6 months ago I made a video of moving into our new construction by our builder, Lennar, and today I'm sharing with you the Good, the Bad, and the Ugly of my experience so far. I tried to make this as short as possible but I could have gone on much longer, lol. Overall I am happy with my purchase but it hasn't been a great post sales customer experience. I love learning from others on this platform and I hope that my experience will be helpful to your journey.

Lennar is a low-cost, Home-Depot-grade, low-budget builder, and that is their reputation across the US (with buyers). They do NOT have a good reputation with buyers. Their reputation is only good with *investors* on their profits/ROI. This budget-builder-grade beige must have been murder for you as a designer. However, if you're on the beach, and you paid less than $2M, that's a bargain in SoCal. It's wonderful that you're happy with your purchase, overall, and that you feel like you got a good deal. It's a lovely place, and I hope it not only retains it value, but that your equity increases. Lennar is definitely a hand-holder until you sign the contract. That is how they make you "feel" (or believe) that they're there for you when, in fact, once the ink is dry, you have to hound them (and this is intentional as they're hoping you'll give up and they don't have to spend more money).

Congrats on your new home. We moved into a newly built Lennar home in Corona, CA in Feb 2022. We paid under $400/sq.ft. I didn't think that homes in San Diego were double the cost versus Corona. We love our new home. Our experiences with Lennar customer service have been very good. They have fixed all legitimate issues we found after we moved in. Perhaps they have improved their service lately.

Thank you for this. I may reconsider buying now. Sounds a lot like Ryan Homes. Even the builders told me they rush them in and out so they can build as many homes as fast as possible. Maybe that’s why I could see all the nails in the walls on my home. My sisters ceilings, the nails are all popping out after 2 yrs. Ceiling is cracked too. They tell you what’s under warranty and for how long but once you are in, whatever you call for the have an excuse as to why it’s not covered

You are ALWAYS going to get nail pops and cracks in a new home. It's just settling in. This has nothing to do with a builder. Some of her other concerns are valid and should be addressed but frankly most multi unit builders, not necessarily the one-on-ones, are the same. In life, post customer service is never as good as sales. Yea, I don't like it but that's just how it is. Try to cover everything you can as they build, do walk through's during the build process as often as you can, and be extra vigilant at the final walk through, even ask for extra materials for replacement along the way (flooring). Do a price comparison. You'll likely find, the more you pay, the less these issues come up. Oh, and the best advice in these comments is to do an inspection before your 1 Year is up.

I agree wholeheartedly with this review. We've been in our Next-gen home for 5 months and it's the little things that I find so disappointing. Cheap appliances, low quality finishes, basic tile work, etc. Our home was obviously a rush jobs. Vents not installed properly, power outlets not functioning, shoddy and uneven mortar, nicks and dings in doors walls, cheap closet rods, incomplete cabling, problems with the hot water, leaky dishwasher...the list goes on!

Have you tried to buy an appliance lately? I have!!! Only brand I could find was Frigidaire which is not a bad brand. And, you can't find most other brands! My LG frig died a month after the 5 yr. Warranty. My Samsung dish washer lasted a little long but too died. Both were needed during the deep Covid Days. Words of Warning: Do not fall for the appliance bells & whistles. Appliances are now mfgr'ed to last maybe 5 years. If you are prepared to spend another $4,000+ for a frig originally like I did, then go ahead. I actually bought a Frigidaire 2 door+2 drawer and so far, it's perfect.

Can you sue them? I would try. For not putting together a nice home without any problems. REMEMBER IT DONT HURT TO TRY! YOU CAN SUE FOR ANYTHING NOW A DAYS

Oh wow, that's a damn sexy house you've got there!!! I purchased a Lennar next generation home here in Glendale, Arizona and we're still loving it. And we were just like you and purchased the house when their was only 3 or 4 plots left. So unfortunately we didn't get the exact plot we wanted but the one we ended up with was still good. And as far as problems with the house we've been very lucky I guess. We had an A/C problem right away and few other issues here and there but Lennar was always on the ball and had everything fixed within a couple days of reporting it and I'm so glad they fixed that a/c quickly cause here in Arizona a/c is a must especially when it's 117 degrees out LoL 🤣. Honestly weve had more issues with the appliances that came with the home than the home itself. So in the end our overall experience with Lennar has been absolutely lovely and id definitely do business again with them. Oh and more thing, Lennar homes HOA is awesome (at least ours is). They're very lenient and don't get in your business unless it's a really bad problem. Once again that's one beautiful home you've got their and looking forward to more of your videos. 👍

