Remember, you must have actual legal grounds for evicting tenants, especially long-term residents who have otherwise been good tenants and paid the rent in full on time, been good neighbors, and never cause any trouble. If they were model renters, I don't know why anyone would want to get rid of them, especially if you know you're going to get your money in full on time each month and the renter won't be causing no issues. Another thing to consider is the many people who are on section 8, not all of them are bad. Just because you have a bad experience with one recipient doesn't mean they're all bad because not all of them are. Some people judge them all just by a few bad appearances. You may not know certain people are even on section 8. In fact, they may be hiding in plain sight and you may never know it. You just can't judge every single section 8 recipient. Because not all of them are bad, some of them are actually good model renters. Your best renters are the ones you're going to want to keep

The problem though is in some situations, moving may not be an option. Let's say you may not have the money and other resources needed to make that move. Plus, you're disabled and maybe you don't have the help moving and moving for certain reasons mentioned here may not be an option. You may want to look into getting some help to renew your lease, and maybe even getting an auto renew lease if you plan to stay longer. If you run into a situation where something comes up and you can't move, then you're pretty much left homeless if you have nowhere to go and moving just isn't possible. You may have planned to move but something that came up is preventing that, and you may need to call your State Bar and get a lawyer involved

What would some things I could do if after leaving the landlord charges 6K+ for damages and stuff that that shouldn't be more than 1500

*I have kind of a complex question that I CANNOT find the answer to no matter how much I search google. So My issue is this: I live in New York, and rented from my previous landlord, lets call him E, and I now have a new landlord, lets call him C. Before C bought my building, E let me know that he "transferred my lease" to C. At this time, I was doing a month to month lease as the 1 year mark had passed. I paid first and last month's rent to E when I first moved in, but he didn't mention if he sent my last month's rent to C with the 'lease transfer'. I signed a new 1 year lease with landlord C, but there wasn't really any mention of the first and last months rent and security deposit that I paid with E. I plan on moving out of new landlord C's apartment when the 1 year lease is up. Should I expect to not have to pay last month's rent my last month there? What happens if my previous landlord did NOT send my new landlord my last month's rent, and I am not able to get in contact with my old landlord to ask him if he did? Please help lol*

Believe it or not, I've actually had smoke come down through the vents before, but I always turned on my air filter and it was fine. I guess there really wasn't that much smoke coming down through the vent, so I didn't have so much to worry about at that time. Another time there was a real good pleasant smell that came through the vents and actually helped my asthma. Not sure what it was, but it could have been a pot vaporizer. It always lasted for about 12 hours and my asthma was gone! Yes I got free treatment for that whole 12 hours. Then it dissipated for a short time before it was back for another 12 hours. This happened a few times and it was very therapeutic for me. I know it was something plant-based, but I didn't know what it was. My neighbor at the time said it was an air freshener and said no more. I told her I liked it and it was helpful for my asthma and if she ever found any more, I'd be interested in trying some for myself because it was helpful. At some point she moved, and whatever she used, I wish she brought it back because it was so helpful. This was in the early days of my asthma treatments. Now that pot is legal, I may look into some kind of infusion that goes in a unit. No, I wouldn't want smoke, but I would want just the vapors, even if that meant coming up in the form of a light moisture

If the Tenant using a wheelchair has lived in rental property for 17 years, and requests 30 year old carpeting to be replaced with hard flooring (LTV) for easier mobility, is Tenant or Landlord responsible for costs? Thank You.

Tenant is responsible but the landlord cannot deny modifications made and will need to be back to original once tenant decides to leave

Derrick I don't know if you have covered this on your channel before as am new, but what if I payed my rent and the landlord did not gave me a Receipt can that get me evicted? Especially, if the landlord have a vendetta against me?

The receipt is a written contract guarantee that you paid your rent

@@coreyanderson7424 you should not be paying cash or Venmo/ cash app to your landlord. You should be using a money order. a money order will give you receipts.

