But you can't become a homeowner for $250 a month you still have to own land have a foundation and hookup utilities (septic, water, and electricity). Oooo and 1,000s in shipping 😬

The shortcoming is that it is their first model released. As people actually live in them for a few years, like the military contract they are filling, there are going to be things they want to improve right away. It is a great concept, and I look forward to hearing from vloggers who actually live in them or use them as ADUs for an aging parent. So I hope that some of the people who are enthusiastic about getting one won't clam up when they actually do, even if it falls short of what they hoped it would be.

But I think that was the only thing I found negative about it. But I’m still very excited to try to make this dream a reality for me for affordable housing!

FYI, reservation costs have changed since this video came out. - You can still reserve for free but it puts you at the very back of the line. - $200 reservation puts you on standard wait list and you can get a consultation to finalize your purchase. - $5000 reservation gives you priority build status plus a $1000 discount. - Don’t see the option to pay upfront w a lifetime warranty anymore.

I'm really excited for the evolution of these houses. I need to see the larger 20'x40-60' units. I considered buying one of these smaller units, putting it on my property, and letting my younger brother live there. My parents would appreciate it I'm sure.

Me too! Definitely exciting to watch something so new unfold before our eyes (literally!). And that would be great, 375 sq.ft. is the perfect size for 1-2 people. You can always reserve one just in case, without paying anything up-front.

Keep in mind the bigger they get the more money you pay and don't forget needing property to put it on and the cost of shipping and permits.. $250 will be the smallest unit..

My family and I live in Westchester County, NY and the housing market, rental or purchase, is INSANE!! $1067, I wish! More like $2,500 (low), (3,000) (and up). Three people are in disability so we live to rent and never 👎🏼 have any $ leftover. This is so much needed in NY. SO SO excited that FINALLY there are some options to housing crisis. Couldn’t come quick enough. Only wealthy are cutting it. Thanks for the update. 🙏

Thank you so much for doing all the hard work for us. I have limited knowledge of all this real estate stuff but have learned so much by watching your channel and I’ve only seen three videos so far. Your humility glows and I thank you for that. Anyhow we currently live in California and own a 10 acre lot in Eureka County Nevada. We have absolutely nothing on our land but am looking to retire and move there in 4-6 years. These Casitas are definitely on our radar and I am using your channel specifically the get more educated. Pretty awesome. Would love it even more if it was 1000 sqft. at a great price. I would definitely buy 30 of them in one shot. They would have to give me a flat rate to transport all of them to where I live.

Yes, 1,000 sq.ft. would definitely be a great size! They do plan on expanding and creating more models in the future, so hopefully they will offer a variety of sizes moving forward.

We live in NY's southern tier. I figured the shipping at $7/mile and its just over $17,000. Add to that the foundation and electric run from the pole (on our property) not to mention the cost for water hook up, and from the most current price I could find, of approximately $54k, we would be cheaper, though not amazingly so, but we would also be less than a third the size -closer to one quarter the size (which we don't mind, having spent 6 yrs in an off grid cabin that was under 200sq') of local homes.

Yes, I am looking forward to seeing more housing innovations from Boxabl in the future! Their site states that the units are fully ADA compliant - www.boxabl.com/ada. The units do not come with furniture, so a foldable bed is something the client would have to purchase for themselves.

Good video. I’m concerned about the air sealing quality, especially as it ages. As you probably know, to have a Energy efficient home, it Hass to be as airtight as possible. I’m not saying this isn’t airtight, but I would like to see independent testing results, because you never trust everything a seller tells you, unless you’re a fool 🤪

Great video! They’ve basically just made manufactured homes cool again. Compared to most manufactured homes that is expensive at $133/sft. We order new 900 sft manufactured homes for $50k. Not knocking it but just pointing out that they have done a good job at marketing to reposition something for a premium as cheap. Congrats on the home and great job on the channel. 💪🏻

i love the box able and have been following them for a while. But every time i see these videos they appear to be a marketing ploy. No one has yet received a Boxable and they have been talking about them for years. Even if you pay to "reserve" one they have a ten year waiting list. The factory they are saying they are building can only produce less then 5k per year and they have a 50k wait list. I really hope they get going and start producing but i won't spend a dime until they have actually started releasing to the public. Important to note the Musk reference this company did a go fund me for 10 million if Musk felt it was a valid business idea he could write them a check as a small investment.

I totally get where you're coming from. In my most recent video, I talked about everything you mentioned here in this comment. I'm definitely not super stoked to be receiving the house several years down the road, and if they just stick with one manufacturing plant to start, it WILL take many years. But, I'm hopeful they are able to obtain more buildings & ramp up production as soon as possible. At the rate they're headed, it's going to take a long time to satisfy the billions of dollars in pre-orders that they've already received. As far as Elon Musk goes - you make a good point, it doesn't seem like he's made any investment in the company, though he allegedly lives in a Casita himself and really seems to like it.

Check building restrictions in your area. Many areas have a 500 sq. ft. minimum. The purchase of land, electrical and plumbing which can cost a fortune. Some areas in California can cost $40K to hook up to water & waste systems.

Before putting a down payment on the boxable do you recommend people do the due diligence first looking for land and I'm getting zoning for the land?