Thanks ThunderHorse! I'm glad you're loving your Lennar home and HOA community. A very lenient HOA is like winning the HOA lottery. Same here -- on my walkthrough I noticed the bedroom minisplit unit wasn't working and good thing I pointed that out because my bedroom is on the 3rd floor and it was a hottt summer here in San Diego! I'm curious to know what appliances or brand you have. In our homes, they put in GE Monogram series in the kitchen and LG for the washer/dryer and I have had zero problems with them *knock on wood*

Good that you had a better experience than others. Yes they’re not responsive enough when you have issues. My first home with them had a lot of cracks like 90degrees cracks! And they tell you that those are normal! But cracks return over again and more. Next experience just recently, beware people! Lennar took my $10k for deposit for Beachwalk property in Florida without disclosing initially the pertinent information going through loan process if you don’t pursue getting approved with their mortgage. Gave us the cancel release agreement after more than a month not because of our credit. If that cancel/release agreement was disclosed to us prior to giving our deposit, we wouldn’t have had signed up with them. This could’ve been our second home with them but We will never ever buy a Lennar home again. They are preying on small people, not telling you everything because they want you to fall in the pit of people not getting back your hard earned money!

I love what you did outside. I am in the process of building with Lennar right now. We are having issues staying in touch with the finance team which is a pain. I haven’t closed yet. I’ll be back with an update. 😆

We purchased a Lennar new condo build Mar 2021 in Henderson, NV. Now, a year later, the price has gone up $80,000. Real estate here is so tight too! Same good, bad and ugly too! Didn't even clean the construction mess inside. I know COVID took a tole but give me a break. They DID offer to send in a light crew but we had already moved in. Would i purchase again, yep. love my place. Seems to be the same everywhere

Most of the homes in my Lennar sub on my block have missing roof shingles including mine which started blowing off shortly after the 1st year. I've checked most of the other homes built by other companies on the same block -lucky them and not one missing shingle. All Lennar had were excuses -65 mph winds rating BS -like how are you going to prove wind speed. So far -nearly 5 years later I am down to my last 3 shingle strips (3 tabs) from a bundle I purchased from Lowes. I purchased the bundle to do my own repairs. Just earlier this month - March I had more damage. The shingles appear paper thin as the other builders apparently chose as standard, a higher grade laminated shingle. The problem appears to be poor workmanship by the installer as well. The tar strips never fully cured thus allowing the shingle tabs to fold back and break off as well as entire strips detaching from the roof. I am VERY dissatisfied with the quality of the roof and will think twice about buying another Lennar home. I may have saved my son from this disaster when he purchased his new home from a non-Lennar builder last year. I've owned 5 different homes in the last 40 years and have never experienced anything close to this. The heat pump they installed - well that's another story within itself - again never had HVAC issues other than replacing one due to end of life cycle.

Yea we've been in our home for 9 months and my neighbor's home is almost finished but their sale price is $150K more...we have the more expensive floor plan so yea, the market is ridiculously higher now.

Hello Violet. Thank you for posting your video. I have had issues with my parcel number from Lennar as well. Can you give me some advice on how you were able to fix this? I’m trying to pay taxes now but SD tax people say the parcel is still in Lennars name and it’s a different parcel number.

Hi Steven, sorry to hear that you're going through this. Our parcel number STILL incorrectly has a different address on file. I got the tax bills and the APN # shows a different address. I contacted the City and all they could say was "We'll have someone contact you regarding this issue" and I am still waiting. It's been weeks. The best advice I can give to you is to hire an estate attorney. That's what I did in February 2021. I can give you Charlie's reference if you'd like. The Lennar legal team responded immediately to my lawyer's letter. Their response gave us our updated APN (we had shared one with 3 other homes), but it looks like the SD City folks haven't done right on their end. I would follow up with the City/Planning Dept folks because I believe this to be a shortcoming on their end rather than Lennar but if you want anything done quicker, a scare letter from an attorney is the best way to achieve a fast response.

Thanks for the update! I’m actually considering Lennar and another developer for a new build. Curious, did you get a home inspection prior to the close and if so did the home inspection not catch of those issues? Or did those issues occur overtime?

