I'm a full time Realtor in Murrieta, California. My husband Chris and I moved from Orange County to Murrieta in 2009 and married shortly after. I'm a "boy mom" to Joshua (age 8) and Bobby (age 6). Baby Jackie arrived in May of 2023. Our 4th child is Zoe ~ our border terrier. We like playing volleyball, watching Saturday Night Live, BBQing and some wine.

I would rather have planned large apartment communities than state mandated low income housing. People should really look into zoning maps for areas around them. Just because a lot is empty doesn't mean it'll stay that way. Those areas with upcoming apartments have been zoned for high-density since before you and I moved into the area.

Also, how are young people supposed to save up for a down payment if rents are too high because there aren’t enough rental units?

@PeterJackson-nh5fs you make a good point about open areas and lots next to a neighborhood. Here is what Chris wrote someone that brought up that point recently. On Sat, Jan 6, 2024 Chris Genung wrote: Hi, Another interesting find in our neck of the woods. Grizzly Ridge is great. As to the land, I have to give general answers and disclaimers. First is we do not know what will happen with a particular parcel if something happens to be vacant behind the home a Buyer may eventually buy. We were surprised to see the land on the south side of Washington where it curves into Palomar heading northwest get developed the past year going on two. It is going to be D.R. Horton. Closer to the specific property you ask about is Washington and Nutmeg. There is a large apartment project about half done there. My point in those two examples is to say we do not know for sure and development does happen. The good news for yours is the specific vacant land you ask about is 3.81 acres owned by the City of Murrieta. That is good, and a better chance that nothing will happen in the foreseeable future, but again, I cannot say with certainty. Sorry to sound like a lawyer. That is never a good thing. Great video. I live in Murrieta and my sister lives in Temecula. She picked me up yesterday to visit our brother in Mission Viejo. His house has been appraised at 1.8 million. This is a typical nothing special tract house, with a tiny backyard that he has lived in for over 35 years. It is crazy!!

Totally. It’s hard to see past the OC bubble when you are living in it 😉 At least he’s been there for a while and not having to pay today’s crazy OC prices 😅

Great informative video. My fiancée was right about the pronunciation of “Murrieta” 😅. I sure wish we were ready to buy a home back when houses were at $400-500K. But our condo is still better than renting in Orange County.

Great video! One of my family's biggest cons is that outside of sports when you're high school age and wine country when you're 21+...there's nothing affordable for teens and young adults to do in Murrieta, Temecula, or menifee. The older high schoolers get tired of going to the mall, the 18-20 group doesn't want to hang with high schoolers, and the newly 21 want more to do than just drink or leave the whole area when they wanna have a good time. We're lacking on the teen/young adult activities here. All the activities are for young children and Ling time adults.

Thanks for the comment! I could see that as a con for sure. You have to keep that age group busy and hopefully they are working and/or going to school but there aren’t a ton of higher education options locally from what I see…. Room for improvement there or plan to go away to college if possible. I went away to school when I was 18 and it would have been hard for me to stay home otherwise

It is funny that you mention the pronunciation of Murrieta. I happen to be a bilingual speech pathologist in the area. Murrieta is of Spanish origin and “ Mew-ree-eta “ is definitely NOT the correct (or closest) pronunciation! My last name also is spelled with the same first 4 letters and It is not pronounced as “Mew-row”. In fact the closest pronunciation in the first case is “Moo-ree-eta”. That is of course, if you acknowledge the original Spanish roots of the name. Hope this helps! 😊

I was thinking the same thing. Murrieta is a Spanish name. Its proper pronunciation is MOO-REE-EH- TAH.

Wider roads will just make traffic in the area worse, not alleviate it. It's unfortunate that more isn't being done to make it easier for people to not drive to get around the area, especially given that parts of Murrieta are still getting built out so it would be much cheaper to build vs. having to try to retrofit at a later date.

More walkability would be great! And we need more bike lanes in many areas. I have people ask about public transportation, but I don’t know if it’s realistic here because is so sprawling. What do you recommend so people don’t have to drive?

Hi! Yes you can. But if the home is in a very high fire area, you may have to go through the California Fair Plan which is through the government. Like everything, insurance costs have risen recently
