If you use PEA check your bill TYPE code. If new construction using code 8100, you MUST get a new meter which uses the residential code 1125. For about 300kwh we were charged about 6,000 baht. Once we got the meter changed it dropped to about 1,200. 4 bedroom 3 bedroom a/c. No pool. Good luck

You have a lovely home, and such a big lot too. You couldn't buy a detached home with a pool in the UK or US for this price, it is amazing to know you paid so little, wow. I am surprised seeing so many videos of expats buying properties or building their own in Thailand. Is it the same as the Philippines an expat cannot buy only a Thai national or fillapino can? Electricity prices appear cheaper in Thailand too.

Nice house and great price information! Who installed the pool and how much for the pool and filter system, please. Wow, your electric bill is exceptionally high! Solar was a smart choice! We were quoted over 650,000 baht for a 22-panel 11 kW system with a 10 kW battery!!

I did quite a bit of research online before I talked to my builder about what I wanted and told him what I expected to pay for someone else to do the pool. He agreed to the 600000baht I was offering, did all the prep work with his crew and then had WinWin Pool in Bangkok come do the final install/setup. Peter Pool in Udon was very helpful in my research. I just found a slow leak in a water pipe that was causing pumps to run more than normal. It’s been fixed so I expect a drop in electric usage. Great stuff! Just discovered your channel. Congratulations on building your dream home! One thing that strikes me while watching vids about life in Thailand is that while everything generally seem cheaper, electricity prices seem very high! Is that the case?

Thanks for watching. Electric here is priced by the government and they keep it down. I actually pay less than I did in the US. My highest bill has been about $300.00 US. 4 air cons, swimming pool and water filtration system constantly running, before we made some adjustments.

We had the land about 10-12 years before we built the house. Good land that is ready to build in strata at about 300k per Rai. We have 2 Rai just like the rest of the world land is priced by location, we are about 8 miles from Udon Airport. I did NOT include the land in my prices. I did include the wall in the total cost. Wall was 315000 Baht. Solar is very cheap here so a great in for sure. Thanks for watching.

I paid 300000baht for the wall. When we got the land 12 years ago I filled and raised the dirt right away so it had plenty of time to settle. Don’t remember the total $ for the fill dirt but it was 300baht a truck at the time(now it’s 400-500 depending)

I have a design question. I have looked at a lot of new builds in Thailand and I have never seen a full garage, only car ports. Why is that? A full garage would be an advantage during the rainy season I would think. I realize there would be additional costs for a full garage but it would be nice to keep the lawnmower and trash cans out of sight. Anyway, just curious.

Looks great! My Thai wife and I are on the same page about home design. We feel the Thai kitchen set up is a complete waste of time and space. Yes, the food can be "smelly", which is always the fall back excuse people say. But a decent hood vent, like the one you have takes care of that issue. Plus, the poor cook can be isolated from everyone, especially when it is very hot and everyone is inside. Cooking and sharing food should involve everyone, in our opinion. Our kitchen is right in the front of our home, not hiding in the back. And it is wide open to the living area, much like yours. Having guests, and especially family having to use an outside bathroom is very anti hospitality to me. It is treating them like dogs. But I have noticed most Thais never invite you inside their home, but keep everyone outside. So this is obviously a cultural thing. I am sure the intent is not to be rude. And yes the have a guest bathroom next to our kitchen. We do not sit outside much, maybe 6 weeks out of the year in the "winter". Our highest electric bill was 4600 Baht in April. We have no solar. We have 5 Air Cons and we use a dryer to dry the clothes. 11,000 baht is a staggering amount- you think the pool is doing that? Did you insulate your ceiling? We have 6 inches of insulation in ours.

Outdoor kitchen is essential, especially when BBQing or having beers out the back. At lest 50% of western homes I have ever been in back home have the kitchen segregated from the living area. Open plan is a very modern thing. Each to their own.

One reason the bill is high is I have a water filtration system for the entire house. I did find a leaky pipe that was causing the pump to run too much. Just fixed so bill should come down more. Thanks for watching.

Electric bill is based on usage. If air con is always on and people don't turn lights off and the TV is always on. You get my point. I live in Nongkhai and my family leaves air con and lights on. My PEA bill last month was 6,600 baht and no pool just a pump for the well.

Here on a marriage visa. We got the land from a family member 12 years ago. Today the cost per rai in my area is 350000-600000baht. We are about 5 miles from the airport on the road to Nong Hai. Thanks for watching.

@@twlivinginudonthanithailand Both of you are not right or wrong. Prices been up alot after covid and are sometimes unreal. 100k per rai is still possible for a swamp with no electric and no road. To raise the land is also not cheap. I was looking for land near Udon myself and there is nothing to find with a proper road and electric and ready to build for under 1.5 million. Sure cheap plots are around but with the filling and to get electric the cost are nearly the same. But i found one near Khon Kaen and happy with it. Very nice house you have and the price for it is also very good ,specially for all the gadgets you got build in. 👍

I found an issue with a leaky pipe that caused the water pump to run a lot. Just fixed so it should come down more. Keep in mind we have microwave, electric oven and stove inside, as well as a clothes dryer and a hot water heater for the kitchen, not the typical instant hot water device they use here. I expect it level out around 3500baht.

I found the builder a few years ago when here on vacation. I would stop at a build site and see what was going on, ask questions. Did online searches etc..the company we went with have architects, engineers etc. we went and looked at properties they had built in the past to see how things where holding up, what was the quality like. If you do it correctly one can protect themselves from losing it. I met my wife in the US over 30 years ago and been married for 25. We have always done things on a 50/50 split. She has her money I have mine. I guess too many Xpats are marrying bar girls.

I have a water filtration system that runs a lot of the time as well as the pool. I did find a leak in the water pipes that was causing the pump to run more than necessary. Just fixed so I’ll see what happens with the electric bill. Thanks for watching.

This may sounds strange but your house is surrounded by vegetatation,i recommend you get some cats to deal with the what-nots bugs,insects etc. My 3 cat does a great job hunting them everytime.