Hi Johnny! We found a number of things during our initial walkthrough that in fairness, Lennar did fix eventually. The longer standing issues happened over time, the landscaping issues a home inspector wouldn't have caught anyway. For instance the mushroom growth in the mulch or the discovery that our APN number was not subdivided yet when we "accidentally" paid the property tax for all the homes on our block. The good news is that with a new home, they have city inspectors coming in continuously to check if things were up to code and you will feel the difference with all the little details. Getting an inspector before close is a wise investment and I always recommend this to my clients but also have in mind that there may be other issues that an inspector misses. Most of the negatives I had to say were more about the response time of the issues. I don't necessarily blame them for most of those issues because Lennar hire out most or all of the work to their subcontractors, but it IS Lennar's responsibility for coordinating these visits. Many of the things we found were over time, oh, and as your new home settles, it will create cracks and we also literally had a tree bend and snap during a major windstorm because they only put one flimsy stake. Lol.

Another suggestion from a Lennar homeowner in Delaware: get an (or another) inspection before the end of the one year warranty period. As long as you have it on record, it doesn't really matter how long it takes to fix. We're at our one year mark and the house is in better shape than any we've lived in before (including two that were new).

I built a Lennar home and had it inspected from footers, pre drywall, finial and at my one year anniversary! Having a inspection by a good license person saved me thousands in repair costs And major headaches later. I highly recommend it for anyone building a home!!!! Why do a one year inspection: My inspector caught things Lennar lied and said they fixed which in actuality were never repaired… for example: our roof truss did not meet code! Lennar claim they fixed it prior to closing! Thank God, my inspector caught it at the one-year walk-through. This time I required them to have an engineer tell them how it needed to be fixed and then come back and inspected to make sure they fixed it properly and The engineer signed off on the repairs. My husband and I have owned multiple homes and I have learned a valuable lessons along the way and this is one thing I highly recommend to anyone building a home!!!!

If she didn't sell, she did not make anything. With the current market, that window of opportunity may have come and gone. Most people will be enjoying the wonderful world of negative equity for years to come if they aren't already.

Hello GELO. Our home got appraised for the asking price, appraisal was not a problem. Shortly after purchasing, our home value skyrocketed. There has been some minor issues but they have been resolved through patience and good follow-up with the builder.

When you at thousands of dollars for a product you expect it to be finished and acceptable when you purchase it. Your home is normally your biggest expense. You also expect timely attention if there are problems. I have had multiple problems with my new home beginning with Lennar forgetting to install gutters on my home. Plumbing contractors who flushed grout down the toilet which caused problems with the plumbing. Gaps in the grout on the flooring allowing insects to come. What I have found is that all that glitters is not gold. With the excitement of purchasing a new home you are likely to miss many items that become obvious once you move in. Lennar is building the homes so fast they are taking shortcuts. Not good for the consumer .Make sure you get an outside home inspection.

As a homeowner of a Lennar property constructed in 2014, I opted for Lennar over D.R. Horton due to the appealing home layouts and the avoidance of a standardized appearance. Initially enamored with the property, issues began to surface within the first year of ownership. These included a substantial crack in the driveway, inadequate drainage leading to sinkholes, and numerous imperfections throughout the house, indicative of a hastily constructed dwelling. While Lennar attempted to address these concerns by sending contractors to remedy the issues, their interventions exacerbated the problems. Consequently, the property is now utilized as a rental, and I harbor reservations about purchasing new builds in the future, regardless of the extent of offered upgrades. The prevalent issue with contemporary new builds lies in the utilization of subpar materials and rushed construction practices, resulting in an aesthetically unappealing final product.

Your home looks beautiful. Congrats on your fast appreciation. I think your review is pretty fair and how most people would feel. A couple pieces of info you may or may not appreciate: My dad has has a handful of properties built by builders, and that's typical for some issues or all issues to be drawn out for resolution, so I know that is still an ugly part of using a builder but I don't think that is a huge ugly for Lennar specifically. I personally don't know of any builders with a good rep on that point, but there may be some. It may surprise you that mushrooms are actually good for soil nutrition! If you were into gardening, that would actually be a good thing. Obviously the steps to the wall could have been thought out differently though! LOL Gardening is trending so maybe they had that in mind? If they moved the steps down the middle length-wise, having a place to step through the middle of a garden plot would be practical for pulling weeds and harvesting food without stepping on your food or flowers. Glad you like your astroturf though - very clean! Enjoy your home!

Thanks Jessica and haha about the mushrooms. I have nothing against them but gardening just isn't for me. That's why we went with astroturf. Low maintenance and low water bill! Thanks for sharing about your dad's experience with builders. That makes sense and I believe that the project is more dependent on the project managers and the people actually doing the work building the homes. This is the part that I wish that as buyers, we could choose the subs and carpenters, etc, there are so many variables and hands when it comes to building a home!

