Looking back at San Francisco's history we know it's possible to convert a commercial space into residential units, but what does it take? The answer: it's not that simple. abc7ne.ws/3MCDnQl

I hate going to sf for work projects, Parking is like $40 a day and the parking spaces are microscopic. Then there’s the traffic, the confusing one way roads, the roads that have multiple lanes all for different purposes, the endless red lights, it’s a damn nightmare to be in that area

@@sailingaeolusThe public defecation & urination & drug use are in addition to the negative driving experience that people see when they visit SF. SF residents seem to like the city the way it is for some reason. They deny, defend, & gaslight rather than identify what needs to be improved.

@@CD_RN_Independent_Voter ^^^ That ^^^ is poetry. Outstanding. I've been watching video of SF and wondering if this is the beginning of the end of civilization. Not just western civilization...but ANY civilization. It is unreal. I saw SF as a young man back in 1980. I lived in Sacramento and school field trip. It was a fantastic place.

is it possible to convert unused office space into fancy, expensive condos just minutes from the offices that haven't been shuttered yet? Absolutely. We have the technology, we can rebuild them - better, faster, stronger. But affordable? absolutely not.

At least SF is thinking of alternatives, but my question is who are the people willing to buy these condos if they're so expensive?

Condo prices are already dropping like a rock and there's no shortage (including abandoned hotels) of units. This is a flaky "bridge to nowhere" idea.

The only challenge is running pipes and drains to each new modified office unit for a residential unit. THATS IT. It doesn’t cost much, you don’t need as many permits. Just do it.

The traffic will be from worse to worst. There are now even new condo and apartments that do not have renters or owners. Where would these people work since these businesses closed and do you think majority of these people can afford the very high property taxes and HOA fees if ever they get an office job? SF has to many rules and has given neighbors to easily block building conversions. Additionally, besides those mentioned, these buildings has also the wrong windows making it expensive for conversion. Another reason the mayor does not know what to do and what she is saying. Just another trick as this is not the solution to the homeless problem and she should concentrate to rehabilitating these people instead.

Instead of focusing on converting an office building which is suitable for office work, I would focus on converting the city back to a desirable place to live and work. It would be far cheaper to incarcerate the drug dealers, force the homeless into shelters, hire police and enforce the law then to take perfectly good office buildings and spend hundreds of millions of dollars to convert them into a purpose they were not designed for.

This.. in fact developers and investors don't want the housing crisis to get fixed. They want MORE regulation on housing construction to slow it down because they can predict housing price growth when it's slow and controlled vs sporadic and affordable. My newly bought home is predicted to appreciate by 15-20% in 15 years due to current housing projections (or lack there of). It's just sad.

these are all high end conversions. mid and low end conversion might not work cause the monthly cost for maintenance. have you seen NYC realty shows, the monthly maintenance cost is more than mortgage and forget about it if you have an elevator. breed doesnt know anything.

How can the homeless afford those conversions units? Simple! The city of San Francisco must subsidize the units for the poor. That will surely revitalize downtown San Francisco. Cancel proposition 13 and triple the taxes. Money is of no consequence if it belongs to the taxpayers. We are so lucky to have mayor London Breed in charge.

a lot of homeless make money and have jobs... they need housing that can accommodate everyone there is no good answer
@pwp8737
@pwp8737 9 ай бұрын
I don't think anyone is envisioning the homeless moving into condos and luxury apts, rather by increasing the supply of apartments, people will move up the food chain, so to speak, and vacate less expensive units easing the housing shortage. The city also needs to encourage the construction of more SRO's that would fill a niche. The biggest detriment to housing reform is PROP 13 that has stymied the ability of local governments to make real estate millionaires pay their fair share.
@Mike__B
@Mike__B 9 ай бұрын
The homeless are most likely not applicable for these converted units, low-income units doesn't mean no-income units. The homeless at best get shuffled into situations where SROs or "tiny homes" are their options, if they can show that they're strong enough to make that work... and actually get a job they can hold down, then actual "low income" housing can be in their future.

@@pwp8737 How exactly are real estate "millionaires" supposed to pay their "fair share"? You think giving the city more money is going to some how make housing exist? Having a tax on the perceived value of a home is the dumbest idea ever, just because someone with more money than me is willing to pay a lot more than I ever could for my home should not mean that I should have to pay more in taxes.
