We bought a 13th-century convent in the mountains of Italy. The house is surrounded by a working vineyard and has an (almost habitable) farmhouse. We are first renovating and designing the farmhouse before restoring the old convent. We have little to no experience building, but we are doing everything ourselves (besides the roof, electrics, and plumbing).
All comments and advice appreciated. We are also on TikTok. Thank you and regards.

now if that were mine but it ain't I would spend this summer on only debrushing the whole prpoerty and sandbllasting practically all exterior walls and some nterior wall. just to see what I all have. You cannot redo a convent when you have no oversight. Most people will throw themselves on the inside. That has a beginning but no end at this stage. Do jobs now that make you feel making progress. Learn to love that baby. Colourwise I would maintain the rusty colourscheme of that stable door and the kinda smoked oak of that other door. Man and woman that is a work you know. Now what concerns me most is that wet ceiling in the kitchen..NOT GOOD. You sit with a leak on the roof. Detect that leak and fix it. OPen the windows this summer with hot wether so that that building dries out. Before next winter make sure the hole roof is tight, relay shales or cover temporalilly with a plastic. Make sure your scarce water tap will be islolated with thick cloth (any) before frost sets in.(End of October) Detect the water pit cuz you will need all that free water to do your renovation with.(Making plaster and mortar, cleaning feeding plants. Detect the shit pit and drain it well open on your fiels and gardens. Foresee loads of burning wood for your open fires; I necessary cut off a big big tree. Open fires eat wood like monsters. Keep smaller branches aside you'll need that to set fire and bake bread in your oven Lay it to dry in a mythe where there is wind (a hill) and then store it in a dry stable. Man before even thinking of doing the inside do ESSENTIAL outside jobs. Another big concern ist that driveway. Buying gravel is expensive but you will need a firm driveway in winter to haul your materials on. Fill up pits with leftover stones and bricks and debris you'll find right now on the premises. Get ypurself two wheelbarrows, a good chainsaw, a couple of buckets all size, a water hose, 2 shovels 1 spade a compressor you can blast with an scaffold wooden 6by6 a roll of thick industrial plastic 4 overalls works boots a cap or two a big sledge hammer a smaller hammer a shivel medium size a cow foot a water pump and a good lawn mower (ISEKI 595 BRIGGS° in an iron shop. And rest! for five minutes. Do you have a towing hook on your car? Buy a small trailer max 750 KGS to haul up your materilas. Ciao ...la bella Italia dolce far niente MY ASS

Did you know that in Italy, if you purchase a building of historical interest such as a former convent or other, you must have authorization from the Ministry of Cultural Heritage and the Environment to renovate it? You must also ask your local municipality what the intended use of the building is. Are you sure that they will give you habitability, that is, the possibility of living in it? It is always better to make these types of purchase contracts with an expert such as a lawyer or a trusted notary so as not to have the renovation work carried out blocked.

Start at the roof. Roof eaves, soffits and fascia. Vapor barrier? Gutters system next. Is there a cistern? Make sure water drains away from the house. Windows next, careful with the frames. For the plaster, stucco or lime based mud just keep the mold in check for now. Does the 110 Bonus apply to individual homes in Italy. Too bad Brexit will limit your time in Italy. Good luck.

First and most urgent port of call is clearing all of the vegetation, especially that of which is growing in or on the walls and (carefully) removing any trees whose roots are impinging on walls as this will reduce the likelihood of stonework instability. Second, do as much stonework stabilisation as needed ASAP and DON'T use cement or concrete based mortar or renders. This is because moisture can get into cement based products, cant get out, and if it freezes, it will expand, cracking the mortar and stonework alike with the potential to create dangerous instability. Given that Italy is very prone to earthquakes, ensuring that those ancient ruins are as stable as possible is important to prevent a tragic and avoidable accident. It WILL be more expensive to use lime based mortar and render upfront, but FAR FAR cheaper and safer in the long term than the modern cement based equivalents - as many a restoration/renovation property owner has learnt to their cost. Since this is an ancient historic site, there may be government grants to help with the work, so don't be shy about seeking this out. It's not made clear in the video whether or not the property is subject to listed conservation legislation status, so before commencing any structural work, check first or you could be in for some nasty and very expensive surprises. Most of all, seek advice. If you don't already have experience in this field, ask, ask, ask. It will help to avoid expensive and in some cases, dangerous mistakes. I wish you both every success in your endeavour to bring this property back to life. Good luck.

Thank you. Seems like you got lots of experience with these type of things. We are looking to various government / commune help, including finding out how the convent was built. Once the farmhouse is liveable, we’ll get to it 🫡

@@anomieandyou Confession to make here. I've not gotten the experience, but I have observed what people have, and are currently, doing and have an interest in the restoration/renovation of period properties. If memory serves, I'm almost positive that the Italian government has generous grants available for historic property restoration projects although (I think) there may be some strict criteria you have to meet. Although potentially costly, I'd respectfully suggest gaining the advice of an architect experienced in the type of historic property projects you're about to embark upon, especially one that's familiar with integration of earthquake resistance measures into such old properties; they do exist. It would be a tremendous shame to complete your project, only to have Italy's seismic geologically active landscape come along & undo all of the blood, sweat & tears you'd put into it, possibly with tragic consequences. Entire villages have been rendered virtually uninhabitable over the last 10 or so years due to major earthquake damage and rebuilding/repairs have been painstakingly slow, with many surviving residents being forced to never return; this was the first thing that came to mind when I saw the topography of your property, so a common sense natural disaster mitigation strategy is the logical path to tread. Romantic ruins are one thing, but peace of mind is priceless. I wish you all the very best and hope that your wedding plans go off without a hitch.

To renovate a compound of this size will take more than a decade on your own. Please try to get some skilled helpers if or when budget permits.. Be careful, I wouldn't put too much trust in the integrity of some of those walls..

We are 330 meters (1082 ft) above sea level so not so much snow actually!! We are in Northern Tuscany in the Apuan Alps. We haven't decided on a heating system yet so all suggestions welcome 💚
