That's why I always mention in my vlog that not all cheaply priced constructed house is a reason to immediately rejoice because there is no cheap price for quality concrete and rebars. The option to save costs , is to lessen the strength of the concrete and alter the specification of rebars, thus reducing strength standard.

Also avoid hiring contractors just because they're relatives. Our neighbor did that and their relative even impressed them with how modern and high tech the way they built their house. But after a few years, we watch them undergo several major repairs due to structural defects (poorly constructed house) even though their house was much newer than ours. It's sad to feel like you've been fooled/scammed by your own relatives pa. Better to choose a contractor with a good track record and excellent work ethics.

Yes this is true. We're from a steel company here in ph, and we sell all kinds of steel bars that are locally made. And kalaban namin are yung mga chinese suppliers that idk imported siguro. Sakanila namin na encounter yung cheap but inuundersize yung material. (Not to be nosy but inaalam lang namin competitors). Technique nila is they lower their price and since pinoys love cheap products nabubulag tayo. but consumers didn't know na mas maliit ng 0.5 yung thickness. Na we cannot distinguish until we use equipments like calipers. Just saying, sa panahon ngayon beware of cheap materials lalo na sa houses natin. Safety must be our first concern.

That's true. We hired a contractor, who's an architect with his own company (an architectural firm), for our house renovation project. After 1yr and 1 month di pa rin nya tapos ang bahay namin, though we're already fully paid last year pa 😢 he kept on giving us excuses/ alibis, on top of all the lies he told us. Now, we're looking for another contractor to finally finish all the pending activities sa bahay namin. 😔 Bottomline, kahit legit or professional ang contractor, there's no assurance that the project will go smoothly. Sabi nga ng iba, Swertehan parn daw sa contractor.

I think it's never too late. Go have a professional check before may mangyare. Mas magagastosan kapa pag pinapatagal mo pa yan or may mangyayari na. Kung wala pa budget have it quoted ask for timeline kung kelan needed paayos asap sa kaya mong pnahaon para mapag handaan mo ng maagi.

@@ponnex hey thanks, yeah we had an engineer friend look at the house a few months ago. Its a 120sqm single storey house. He gave us somewhere around 6-8 years para sa estimated na remaining lifespan nung structure in its current condition. Since lumulubog yung sahig, yung walls nag kaka crack na din. Tapos sabi niya, if we were to have the floors leveled using expanding foam or fillers, magiging masyadong magastos daw kasi its not a common service here in the philippines. Also, kahit na i-level yung floor, paulit ulit din gagawin over time kasi the fill/compaction was poorly done the first time so hindi talaga solid yung ground na pinagtayuan. It either needs to be re-done or re-engineered ata. So i was thinking the best option would be to rebuild na lang talaga, as in literally from the ground up. Given the timeline, meron pa naman oras para makahanap ng malilipatan temporarily, as well as time to create plans for a new house, grabeng sakit ng ulo lang talaga, yung akala mo set ka na kasi may bahay ka na matitirhan for life, pero di pala

There should be a "Builders Warranty" dito sa Pinas katulad sa States. Para anything na di maganda pagkakagawa or may nasira lalo sa foundation, should all be covered by the builder or the contractor. Marami talaga nangloloko now. Mga foreman pero tawag sa sarili nila Engineer. 😅 make sure to consult with an architect and engineer lalo na if you are building your dream home.

I remember we hired one for a small project for a business we are building and it's our fault for not checking (1) they did not follow the time frame hence we have to pay additional for rent (60k a month) and (2) there has been leaks that we have to pay additional for. Dapat talaga check every detail of the contract wether big or small projects.

As a general rule of thumb I get at least three different bidders and gravitate towards the ones offering the median price. The cheap ones usually cut corners and use substandard materials, and the most expensive ones are just downright being greedy with kickbacks.

I've ran projects for over 15 yrs and they range from as low as a couple of hundreds and up as high as in the Millions of dollars. I don't even look at the lowest bid of the three that i accept. The lowest bid goes straight into the trash can because there are so many change orders that will be submitted to you along the way.

Most importantly, you need to find an honest and reputable Filipino engineer who attended a quality civil/structural engineering college with 5+ years of experience and who was ranked high in their college graduating class. An ethical individual, who will oversee the entire construction project from start to finish. They typically know who is an honest, quality construction contractor/foreman who will not cut corners or skimp on cheaply made materials (Chinese made rebar, wood, nails, screws, angle bar, roofing, tie wire, square bar, etc.) Footings, foundations and lower and upper ring beams are the most crucial part of a construction project in the Philippines, so focus your attention on those above all else. Next, quality welded steel angle bar roof trusses that are properly connected/secured to the upper ring beam and use quality roofing material like Galvalume on a hip style roof, or if you install a quality flat solid cement poured roof with rebar reinforcement and steel pan decking you need competent cement roofing installers. Lastly, be certain if you install western style slider windows that they have weather stripping or they will leak when you get strong wind blown rain. Same with the doors, use weather stripping and a weather proof threshold or rain will come in under the door. All the aforementioned are the most crucial to be earthquake and typhoon proof in the Philippines. Poured concrete walls is what I have, but you can use Liteblock too, if you want quality walls. The required strength of the concrete can be monitored and check as you said with various test and choosing the right concrete supplier. Part of the concreting job that is taken for granted is the CURING part that affects the attainment of the target strength. Either there was no curing at all specially in building process or inadequate that will lead to dry shrinkage cracking and reduction in the mechanical strength of the concrete. Aquron 1000 can cure internally, dustproof, densify and strengthen concrete.

My parents hired an architect/contractor for 1MIL to have our home renovated…according to him, it shouldn’t take longer than 5months…the thing is, there were a lot of discrepancies during construction like there would be weeks that there were no movement in the construction, workers leaving because they were not paid, supplies were delayed because previous orders were not paid yet…my father is now on the verge of reporting the said architect/contractor…haaays to top it all off, my dad already paid 900k 🤦🏻♀️

Hi Sir Slater! I hope you could get me some insight for this one po. Meron po kase kaming kinuha na house and lot sa province namin kase may real estate developer po dun na gagawa ng subdivision. Natapos na namin yung equity and waiting for construction na po, kaso nung pinuntahan po namin sabi nag back out daw yung contractor namin sa house kaya hanggang ngayon 11% pa lang po progress. Yung ibang bahay ginagawa na kase iba2 daw kase kami ng contractor. Pano po bo mapadali yun? Ano po hold namin to demand para makapag construct na po ulit? Hirap pa po nasa ibang bansa kami. Another thing to take note is not because mahal ang singil ni contractor ay magaling or sure na tama ang gawain nila. I had a personal experience na ang napili naming contractor ay mamahalin actually sila ang pinakamahal na contractor for that specific project. we made our proper research din sa background ng company. Ang problem is kumuha sila ng subcontractors to do the job later nalang namin nalaman nung pumapalpak na yung gawa nila. Hindi kami pumayag na ma fully paid ang project unless ma perfect nila or ma meet nila yung quality na expected namin from them to a point na nagdala pa sila ng attorney with a demand letter na hindi naman tumalab dahil kayang kaya namin silang labanan in court in case mag push sila and for sure sila ang magkaka problem dahil sila ang mali. Ang ending ay napilitan silang gawin ng tama para lang macomplete ang project, nung na gawa na nila ng maayos saka namin sila binayaran.