It was a terrible experience dealing with Lennar, especially post closing.... I will never buy a house built by Lennar once again! I recently had a leak from a crack over the concrete window frame on the upper level that resulted in water coming through and damaging the drywall. When I called them, they said it was a "maintenance issue" not covered by the warranty and referred me to the insurance instead. Terrible Experience and that wasn't the first time to turned me down, it happened with my backyard again, where rain water will set for over a day creating mud and killing the grass, they refused to deal with it because I had planted some trees along the end of the fence. They will always find ways to get out of dealing with their mess and never showed any interest in addressing their defects.

I’ve heard that Lennar homes have had foundation issues, specifically in Houston, Tx. Have you experienced this? In addition, with rates much higher now that a year ago, has your estimated equity held up?

I've heard so many Lennar horror stories but I think it comes down to who their team of contractors and builders are, because it's different people in different areas. The construction labor force has very little oversight and regulations. My equity has held up significantly, since I live close by the beach and home values have remained steady. I am so grateful to have bought when interest rates were below 3% and that we haven't had any foundation issues, especially since we are in California!!

Thank you for your video. I just noted Lennar broke ground on a new 55 active adult community near my current home. There is not a sales office yet. Just the sign and construction trucks. Can you advise how much was your deposit and how long did you wait to move in. I will be selling my current home once it would get close to the new home being finished. Thanks for your response.

Our deposit was $25,000 and we waited about 3 months before our move-in date. The construction completed about two weeks earlier than we were told, but, we were still on a lease so we opted to wait for the original close date. A lot of folks have said that they experienced delays with their builder but for us, Lennar has such a large team that focuses on cutting corners and going quickly that they end up completing ahead of schedule and having to fix the small problems later so make sure you keep an eye on the quality of your new build. Make excuses like "We want to measure the room for furniture, or windows for blinds, etc" so that you can monitor the construction progress and bring a General Contractor friend with you if you have one. @@violetsinclairerealtor thank you for your prompt response. If I decide to purchase with Lennar I have learned from buy my 2 previous town-homes new (each with a different builder). I will make sure it is not a problem to get an inspection done with my own home inspector before the drywall goes up, and then once it is very close to being completed. If this is an issue then I know this is not the company for me. I would suggest people also have your realtor with you even with new construction because the rep for the builder has the builders interest at heart no the buyer no matter how nice they come off on the sales end. After you buy it is hard to get them to come back quickly to make repairs.

I have a Lennar home we built 5 years ago. The roof wasn't the best they used cheap shingles that fly off during storms. We found out it wasn't installed properly. I had to install a french drain because the yard wasn't properly graded Lennar refused to fix the issue. Lennar is good for your first home if you don't have much money. You live and you learn I would never buy a Lennar home again. I definitely had to do a bunch of repairs to harden my house. I mean the house is still standing but they definitely do cut corners.

I hear you on this. They do cut corners. A roof is a major expense so I'm sorry you have to worry about this. I wholeheartedly agree with "You live and you learn I would never buy a Lennar home again"; I'm right there with ya! This was a great first home for us but in the future, I would just hire my own build team and oversee that it gets built right. Good on you for hardening your house. We will be doing the same with some upgrades as well.

You are so funny and upbeat. If we buy another home, I hope my neighbors are like you. I can usually deal with home issues, but neighbors can be a PITA. I worry more about new neighbors than issues that I encounter with the home itself.

Thank you! It's the luck of the draw, sometimes you get lucky, sometimes you are dealt a bad hand. I know some people who had to move because they didn't like their neighbors, or had issues with their neighbor's dogs, etc. We got lucky with our neighbors because everyone has been kind and welcoming and we look out for each other 🙂

I had a home built by Lennar in Nov 2019 and have already sold it. The workmanship was so shoddy, it was ridiculous. I did hire an inspector, but getting Lennar to fix anything was a headache!!!

Hi there! Loved your video but I have a question regarding the flooring. My friend just bought a 3 bed 2.5 in the Reserve but by accident she chose a different color of floor for the 1st level and she doesn't know if it can replaced because the home still under warranty? Or she has to get it done by somebody else?

Hi there, apologies for this late response. Was your friend able to replace her color choice? I know that they made us sign off a few times to confirm our design choices before they installed it. I don't think the warranty would apply unless they installed the wrong choice or it was poorly installed but please let me know how she was able to resolve it.