Absolutely! Prior to putting down our deposit, my husband and I contacted the City of Portland (where we live) to make sure we could place a Boxabl in our backyard. However, it is important to note that it will take several years before Boxabl can fulfill all the current pre-orders. They currently have about 100k units pre-ordered, but their initial manufacturing plant will only be able to produce 3,600 homes a year. Because of this, I don't know that now is the best time to purchase a parcel of land for a Casita. It may be better to wait until they are actively fulfilling pre-orders, so you're not stuck with a parcel of land for several years & paying property taxes for no reason. I cover a lot of this in one of my recent videos - kzfaq.info/get/bejne/reBzgLh33p6yknU.html But, of course, this is all just my opinion based on the research I've done - please take it with a grain of salt. I highly encourage you to do your own research & due diligence as well! :-)

Thank you! 😊 Yes, you do need a foundation for the Casita - Boxabl says they will pair up customers with local contractors that are trained for Casita set-up, and will be able to prep the foundation prior to the delivery of the home. As far as cost to connect to utilities - I don't imagine that the process is any different from connecting utilities to a traditional home. But, since the Casita is so small, it would definitely be far more energy-efficient than most regular houses! I hope you're able to get one for you and your kiddo soon!! Boxabl should be expanding their operation by purchasing more warehouses, so hopefully that speeds up production and folks are able to get their Casita's faster. Having a home should not require a large income. For decades builders and manufacturers just went bigger and bigger even as western countries embraced the insanity of trickle down economics. The tiny house movement has been a response to this and changing realities in the world of work. More and more people are opting to own less stuff in order to enjoy the comfort and freedom of a smaller dwelling and lower debt. Boxabl's Casita is an important development as not everyone has the skills to build their own tiny home, nor the income to purchase one through traditional building channels. They bring the best of modular housing concepts, production techniques, and materials together to provide a higher end product that you'd expect for $49,000 USD. I remember a Quebec company from a few years ago (Habitaflex) that offered cabins with a similar compact shipping configuration that could be set up within an hour or so. So glad to see it finally catching on as a mainstream housing concept. Thanks for featuring this company in your videos. New subscriber love your info that is so relevant to today's market. Please talk about buying bare land in Oregon and what the laws are. I bought property but it cost more for permits to live in Oregon. You can't just live on bare land in a tiny house. Code enforcement will fine you regardless of the laws. Please tell us more ✅

I'm not entirely sure whether the price will come down moving forward - but I don't think that would happen anytime soon, given the huge amount of demand Boxabl has generated for their Casita. How do you connect the sewage line, water , gas and electric, cable internet?

As far as I know, the process of connecting utilities and internet are the same with a Casita as with a traditional home. The Casita is attached to a foundation, like a regular house - it just comes to you pre-built, so all they do on-site is assemble all the "pieces" together. I have not see anyone talk about ideas for average buyers with no land to build on, what options does poor people have that CANNOT find land or lot to rent cheap? What is the use of buying from boxabl? It would be great if you had video on how to get cheap land, lots or spaces so poor can buy casita.

I don’t think they’re shipping internationally yet and even if they did I can’t imagine it’d be cheaper than going with a local solution

This is awesome I own a home in long Island 980 Square feet 2 floors and my mortgage is $3,200 per month. I don't think ny allows small housing here which is insane. But this will be good when I finally do move.

$50K for the Casita equals $250/mo. On top of the $50K, I think the customer pays for shipping which is $3 to $10 per mile from Las Vegas, plus land and setup (utility hookups, foundation, landscaping, permits, etc). That could be 10s of $thousands. A great deal at $250/mo, mediocre at over $500/mo for 375 sqft.

Considering, as a truck driver, I live in a jail cell sized sleeper, this actually looks like and upgrade for me. Lol. Pretty nice! I wonder how "durable" they are. I would assume your would also save money on flight tickets if you set one up in tornado ally...?

Haha, yes, the size of it isn't too bad for 1-2 people! Boxabl says the Casita can withstand just about anything, but I guess we'll see how accurate that is with time. Since the home is attached to a foundation, I don't know if it would ACTUALLY fly in a tornado - but I don't recommend testing that out! 😂

Yes, they are. From what I've read, the Boxabl Casita is built to withstand all kinds of harsh weather conditions, but I would verify this with the Boxabl team directly. Their email address is hello@boxabl.com.

I recommend speaking to the City of Portland directly, they should be able to answer all your questing regarding zoning, and what you are allowed to build/place on your parcel of land. I definitely love the product. But I’m not sure I can see (in my imagination) a neighborhood of traditional homes mixed in with Boxabl homes here and there. Do you foresee there being whole neighborhoods of exclusively prefab homes?

Yes - mainly because there are quite a few builders currently on the waitlist for Boxabl homes. In a few years time, prefab home subdivisions may start to pop up!

Does boxable assist in preparing land, utilities, zoning laws ? Or is this something the customer has to figure out and prepare before the boxable is delivered ?

From what I've read, it looks like Boxabl will help put customers in touch with local contractors that are licensed to set-up and prep land specifically for Boxabl Casitas. But, I would double check this with the Boxabl team directly. You can reach them at hello@boxabl.com. They usually respond in a timely manner.

I will be moving to Coos Bay Oregon and have lived in tiny homes for the last 7 years. I like the concept but are these suitable for cool wet climates? I’m worried about the folding roof design being water tight.

From what I've read, the Casita should hold up well in an Oregon climate. The roof is said to be "snow load rated." There is also an option to do a pitched roof if you'd like to go that route. The dry wall is also different for cooler, wet climates - Boxabl says they use magnesium oxide boards, which are water-resistant and do not grow mold. Hope that helps! Great video ! Just the simple fact that actual houses could become affordable, is incredible in itself ! Also living space doesn’t have to be enormous! I have lived in a 950 sq ft home (cottage) on the river for several years, always thinking I was going to add on - if you have a big family I can see more room - but heating/ cooling and cleaning a smaller space is awesome ! Keep the great video’s coming !! Can’t wait to see your new casita !

Thank you so much! The wait time is going to be quite a while at this point, simply because there are now over 70,000 people on the waitlist. I don't expect to receive mine until about a year down the road - maybe even longer. But, if they are able to purchase more warehouses (they currently have just one), they could potentially produce these homes faster! We will have to wait and see.
