Join me as I take a look at The Mall at Rockingham Park in Salem, New Hampshire. Is it a dead mall? Nope, not by a long shot! Let me know what you think in the comments!

Know this place like the back of my hand. Used to go all the time when I lived closer. It was honestly much busier not even ten years ago. It has definitely changed for the worse over the past eight years or so. Simon has really made sure to keep their malls very cookie cutter. When I was a kid, this place was super vibrant. They had the Carousel in the food court and everything was more colorful from what I remember. I feel like I remember the food court being much much better in the early 00s as well. They have done well keeping the place well maintained, but it has no real decoration or soul to it anymore compared to back then. I've also noticed that this place is less and less and less busy every Christmas. I live closer to Fox Run in Newington now, but I still go here around Christmas to do last minute shopping. This last year, it felt like a busy summer day in the early 00s about a week before Christmas as far as the size of the crowd goes. Compare that to even 2018 - I vividly remember that I spent two hours in line at the Newbury Comics at Christmas back then to get my grandmother some Elvis box set. Similar purchase at the same time of year five years later took me fifteen minutes or so (in 2023).

I went to the South Shore Plaza in Braintree, MA a couple of months ago, and it was like stepping back in time thirty years! No dying Mall there!!! 😊

Liberty Tree Mall in Danvers MA only has the anchor stores and the movie theater keeping it open. Buffalo Wild Wings, Best Buy, Target, Total Wine, and they just built an Aldi where the craft store was. You go inside the mall, and there's not much foot traffic besides the people going to the theater, or the Five Below. Right around the corner from there is the much bigger North Shore Mall. It's gone now, but if you took the exit off of 128 to get to Liberty Tree, there used to be a Denny's on the left. This was the Denny's they used for the movie Grown Ups 2.

Hi Tom, When Simon took over the mall it lost its uniqueness like the rest of them. I remember when it opened Jordan Marsh did make it but was short lived before Filenes took the spot it initially it had 3 anchors if you look at the old 93 bw satellite images of it. The section where Red Robin is was a Ruby Tuesday. Before that it was 21 plus dance club!! I never see any other mall with that. Tenants came and gone they tore out the carousel it had too. The original entrance to the food court was two flights of stairs from the parking lot. Eventually it was gutted and the stairs and elevator addition was put in place. The place was day and night like other Simon wrecked malls. This mall basically killed the expansion project at the Original Rockingham Mall south of the site. That work began a few years earlier before it was scrapped. It was a huge blow as some tenants opened up just to be closed. It originally had Bradlees, Childworld, and Channel as anchor stores. It had a Fotomat hit and uniquely was a home in the middle of the entrance and exit suggests it was developed land and the home owner a hold out. It was a green house green wood siding. The entrance and exit now is exactly where that house was. Today it is called Rockingham plaza converted to a basic strip mall from an indoor pedestrian mall. If you go into Bob’s Store the sky lights you see was actually part of the interior hall. Going to the NH liquor store that was the mall entrance. Both original and after expansion. The game stop was the south entrance and exit to the mall Bob’s was childworld. Only one original tenant from the old mall remains and has never moved. Is Papa Gino’s. Besides papa other stores where Radio Shack, Cherry Web, a pet store, Arcade, Thom McCann, A smoke shop, some clothing shop. An Icecream, Coffee place Near the Bradlees entrance to the west. Last few times I went into Kohl’s there I can still point to the entrance to the mall. Now just a wall with clothing racks nailed in. It was a small mall that rivaled Methuen Mall for years all but forgotten with a few pieces of history left, you just have to look and know where. Sorry for the long post. I wanted to fill some gaps.