Great summary of your experience. Funny too, your remarks about the builder’s stock price doing well but their services focused on maximizing profit is a great summary of what is both right and wrong with our current business system ethos in the US. Any house will sell in San Diego county it’s the best city in America I moved here from Chicago and said I would never spend that much on a house here….I and my husband currently own 2 properties now…one is a new development by lennar… Lennar has no problems selling there homes here it’s a huge shortage so u take what u can get or move out the state

Hey Jeff, if you like the furnishing and higher end designer touches of a model home, it's a great deal but keep in mind that the model homes' 1 year warranty doesn't start when you purchase it -- they start when it was finished being built and shown as a model home. So, the upside is that it's gorgeous and fully move in ready with furniture etc, but the downside is that it could have more wear a tear and you won't get as long of a warranty coverage for your peace of mind.

Thanks for the update! We're looking at Lennar at 3Roots, but I think the lack of customizing might be a dealbreaker for us. Our previous home was a new build and the builders (NV Homes) were wonderful about responding to the issues we had post-closing. Thanks for your videos! New subbie!

Hi Eboni, nice to e-meet you! I have some friends who were looking at 3Roots as well. I think that Lennar is a great choice for first time construction home buyers because the lack of customization options make it easier, it's like an easy button to press when you don't have too many upgrade options. I have friends who bought new-construction from smaller and less known builders and they were unhappy with the leaky roofs and un-even floors that they had, that builder was very unresponsive too. In our Lennar community, some homes had more problems than others. I do wish that Lennar offer more customizations but honestly, do you want to deal with them? Haha. I think it may be best to negotiate for extra closing costs and then take that savings and hire your own contractors to do the upgrades that you want, after you close and before you move in. It's all in your negotiation with them so make sure you come in strong and have a good agent to represent you!

I dunno..some.of the stuff she is reviewing could've been taken care of at the beginning. Like,you knew the SQ footage pricing, etc when you applied. A year or 6 months of price fluctuation is expected. It's soon here in Colorado. Lennar Homes have a lot of advantages for being move in ready, therefore the competitiveness is not surprising. Their prices are always fluctuating depending on inventory. That just means they are good at what they do and their interest rates are below market and their incentives are comparable.

My friend purchase a newly built home in Polk county by them and hurricane Ian hit and she had water rain water coming through her floor in the living room she thought her baby dropped water and it was actually outside water coming through her wooden floors they presently are suing their builders

Make sure you get a home inspection report if you haven't done so already before the 1 year warranty is up and in year 3 we discovered a LEAK in our ceiling but they were great about this because Lennar offer a 10 year leak/water intrusion warranty.

We had one walk-through a week before moving in, not aware of 2-3 different walkthroughs policy. I pointed out the issues that I saw/noticed that day. One of the major issues I noticed was that one of the minisplits wasn't working. Most people wouldn't think to turn on every units (we have 5 total). The person of contact reassured us that "You have one year after moving in to address any issues that pops up, so don't worry about pointing out everything today, just move in and you have a year to fix everything."

Go walk around the home and neighborhood at various times of the day, especially at night. The vibes in the evening are muuuuch different than during the day when it's sunny and nice out.

Any developments with a no dog clause ala restrictions in adult developements restrict children? Even if find a home without dogs barking a new neighbor with barking dogs could move in any time. This is a huge deal; just Google "Finding a new house without barking dogs."

There is no fee to get pre-qualified. After you pass this step, if you're still interested in moving forward, then you pay the deposit.

@@shelleycharlesworth5177 The deposit amount varies, depending on the purchase price of the home. Typically, a builder's deposit is 5%-10% of the total sales price. Check with your sales rep team. If you pay the deposit and you change your mind, then you lose the deposit or have to go through a lengthy legal process to try and get it back. In our case, we did not change our mind but a lot of buyers might've had to when interest rates skyrocketed last year.

Post customer service team was awful. We had 6 CSR’s so basically only half of the items we needed fixed were ever addressed and we had to explain where the previous Rep left off each time because they keep poor records. The walls were crooked, the appliances were cheap and lasted only a few years. I wouldn’t ever buy another Lennar home… you don’t get a quality home because everything is rushed to completion.

They all push these homes out. DR Horton is very substandard. Windows fell out of my son’s info, they crossed utility water lines, etc. Avoid them for sure.

