Great video Gary, we just took possession of our condo in Versailles, the area is amazing too many restaurants to count and never had a bad meal. We walked around at night and felt completely safe . Caution though wear decent footwear and don’t walk and text some of the sidewalks are not level or missing.

Gary, how do buyers who seek income balance the constant annual expenses of a property with the fluctuating income between high and low seasons? And is the intense humid weather a deterrent for residents between May and October? Is it comparable to a sauna in the summer?

Rental income here won't be balanced month to month unless you rent your unit on a 6 month or yearly lease (which is definitely an option). Typically, short-term rental income will be high and well above expenses during high season (Nov thru March/April), and low during the remaining months. The yearly income and how it compares to yearly expenses depends on location, amenities, size, etc

PV’s hottest months are July to October when temperatures are typically in the upper 80’s and 90’s, and It’s very humid during those months. Personally, I’ve become accustomed to the summers here, even though when in the US I lived in northern states. I would say if you can handle a summer in the south eastern US, then you won’t have any problems in PV

@@GaryShirkPVI was just making a general assumption that a property would have certain fixed expenses over 12 months that might not be able to get outweighed by income derived from high season rent. But what you mean is that when purchasing a property you need to make sure to identify properties where the income for high season can more than meet all the annual expenses PLUS additional income. Part of the story would also be about the clientele, since you would assume that older renters would be taking care of the property better than younger ones, who might cause more expenses than older ones.

@@GaryShirkPV Yes, i know. I live in NYC and can't hardly put up with the humidity here, but at least it's only for about 3 months. I wouldn't be able to take it even in Miami during the summer there. I can't imagine how people survived before air conditioning was invented!

Gary, what do you think the heating up of rhetoric between Obrador and US senators about threats to hit the cartels? Obrador says the Mexican armed forces and people will not allow any attack. What effect will this start to have?

I don’t have a lot of information on this. I presume the concerns are more related to the northern parts of Mexico near the US border

@@GaryShirkPV But I assume a military conflict would scare off travelers even as far south as PV. I don't really understand how all the Mexican governments have been powerless to stop the cartels, especially Obrador.