Hi Tom The Channels was not the actual original. It was Stop & Shop next to Child World as of 1971..These town community malls twice as shorter then Methuen Mall had a similar sister carbon copy was also added in Chelmsford, Mass..It had the same anchors Bradlees and Stop & Shop and think too was a Child World..Chelmsford Mall eventually too converted to a outdoor strip big box mall as well.. For The Mall at Rockingham Park , the 2 nearby smaller mall's feared the reaper. Methuen Mall held meetings of a back up plan and hoping that big anchors like SEARS would stay..But w the tax free NH after the big new mall 4 miles north opened, the 1st day SEARS was closed uncompleted til 2 months later in September 1991..Filene's was the only anchor that was opened on DAY 1..JCPenney did not open til April 1992.. After the newer 2 story SEARS opened in September 1991 about a month after the August 22nd 1991 grand opening day..SEARS's remaining tenent lease w Methuen Mall did not end til. Mid December 1991. As the Salem Sears opened the one in Methuen had semi liquidation sales as it was going out.. Sears was boarded up w the MetLife it pays w the Snoopy painting on it..Friendly's Ice Cream w Sandy the waitress worked, shortly went out by April 1992 and the Filene's Basement ( already added the one at the new mall ) closed around March 1992..It lost over half the mall's shoppers on a Saturday by the spring of 1992. However the prices on items at the time at the new mall was twice as high dispite no sales tax..In May 1993 a Ann & Hope opened it's believed the 7rh store at the Sears end..Methuen Mall redesigned part of the mall end lobby as high mall windows was seen as the halfway Hall to Ann & Hope painted white..And not bad for a discount store like Caldor..Unfortunelly w the Methuen Mall rental lease increased, less shoppers Ann & Hope went out 2 and a half years later by October 1995.. Jordan March at the time the mall opened did not yet officially announced of moving up to Salem..It stayed over 2 years..By mid 1993 the news announcement a new Jordan Marsh 3 stories as the mall extended the built structure and by April 1994 it opened..The Methuen one then closed.. By November 1995 a new tenant leased the Sears space called The Valley Expo Center, a paid in admission flea market boat car computer shows they had on weekends throughout 1997..It waa renamed Merrimack Valley Expo Center and remained operated after the interior corridor closed in June 1997..At the Jordan Marsh end it was used for Northern Essex Methuen Mall campus graduate classes..Another part was a employee retraining center for the displaced Malden Mill employees.. One thing I enjoyed from the 1990s til about 1995 was that even after Jordan Marsh left they had the enchanted big model train sets running all year long around the Filene's Basement section of the corridor..Methuen Mall had the Christmas Junction store at that side end and opened most of the year..A Sports store operated in 1994-1997 that every so often had sports stars visiting the ailing Methuen Mall and got a autograph.. We know the Methuen Mall had a giant elegant waterfountain from 1973 to 1983..When the food court was completed from the regular mall interior hallway to York and Dream Machine, new flooring by 1983 about months later the large fountain parts of it dismantled and used a fake brick flooring to cover it up..A shame..Howland's was at the Jordan Marsh end in 1973 but when JM overtook that space Howland's moved to the CENTERCOURT anchor half as large til 1987. In 1982 Filene's Basement and believed Anderson-Little also came as well..They had petting zoos near Sears 4 times a year. They tried again this time at a vacant shack at the other end w raindeers boy did the mall stunk the oder..In the 1970s there was a mini mall within a mall itself near the Jordan Marsh end.. In March 1998 illegal activities increased w secret drug sales and the MVEO held a overnight underage drunk party called as CRYSTAL METHUEN MALL..Authorities went in there and several arrests made and was shuttered..Another strange thing was even as The Loop propertiee bought that parcel Applebee's did not want to leave til January 2000..Mall was razed in February 1999 but could not raze around Applebee's as it went through court cases..It was not even the full 25 years of the interior Methuen Mall's shopping corridor access Nov 1973 to June 1997. Rockingham Mall corridor a short time was directly accessed from the inside corridor to CTSs 1993-1994. Half the corridor razed along w the fountain by 1996..They shorted it to near Bradlees w a RAVE store, Londondarry Piano, Radio Shack and Papa Gino's. By 1998 the remaining corridor was closed.. It was left w the taste from a window next to Papa Gino's as of 2019..Rockingham Mall had another makeover as Denny's left there and was renamed Rockingham Plaza around 2022.. Soon Dick's Sporting Goods will have 2 floors at TMRP this spring..

They have plans on building a Whole Foods Market in Tuscan Village in 2025, that should increase foot traffic a bit

Fun fact: the restaurant that was across from the simply nails was originally a Bertuccis but they shut down due to the restaurant chain filing for bankruptcy. They have a few locations still open but they are slowly shutting them down one by one due to lack of business. Shame really, I love that restaurant.

Thank you, I was trying to remember what restaurant that used to be. I remember eating in there but couldn't remember the food. So sad to see Bertucci's going downhill. Their pizzas, salads pastas, and of course the BREAD ROLLS were a big part of my childhood and later. Hope they're able to keep a few of their better performing stores open.

Yes, "well" for 2024. I'm sure compared to the 90's it's not doing quite that well, but very few are.

Idk, it was usually pretty mild compared to what it used to be last year. Didn't have to spend more than an hour to get everything and go, which it would have been three times that a few years back. Its not dead, but it has definitely slowed down in there compared to pre-pandemic.

If I remember correctly, the center stair case shown at 4:11 used to be musical. So each step was a sounded like a different note of a piano key.

