To give some balance to the "poured concrete is the best crowd". I have had 3 homes built for my personal use over the years. All of the basements were poured concrete done by reputable contractors. 3 of the 3 basements had cracks in them within the first week of drying. One of them was extremely bad. Of course those were sealed with tar on the outside before backfilling and didn't leak. Later, 2 of the 3 foundations developed a crack/ leak within the first 10 years of ownership that I had to dig out on the outside and repair. I have no affiliation with Superior walls, but am considering them for my next build. What I do know from experience is that: 1) While poured concrete walls are the standard, they DO NOT guarantee a leak free basement. 2) The best way to keep water from leaking into your basement is to keep the outside of your wall moisture free. Do this by contouring the backfill away from the house and checking it again after it settles. As important is a good eavestrough system to get all the roof water well away from the foundation. Bottom line is that if there isn't moisture outside the wall, you will never have moisture inside the wall!

Poured walls are pretty standard up here in Michigan and if grading is done correctly and drainage is handled correctly, they are largely problem free. I haven't had a chance to circle back with any of the customers who went with precast walls to see how they've held up over the last 10-15 years. I'm sure they work just find but, it's hard for me to justify the extra cost for the marginal benefit.

@@DieselandIron Yes, I agree. I grew up in a home with a block basement that was cracked all over. It was in sand with great drainage and there was no leaking. Just need to keep the outside dry and the inside stays dry. I recently talked to a guy that is building with Superior and he said that due to the high cost of concrete, labor, etc. the superior walls were comparable in price to the bids he received for poured (including the inside insulation that the superior already includes). Given the whole process, I found that hard to believe, but that is what he said.

@@RuralPropertyPro Wow! This has changed in the last couple of years (which isn't very shocking with what we've seen prices doing in the construction sector). Thanks for the information! I'll have to do some more digging on the current status of this setup. Thanks for the comment!

The biggest issue with using precast walls for foundation is the joint sealing. The joints are caulked, and could potentially leak over time. They should really be doing comprehensive waterproofing at the joints, similar to what people do for ICF foundation --> this will include a waterproof membrane (like Blueskin) at the corners and joints. Superior wall should really be redesigned to at least have ship-lapped joints to reduce probability of leak, similar to precast underground culverts.

My dad and his company have been using superior walls over precast for 20 years. Cost is no longer a real drawback. You forgot to include info like it is brought to site with a 5000 PSI rating or better which is way better than poured. Additionally, it is already waterproofed and has no issues with cracks in foundation. It’s a cleaner look and you can have brick ledges put anywhere on wall to further assist with where you start siding. The stone is not a difficult part and is not an exorbitant cost. You also can set steel the same day and put the deck on the house the next day rather than take a week plus to do old ways of setting basements. Truly our cost (especially when finishing a basement) is better now than poured walls and an immensely better product. The only real difficult part is you have to do a little bit of admin work on the front end to make sure the wall they are proposing to make for you is what you’re going to want.

I just today looked at Superior Walls for our home we're building this spring in Minnesota. The issue I have is no poured footings and the caulk that's underground on the exterior of the panels, in between the cast panels and on the interior seams that will be hidden behind drywall. After maybe 20 years, when the caulk deteriorates, it would be very expensive and messy to re-caulk for keeping water out. I think it would be better to have a poured foundation that you never have to worry about, assuming the concrete used is good with little cracking. I haven't found why the panels are not placed on concrete footings since it sounds like the crushed stone is expensive. Also why exterior water proofing isn't used in case of caulk failure. There are many testimonials that there are few issues and then more that have had leaking issues. I'm not sure what to believe.
@DieselandIron
@DieselandIron 2 жыл бұрын
I'm completely with you on this. I don't understand the appeal of these walls at the end of the day. Caulk seems like too big of a failure point for me to gamble on with my entire finished basement. Not having poured footings isn't AS big of a deal since the poured basement floor prevents the walls from being pushed in over time. The caulk still gets me though....

