As a State Certified Real Estate Appraiser, I found this video to be quiet informative. I seldom get to see the home before it's completely finished, so these tips are good to know. Wish all builders were this conscientious! :)

I would say guys like him are far more worthy than those who just throw together cookie-cutter tract houses. This guy seems to have a passion and understands not only does somebody has to live in it, but for possibly a very long time, and if not, the home needs to basically stand the test of time for the next person, not just hopefully last twenty to thirty years. This is the second video of his I watched and I can see the pride. We need more like him. A place to live is a neccessity and it should be livable through out majority of it's lifespan. Making a house a home starts at tbe bones. Plus whomever is going to own this place can watch these videos as further reinforcement that he's sincere and not trying to bullshit customers. I have mad respect for people like that.

It’s honestly a bit worrying that a lot of builders don’t work this way anymore. I’m looking to get a new home built in the next few years but seeing how fast and cheap they throw up new homes these days is disappointing. I will probably spend more time looking for a reputable builder than actually building the house!

This is the second video I've watched and at about 60%and gotta say WOW! This is fantastic information. This guy is the kind you want. He explains what he does and why it's the right way. Cost more?....of course but not as much as it potentially will in the future. Thumbs up

You are correct sir. Retired builder here and I walked my homes EVERY day, sometimes 2x’s daily. Much easier to catch things than waiting till a few trades have progressed through. You build a very sound home and I’ve learned a lot about building a Barndo from you as we are preparing to retire and move cross country to our retirement property to build a Barndo. Kudos for your expertise and high quality builds and information. ❤

The advantage of the zip system is to put a barrier between the wood and the air proofing. You can do this with closed cell spray but its more difficult unless its built into the studs... as with the TStud system or double wall. If you don't use either, the heat or cold will conduct through the wood to the inside of the building. The zip system keeps the heat or cold separated from the wood frame in addition to making the building air tight.

Great video and information. So true about the bathtub missing insulation! I remodeled my bathroom and it was not only missing insulation but vapor barrier! But on a plus it had insulation in the walls before the tub to the hallway. Guess that was suppose to help the North wall cold stay out along with the fiberglass insert tub/shower!

if your camera can shoot 60 frames per second that will help with the motion blur when you pan. helps us see the details of your floorplans, especially when you are panning across wood beams

My contractor put in 2x4 doors when he framed with 2x6. I had to put in door jamb extensions to finish that particular room out.

If you don't seal it properly the HVAC system can draw moisture into the building causing mold issues behind your interior walls. It also doesn't take very long for the mold to grow.

So both sides are partially correct on the spray foam. Closed cell does act as an air barrier...however if you're spraying in the stud cavity, it is therefore not continuous. Where the stud and foam touch you do still run the risk of air penetration. If you wanted the closed cell to act in place of the zip system, it would have to be sprayed outboard of the studs on a sheething surface. Open cell spray foam cannot function as an air barrier but closed can. The application however has to be different than within the stud cavity, so in your case you're absolutely right that you need the zip system. And even at that, if you spray foamed outboard of sheething, there would be zero risk of air infiltration from the outside, but if you're not sealing your seams of the sheething behind the closed cell, you'd then run the risk of positive pressure from inside of building driving to the back face of the closed cell. Depending on where you are in TX, could run the risk of a moisture problem at that face, but likely rare. Nice tips! We're thinking of building one in next 2 years!

Erik, my wife is liking 4/12 roof, over your curved design. Can you give me amuninition for this battle? LOL This home has given me so many ways to show her my ideas and yours too. In the sheet rock ceiling, just decking, spray foam and 5/8 rock?? Trusses designed for extra load?

The pitch roof is more expensive to build and more volume to cool and heat for the life of the home. Porch roof also has a ridge cap which is a higher potential for leaks. We use galvanized (galvalume) sheets for continuous roof, which are silver so they reflect a lot of heat. Pitch roofs usually have colored sheets, which cost more and are less efficient at sunlight reflection. In my opinion, continuous roof wins hands down over pitch roof. Happy new year.

Sealing around J--trim would be a good topic. The contractor I hired to skin my 40x60, didn't seal at all. All my window frames leak.

I'm just curious I'm sure you have a reason but if you're doing 2 by 8 exterior walls why wouldn't you put your 2 by 8 walls on two foot center save the lumber and you could use the fiberglass for addicts in your walls in addition to the zip R siding and the spray foam

i have absolutely no knowledge of this but it makes complete sense. it could sound as though you are trying to gouge the person if they have no understanding of prep work. Attention to detail is always best and it is nice to know that no shortcuts were taken in the construction of your projects. You seem to be an innovative builder, I am not an architect, Cars stole my heart as a kid from it. If I could I want to design and build houses and like you, always think of better than standards, my question is; why nobody ever treats the lumber used to make a house, especially any particle board used as flooring and roofing, or in your case, the outer wall? Maybe it sorta is already, but I always figured a timber based home will last longer if all the wood is sealed, like one would do a deck/patio. I suspect that issue with moister damaging the concrete finish would not be much of a problem either. Also an idea I had for metal treatment, at least on the inside, is a urathane paint. I might not ever be able to live my first childhood dream of designing houses, so I don't mind talking about my ideas.

I've looked and looked and can't seem to find an answer. If I have a metal building that is already built, that has the insulation installed between the metal frame work and the tin sheeting, what is the best course of action when adding insulation/air sealing in my framing? Would spray foam still be used in this situation or something different? By the way would a 2x4 stud wall still be ok or would 2x6 be better?

Thank you for the helpful tips. In the beginning of the video you mention using the zip system and you can see it from the outside. Once you were inside it looked like there was not sheathing on all the walls. Is there a reason why you only do it on certain walls?

Depending on the finished look you are going for, you could possibly look at covering the exposed duckwork with wood and make them look like wood beams across the ceiling. Also, in regards to mositure getting into walls from cleaning floors, could you seal the wood inside the wall before closing it up? or is there a reason to not do that?

A "Door Fan" pressure test is a much better way to test the envelope to make sure the building is "Air Tight" I did this type of testing for new construction as well as remodels. If the door fan pressure test shows that there is leakage then water can be a viable option to locate a leak. Also a door fan test report is a legal document to show the space is sealed and air tight. It can also be done again after all construction is complete and the building is ready to be turned over. I was in construction for almost 40 years (till I retired). I will be having a home built for me when I finally decide where I will put down my retired roots and I will have everything tested and reviewed to make sure it is an air tight space. I cant stress enough how valuable a door fan pressure test is to the construction process.

Great info... Do you have a video on framing and installing a window in the metal walls? I've seen several ways it's done but none seem to be very airtight. Seems like the corrugations in the panels would cause all kinds of air leaks even with a well designed drip edge. Do you try to lay out the panels with the window locations in mind? Thanks

We don’t have a window install video. The windows are laid out by the plan designer. He knows where the windows need to be so they land where they need to be on the panel.

such an informative video! but, the (sheathing?) the green stuff? I see it on the outside wall where you film the beginning of the video, but INSIDE, I see the bare metal through the framing. will these sections be added from the inside??

Im confused as hell with the exterior wall system. From the outside you say to use zip (which is shown) and not rely on spay foam and also frame perimeter walls with 2x8 which is shown. Then inside it is clear that some of the walls are sheet metal then space then a 2x4 wall. Where is the outer zip and the 2x8 studs? Help!!!

so why did you use sheathing (zip system) on the one exterior wall, but just the metal siding on the rest of the walls?

Sheathing is used if you want traditional siding/stone. This is done usually to the front wall only. The other 3 exterior walls are sheet metal screwed directly into the metal girts.