That's why you use your online banking and have the bank send that check on your behalf. There's a record of the transaction when the rent was cashed under activities and orders, at least on some banks websites. If you're having trouble finding it, give your bank a call and see if they can send you a bank statement maybe once or twice a year if you go paperless. You're especially going to need that bank statement if you notice your lease is about to end. Have your bank send you that statement after your last rent is cashed. Have them send you two or three copies so you can give one to a close contact and the other to a lawyer if you need legal help By all means, assert your rights and record everything but don't make it obvious you're recording. Cover the recording light with black electrical tape or whatever blends with the color of your camera if it's a security camera. Put the security camera up high and make sure it records wherever you happen to have contact with your landlord. Make sure it also records audio because you're actually going to need it if you ever get into a situation you need legal help Star every text message and save every call because you're also going to need that. Take screenshots, as many as absolutely possible because you're likely going to need that, too If your unit has a problem that needs fixed, get pictures including of any damage from let's say a Plumbing Leak that comes down into any of your rooms and especially on to your furniture. Water stains will show up, get pictures of everything. If the landlord can get pictures of stuff, so can you! Save everything and know where it is because if you need it, you're going to need to be able to get as much of the evidence to your lawyer as possible. Now if you happen to be disabled, you're going to also need a lawyer who handles those matters unless of course you get a lawyer who can handle both matters

@@ShakaShinePressureWashingI used money orders for years until I discovered I have a digital receipt in my transaction history, which is why I only pay my bills through online banking. It's set up from my end, so there's no stealing through double dipping. I set it up through the website and then I go to my amounts to see when that rent check was cashed. I can also access my activity history, every single transaction and it'll show up. That right there is your digital receipt

the houding grant was paying my rent and i wouldnt sleep with my landlord so he called and had the women to bring me paper work. she did and told me i had 30 to find a place to rent. that day the landlord came out and put a lock on my water which was inclued in the rent and he fix it where my air conditer wouldnt work any more i have a 3 year old son keep in mind. the wanted me to leave because i had someone stay with me alot because i didnt want to be alone. that made him made him mad. so i couldnt keep my son there so i went to my dads and i was coming in and out. 3 days after i left my home was broken into and the tvs and ll my tools anything worth money was gone. i then started moving my things and then it started to rain realy bas so i didnt move anything for 2 days when i went back all the locks has been changed. what do i do

Sexual harassment is landlord harassment, I'm not a lawyer but that's what I heard. I mean, it's the landlord harassing the tenant. You also have to be served and they can't lock someone out prior to a filing and serve of papers. And someone then has 30 days and can't be locked out prior to that. I would talk to a lawyer or tenant advocacy center.

Now you know why you need to record everything. Now you understand why there's such a thing as security cameras these days. Put them in Hidden spots and up high. You should also be able to have a special kind that would let you communicate remotely and check in on your home. You should get the kind of camera that will also alert you to any entries into your home. Believe it or not you have a case, I highly advise you if it was recent, to call your State Bar. If you have a rental agreement like a lease, then you need to have a copy of that ready. If you have any paid rent receipts, have them ready also. Do you have a photo inventory of everything of value in your home? If not, why not? If so, you may want to retake those photos and have an extra copy Call your State Bar and tell them what you told us here and tell them you have landlord harassment, sexual harassment, theft and whatever all else and they'll set you up with a real good lawyer. This is especially true if you happen to be disabled. You may also want to hire private security to sit secretly in your home while you're gone. If you know when this person secretly enters your home, that's when you want to hire a couple good strong men, maybe three or four hiding in your home. Hire the best people you can find, especially big strong bar bouncers or best yet, military or Secret Service agents if you know any. Anyone and everyone who happens to be physically fit, you can hire them if they have time and they're willing to help you. If not, perhaps they can refer you to someone you can hire that they may happen to know or know of. Whoever you know or know of, contact them and tell them what you told us here