The price of a starter home is relative to your downpayment, income, and of course, desired location. Some of my clients I helped them buy a starter home for less than $650,000 and some I helped them with a $1.5M. Everyone's situation is unique. We were lucky to be a dual income with no kids household so we were able to stretch further. This is our first home and I consider it a great starter home because it has everything that we were looking for and in the range of what we could afford. Most older homes are not as updated so I do recommend new construction for first time home owners.

@@violetsinclairerealtor I complete agree with you Violet. The word "starter home" is relative to where you live. Sometimes, a person from other state may say, "Wow, that's crazy price". However, in order not be shocked by the price , one has to know a little bit about the location. San Diego is not Atlanta and Atlanta is not Lincoln, Nebraska. We are often surprised by what someone would pay for home. However, if person takes a trip around the world, that person would quickly learn that the price of a home is all about location, location, location. Its not just about the price of home but the key question is, where are in/where do live? What a "home" would cost in Singapore or Hong Kong would make must peoples' jaw drop.

Builders are not builders ANYMORE. They are subcontractor "overseer's." This way they do not pay for: Social Security, health benefits, workman's comp., 401k, vacation and sick time, State and Federal taxes etc...... Yes they are a builder, but EVERY TRADE IS SUBBED OUT TO THE LOWEST BIDDER, by either piece work, or per foot, hence the faster you are done, the more money you make. How do I know this, I remodeled "upper end" bathrooms for a living for 34 1/2 years, and saw the BULLSHIT that the subs did. When I had my house built 22 years ago, I was there 1 hour in the morning, and 1 hour in the evening, EVERYDAY for 8 months, and told the superintendent that I would not sign off if the short cuts I found were not corrected, after a month of this, and staying on their ass, my house way the best one built in the community. Stay on the builders, do not let them push you around, take pictures BEFORE THE DRYWALL CLOSE IN, a picture is worth $$$$$$$$ of dollars when the builder says, "I don't know what you are talking about." And Home inspectors, are only required to take a 72 HOUR COURSE. I DO NOT PUT MUCH FAITH IN THEM AT ALL. I just sold my house 9/2022 and this "clown" who inspected my house did not know codes, let alone how do a proper radon inspection, the only thing he knew was what they told him in the book. Common sense does over ride codes sometimes. That's all I got ta say bout that. Happy home ownership everyone !!!

Thanks for sharing John. I agree with you that it's a business where the builder sub out to the lowest bidder. This is why I also advise my friends and family to make as many excuses as they can to go and tour the home, at all phases, especially while it's being built. When we were waiting for our home to be built, I kept wanting to visit to measure the windows for window treatments, measure the rooms for furniture arrangement, etc. Each time I would take pictures and document that seemed "off." I caught them making a few mistakes and was able to get them to fix it before it was "too late" for them to do so.

Shea is not boutique... At least not down here in SD. Their product is lacking. I have had the same experience with Shea. It's been a pain addressing the issues after closing. They don't really fix it, but rather slap a bandaid on it and call it good. Also, if they use a plumbing subcontractor called PPP OR Pacific Production Plumbing...RUN AWAY!

Texas real estate prices has gone up so much that they're calling it California 2.0 now. Home values in Austin have increased by 39.4% over the last year. Personally, I prefer to buy in CA because property tax here is capped whereas in Texas they are not... Property tax in TX creeps and some owners I know are paying almost 5% a year!

Here we are a year later, and it is likely that you would not be able to sell your home for as much as you've invested in it. The dearth of customization options was a red flag indicating the builder had weak confidence in the market; they expected customers to walk away from their contract before the Certificate of Occupancy is even obtained. By controlling the selection of finishes, the builder believes the home would be less impaired by a customer's questionable choices.

True, property taxes are based on the assessed value of your land and house (which are not the same as the appraised value). Those will rise. But they also rise on houses or apartments that you rent. The landlords will then increase your rent accordingly to pay for those costs.

Esp considering over the last year home prices shot up 30-40% all over the US. If a home is a new construction. I want to see it FIRST before paying anything!

We love our home, we got it when interest rates were at historic lows (below 3%), we're not wasting our money on rent, and... we plan on keeping this for as long as possible so in the long run, even if the market dips, it will still be cheaper than 30-40 years from now 🙂

A hundred thousand of equity not interest. The equity is unrealized gains. You should have sold if you could then if it was important to you. That equity may have already vanish or will do so in the next few years due to the economy. Or worse yet, you may experience a negative equity. You sound like you purchased before the very height of the market so that will help alot.
