Another great one as always! Your videos have educated me and kept me going while I waited for our new construction home to be finished. We went under contract in Oct 2020. But due to Covid our permit took 16 weeks , and other countless delays with labor shortages and rising costs of materials we were lucky our builder kept his promise to deliver our home although not for the fall of 21 / winter of 22 as per our contract. We are at no. 36 now, we have 3 different trades in the home at the moment. Our carpet was finished today, our appliances were installed as well. The electrician is supposed to finish up by Thursday. We have fire inspection next week, 2 other inspections and then the final inspection. It’s been a long road and to say that I’m getting impatient is an understatement! I watched almost all your videos and they have given me hope that eventually we will get to 40 and get our keys. We cannot wait!

Thanks for the video, Ty. We just built a home and this was certainly on point. Our builder forced us to close before the house was done, saying they'd just find another buyer and keep our deposit if we didn't close as soon as they got the CO. Do you have any suggestions on how to get builders to better or more promptly address warranty items?

@@alexblock3022 Thanks for watching & for sharing. This is happening WAY TOO MUCH these days. Honestly, it pisses me off. A good Realtor probably could have prevented that from happening, but it is what it is. This is what I would do. I would write an email to whoever is running that company. I would explain what happened & how it made you feel. I would mention how impossible it is to get any warranty work completed. I would then demand that he respond to the email with confirmation that my warranty issues will be taken care of in within a 7 day time period. If you get an unsatisfactory response from the boss, take to social media & let it fly baby!

This is keeping me sane as I wait for my house that I signed a contract for in February and I was supposed to have in September that JUST got drywall 2 days ago to be built.

First, I really enjoy watching your videos because I learn so much about all things related to real estate. Second, I was wondering if you know anything about walk out bay windows. My wife and I are thinking about building a home in the Midwest and have a home plan in mind. She wants to add a walkout bay window to one of the rooms on the front of the house. Isn't it important to excavate under a walk-out bay window or is cantilevered fine if it extends 2 or fewer feet?

Plumbing questions! Let’s say the new build does not have a basement. At what point exactly do the plumbers come in to take the water line to the building? Is it after the excavation and foundation? OR does the plumbing process begin before the excavation/foundation? How much does the entirety of the plumbing process typically cost? Would highly appreciate some clarity on these questions please. Thank you!

Thanks. This is a difficult question. The process is fairly similar if you build on slab but I am not a plumbing specialist & the pricing will vary significantly on where you live & the company you hire. I recommend calling multiple plumber in your location to get quotes. Hopefully this helps & best of luck to you my friend.

@@naysanazadilived So you’re wanting to stay close to downtown? If that’s the case, I do like Stansbury Park. Quick access & more affordable. If you don’t need to be close to downtown, I would recommend Saratoga Springs or Eagle Mountain.

?Questions? for Architects, Contractors, New Home Builders, & Renovators alike: First question, why do so many new construction homes have no Side Windows? I'm no Engineer, but I would think that would negate proper cross-ventilation within the home? I even saw a new home in Pennsuaken, NJ that had EIGHT closely placed windows in the front of the house & ZERO on either side? I couldn't see the back of the house? If it was simply a question of cost$, in this example, why wouldn't the Builder just put six windows in the front & one on each side? From an outsider like myself's point of view, a home with no side windows look awkward and not aesthetically pleasing at all..almost to a point of looking ridiculous and warehouse-like?! The second question is why don't new windows have real frames? This of course is my personal take on the subject, but grids {fake panes} on a window make them look "cheap & flimsy". Lastly, I have noticed a pattern with some existing two-story Colonial homes in Montgomery County, Pa in that many homeowners are replacing their current kitchen windows with smaller ones? It doesn't make much sense to me, but I'm sure there's gotta be an explanation?!

I'm not an architects, Contractors, Home Builder or Renovator. I think there are several reasons. #1 windows are responsible for a lot of energy loss in homes. Heating & air. #2 side windows often face another house. Most people don't want the neighbor to see them walking around inside their home. Though you will often see side windows when the homeowner has good views from that side. I'm sure there are loads of other reasons, but I think these are two of the main ones. Just curious, if I ever decided to build my own custom house when im older (im 14 rn haha), are you able to get your own floorplan? Like completely custom?

That is an excellent question. You can have a home completely designed just the way you want but most people find a plan they really like & then make minor changes from there. Thanks for watching & for your question. It totally depends. Personally, I would gather the best group of professionals that I can who have experience in different important areas. Like someone who knows how to purchase & develop land. A construction manager. A sales & marketing star & maybe someone with a lot of money or who knows how to find investors.
