Morby Method is so powerful! I was able to close a 12 unit with no money out of my pocket using this exact strategy. I received a check at closing and got paid to buy the deal. Seller kicked back $100k to me for renovations, cover all closing costs and to pay myself $5k. Turned a dead deal into one of the best deals I’ve ever done. Thankful for Pace creating this awesome strategy!

@@mq8543 so it’s never actually no money it just means not a lot of money or less than what you usually would need and this guy is probably a paid bot. The tips are great but they constantly saying you need no money is a down right lie and just isn’t true. You need money to make money

This is awesome and timely! I actually ran into this situation where the seller needs cash to buy her next house and not interested in full seller’s financing. So I'm new to this. And I'm still at a learning stage. I got a question for some of you seasoned flippers and investors. I heard that the government are enforcing regulations on selling properties after its being refinanced from hard money lending to 30 year fixed. Basically you can't sell the property until after a 6 month period. If this is true. What do you do in that case?

Hi Pace and Jerry highly appreciate the content super helpful. But I have a question a seller refinces his/her property and I buy the house through subject to and take over the payment. How the seller know that he/she is protected if I default and whose credits would would be affected if I default

It may not work for everyone! DSCR lenders are super sensitive about lending to newer investors. They would only cover 50-55% of LTV. Also the interest rate Al are so high that the property barely cash flows

Thanks guys - great content! Question though - shouldn't you guys also mention something about disclosure to the first position lender about the second position? Isn't not disclosing wading into mortgage fraud territory? I've spoken to a number of folks in the creative finance space about this method and they all seem to be firm on the fact that this is super risky without the appropriate disclosures

I'm a hands on guy, pen to paper, homework. Wish Pace and Jerry would come out with a course that teaches you how to go over these actual deals so we could actually go through the process as it's happening to us to gain the experience. I would understand this stuff so much faster.

The information that they are giving you here is deep enough to go get a deal and learn as you go. It's good enough to stumble through and get it done and then through that process you will learn more than they could ever teach you. They could be a thousand times more detailed but until you actually try it for yourself it Will never be 100% clear. Get the outline and then go and learn the details as you're executing. You do not need the mentorship to do this.

The only potential losser would be seller at second position since a bankruptcy can wipe out a second position lien holder.

Q: are there any issues if you SubTo thier existing loan (let’s say it’s 50% of purchase price to keep it simple), then split the remaining 50% of purchase price between down payment and seller carry??

Does the seller ever argue the fact they will be 2nd position? So if you default they don’t get the house back right the 1st lien gets it.?

Bro i spoke to myinvestorloan the other day you do need credit or someone who does, not to mention they want to know how much cash you have reserves. interest rates are at 13 percent, and you need to show proof you're doing deals Pace left all that out smh lol call them and watch they tell you

Ok guys, I’m confused. Every time I think I understand this, something comes up that befuddles me. Let’s say there’s a home listed for $80k, it needs a $40k renovation and ARV is $140k. If the seller carries $72k with 10% down, how do I get the $40k for renovation? 72+40 = 112k which is more than 98k (70% * ARV). Will the lender give me the 40k even though the forecast total debt would be 112k? What am I missing?

Just to inform yall myinvestorloan does check credit i like pace but this is BS i spoke with them on the "phone".. you need cash reserves as well along with 13 percent interest rates, not mention they also want to see if you are actually doing deals

What if a seller says they wont sign your contract, only the state contract that realtors use?

First thing i would ask is why they will only sign an agent contract. Then explain that the agent contract doesnt include the creative terms but is just as valid. Theres probably a concern of security and so you gotta figure out what exactly that concern is.

I keep running into lenders that are still requiring a downpayment on this. However I do not have money for the downpayment for the hard money lenders downpayment. Is it specific lenders that do this and I just need to find better?

What lender did you talk to that allowed you to put the seller financing in second position? And for your downpayment you can always bring a transactional funder and have the seller carry it back with a little extra so you can pay their fees.
