparison is not adequate because it ignores the accident rate of the private automobile. Skytrain continues to allow for faster cars on the road, which can lead to more accidents, not less. There is plenty of evidence to suggest that slowing cars is safer. I am happy to review a specific study, however, if you have one since you made the assertion as fact.