First two or three years of the mall opening, the staircase was a legit piano so you could play piano keys. I believe it was all three sets from what I remember also in the food court, you could watch the horse races on the race track who is television screens in if you go into the food court, you can see where those TVsWere installed. They took them out because people bet on horses at the food court. I spent a good amount of the 90s riding my bike from my house with my friends to that mall in the summer daily boy I miss the arcade that used to be in there.

Yup! I used to work at Sears and spent my breaks in that arcade dumped so many quarters on mortal Kombat 2. It's now a nail salon shown @12:50.

The first floor seemed fairly busy, but the second floor not so much. I'm so used to dead malls that any foot traffic seems like a lot to me.

I was there on opening day back in 91, and still go there frequently. It's always done well. It basically caused the Methuen Mall in Methuen, MA, to close and be torn down (redeveloped into The Loop).

The anchor rot isn't that bad. It looks better than most New England malls you walkthrough so it's doing OK. I did see the staple of a Simons mall - a broken escalator.

i feel like i saw it busier when i was there last fall. it's definitely doing fine. the whole salem area has seen a ton of growth recently with the tuscan village etc

The Mall at Rockingham Park is the largest and best mall in New Hampshire. It’s not in danger of becoming a dying or a dead mall. Many retailers have mentioned that their southern New Hampshire locations have some of the highest sales in the country due to lack of sales tax.

Dick’s Sporting Goods will be opening a House of Sports location at this mall before the end of this year in the former Sears location.

As I have mentioned before, when my Mother heard of this mall opening, the entire family was dragged over. My Father, and I were not thrilled. Sister was. We came into the main entrance next to Rockingham Park, which was a thriving horse track at that time. (The outdoor mall next door is where the track was.) It was so new, they were still constructing the exterior, and the in-line tenants were very far, and few between. I think there was just 4 in-lines in the entire mall. The rest was solid drywall between them, which is how new it was (I remember the two additions were like that at Whitney Field, and they let people walk in them before they were done, zero stores, just to see the space). The anchors were open, and you had to maneuver around construction sites along the way to get to them. It was a grand opening that may have been a bit too soon (since half the mall literally had no doors, or windows, but the mall itself was enclosed.) Dad, and I did get a kick of watching them build the place through the boredom of shopping at the anchors. At least this mall didn't shake like Hell like Pheasant Lane did. :) PS: The elevator, similar to many Simon Cookie-Cutter malls, was next to JCPenney, left of the entry. (Or whatever central anchor exists, same location. Some angled like here, others flat to the wall.)

I used to come here with my dad to go to the FYE that used to be here to look for CDs. Sadly, that closed, but those trips eventually led to us discovering Bull Moose which isn’t far from here and arguably even better!

Bull Moose is awesome, it's the closest thing we have now to a classic Newbury Comics the way it used to be. I miss the freestanding Newbury Comics in Salem, spent so many hours there as a teenager! But Bull Moose is a good alternative. I don't get up to Salem as much as I used to, but still try to get to Bull Moose once a year or so.

Not dead yet but as Tuscan Village adds more stores and dining options (also apartments), many tenants will want to move there. Similar to two Florida malls I’ve recently seen that’s dying or will start its decline. Volusia Mall in Daytona was usually full when I last went years ago, but has rapidly declined and is about to be a dead mall thanks to One Daytona located to the west of the mall. Broward Mall in Plantation (where I live) is still going strong despite the former Sears building being torn down and construction halted with only beams connected due to running out of money, but have a feeling it will suffer when the rest of the construction of Plantation Walk is completed and more shoppers want to take in the outdoor shopping it has to offer.

Too funny Tom, the first thing I thought of when I saw the grand staircase was the Titanic, and then you said the exact same thing. I agree that its definitely not a dead mall, but considering you were there on a Saturday afternoon in prime Christmas shopping season, there sure wasn't that much foot traffic that I could see. Often times Anchor stores closing up shop is the kiss of death for most malls, hopefully this one will be ok. Great video, thanks for posting

Regarding your comment about elevators at around @15:30 - there are actually 3 in this mall, but they're all a bit out of the way. One is somewhat hidden inside Macy's, one is inside JC Penney, and one is just on the outside of JC Penney (you actually pass right by it as you walked by the JC Penney entrance around the 5-minute mark). I'd imagine there were ones in Sears and Lord & Taylor, but obviously those are either inaccessible to the public or outright gone now. There's also technically a 4th elevator in the food court, but it only goes out to the parking lot; there's no indoor 1st-level access from that elevator. Fun fact about the Lord & Taylor site - in early 2021, when the COVID vaccines first became generally available, the first floor of L&T was used as a massive a COVID vax clinic. It was only accessible from the outdoor entrance, and while they had the escalators turned off and blocked so you couldn't go up to the second floor, you could see that was where the mall had stored all their Christmas decorations during the off-season.