@@DieselandIron I presented my builder of our new home we're building this spring with Superior Walls and he said he would never build another home that doesn't have concrete footings. He built three wood foundation homes 30 years ago on compacted gravel and they all had bad settling problems. I guess the success of building on crushed stone foundation lies in understanding what soils are problematic, in which case a much deeper excavation would be needed with a lot of the right fill put down and compacted correctly. I don't feel like that gamble is worth it.
@ryanmoline5450
@ryanmoline5450 Жыл бұрын
We have used superior walls for over 20 years and zero cracks, leaks, or settling issues EVER. The benefit of stone over footing is you actually give the water more places to escape and the key for ANY basement wall is how much stone you put on the outside (should at least do 6 foot). Poured walls crack, settle, and aren’t even close to as water proofed as a superior wall. Furthermore a superior wall has to be 5,000 PSI or better in strength when loses on truck. Poured walls try to be 3000-4000 but in all honesty that is probably not even accurate as it is often probably compromised on site. If you already built your house without superior walls than I’m sorry because you missed out on a seriously incredible system!

@@ryanmoline5450 My builder wouldn't have worked with us if I had chosen Superior walls. He got burn years ago with wood foundations that leaked and said he'd only build using tried and true foundation methods that he's worked with before. We went with a poured foundation and it is 5000 psi due to having a concrete plank ceiling, at least on two of the walls supporting the concrete panels. We also used Zip r-12 exterior sheathing. I'm happy so far, although it's not completed yet. I did a lot of searching on Superior Walls and there were enough complaints of leaking and cracking that dissuaded me from going that direction. I'm sure there are many successful Superior Wall homes built but when the problems were told, there was also stories of superior Wall not standing behind their product for the repairs. All I know is what I've read. True or not.

So in laymens terms what is the exact difference between Superior Walls, Precast Walls, and Poured Walls. I am new to construction and considering building a studio structure with a basement. Sound resonation is an important factor, due to the way materials reflect sound and the damage they can get from loud low frequencies constantly being played in the room. Any advice would be super appreciated!! Sorry if I sound like Idk what I'm talking about in advance lol
@DieselandIron
@DieselandIron Жыл бұрын
I would do poured walls. Superior walls is a brand of precast walls. Precast simply means that they are cast offsite using forms and then shipped and craned into place. Poured walls will be much more solid and robust since they have rebar running through the entire length of the wall. As for sound dampening, from there you will frame out some interior walls with plenty of insulation and finish off the room with some acoustic panels. If you are wanting a truly isolated space then I would recommend building a "room within a room." Build a second ceiling and a separate set of walls and elevate a second floor above the concrete. Once you've insulated everything you will have very little acoustic transference.

Seems to me that time is money, and this is a one-day job. I'd take that over setting, oiling, pumping, and stripping forms any day. Not to mention, you'll never get a blowout, the strength of the concrete is consistent, etc, etc.

so you're saying the two disadvantages are cost and the fact that you can't backfill right away I don't see those as disadvantages I see those as advantages for starters costs is relative. The higher cost offsets time and labor of doing a standard foundation. Now not being able to backfill can be an advantage. If you want to put in a rain water collection system, which you could install when the gutter system is installed, which would require the house to already be built and dry in. Even if you don't want to put a rainwater collection, system in. backfilling after the house is built will lower you to hook up gutter system to your weeping tiles. and make sure your drainage is working properly.

It's all in the way you want the project to progress. I think the cost of these walls outweigh be benefits personally but that doesn't mean I'm right. They haven't really caught on to the point that I'm convinced they are a substantially better option.

After a lot of research I'm leaning towards this on my next build. Not 100% yet though. Perks are, yes, insulation, pre-installed (and pre-drilled studs) ready for sheetrock (once the concrete and floor joists are done), done in a day, 5000 psi concrete that they claim doesn't need any waterproofing. What I like best is they're made to spec in a warehouse. Poured walls are not made to spec. We all hope that the concrete truck was mixed right with the right slump, poured right, hope there's no air pockets, etc. Most of the time they're okay but they do crack a lot. Poured walls takes days to complete and cure. Then you have a ton of studding, insulation, and waterproofing to do. Honestly I want more youtube videos on the pros and cons going into much more detail, but there just aren't any

The only thing I can think is that they need the stone to drain exceptionally well so you don't have water backing up into the house since the seams are prone to leaking. When we do a traditional basement we pour the footing right on the subgrade and then pour walls over top of that.

I suppose if you were a builder that had everything scheduled like clock work then yes, speed might be a factor. For a custom home builder where your subs aren't lined out back to back then the speed aspect isn't really that meaningful. This basement was a prime example. We had to wait 3 weeks for the framers to come out and deck this basement before we were able to come back out and backfill. At that rate you could've gone with a traditional poured wall and been just as far long in the process.