not counting online shopping (which i do but i'd still like to visit nice malls) i think TOO MANY malls in a small area effect so many closing down ... the anchor stores all going out of business, hurt the small businesses inside the malls that needed those anchors too. I am just shocked there aren't say some old malls with a grocery store in one anchor, maybe a publix library in another, or something like that

In my area, there aren't a lot of malls competing for business, but down in NJ and PA, there are a ton of malls literally 5 to 10 minutes from each other. I'm sure some of those will closing in the not too distant future.

I used to drive to this mall when I attended Bradford College in Bradford, Mass a short drive away. Glad to see it's still doing well. I remember the food court had a Taco Bell which isn't there now it looks like. Sadly, Bradford College closed in May of 2000 and I had to finish my undergraduate at URI. But I liked the Rockingham Park Mall because it was a nice walking mall and of course, no sales tax in NH which was always a plus.

For the most part, I've long felt that, "if you've been to one Simon Mall, you've been to them all." Although, there are some exceptions, like The Liberty Tree Mall.

I would also say another exception is the Plaza Carolina Mall in Puerto Rico, which is owned my Simon.

You missed the cinema, which isnt connected to the main mall, also ons Sundays there is a farmers market in one of the parking lots during the warm months

The reason why Dick’s Sporting Goods moved to the 2nd level of the former L&T is because the whole Sears building is/will be under construction. Both floors of the former Sears will be a Dick’s House of Sport which is still like a regular Dick’s Sporting Goods but with an outdoor field, climbing wall, virtual golf, etc. This is also disclosed in the mall’s website.

I grew up just over the boarder in MA and went to this mall weekly as a kid. It used to have so much character and used to be 100 times better, but the simon renovation made it bland. It's sad to see the mall in this state because it used to be PACKED and had a variety of stores.

I am surprised you didn’t mention the horse track that was formally across from the mall. That mall was a few miles from where I used to work…and one of my coworkers husband did the announcements at the track. It was really sad to see it go. The last time I was in that area was Black Friday and I got myself a Dyson for a great deal. I was really surprised how much it changed in a few years. Dicks “moved out” in September/October of ‘23 because they are remodeling/expanding it into a HOUSE store. So yeah it will be back hopefully by around that time this year. PS: That comic book store moved out to Lawrence, MA last month 🥺🙁🫠 As a Simon mall…you can only imagine the rent price. The Carosel was removed around 2012-13 I think. Essentially when they did the “Simonize” remodel.

not a bad mall but has definitely seen better days. p much the only mall i regularly go to since burlington is such a racket and i never have enough time to go to north shore. plus, like u said, tax-free shopping is always a win.

I don't know why, but "restoration" in malls is just removing the character! Yes, the new look is def a downgrade.

Yup, it seems like most of the remodels remove the planters, trees/plants, water fountains/ponds and the vibrant colors from the mall. They then replace it with a boring white/beige color scheme.

I spent so many hours of my life here as a teenager! Haven't been back in a few years. I much prefer the old look that had character and individuality. The carousel and lights in the food court were magical. Don't know why they need to make it feel so bland and empty.

With the exception of the Steeplegate mall in Concord, NH malls are still doing fairly okay. I love my state. Even with no sales or state tax we have a surplus. So dont bring your states policies if you move here 😂

@@fleabittenadventuresIm not 100% sure you can still go in the Steeplegate mall. I think it may be officially dead. That was my childhood Friday night excitement. I think they are turning it into a migrant processing center or thats what I heard

Interesting that this mall has both an FYE and a Newbury Comics. You usually have one or the other. Also, is it me or is Charley's Philly Cheesesteaks now in every major mall food court in the Northeast? Sure seems like it.

Yeah, that is weird to have both. It looks like a lot of FYE's are closing though, so it may not be like that much longer. And yes, I do see a lot of Charley's Philly Cheesesteaks. I've never eaten at one though.

Funnily enough, Newbury Comics took over most of the original FYE's location - when FYE closed in 2016, they split the property into two spaces for where Newbury Comics and the threading salon next door are now. A few years ago, FYE returned to the mall in its current location.

I’ve lived most of my life less than a mile from this mall. The mall was pretty dead when you went. Around Christmas this place is mobbed. Hard to even find parking. Also there is an elevator. Just a basic elevator nothing impressive.

I wouldn't call the new look a downgrade, just different. The crisp, straight lines give it an industrial look.
