I had a $10,000 credit card balance. I had a garage sale and walked into the bank to make a payment with my proceeds. Instantly a manager joined to teller and invited me to take out a loan at a lower interest rate to pay it off. I said no thank you. The tried to “reason” with me and I said “That high interest rate is very motivating for me to pay this off quickly.” They thought I was crazy but that thing was paid within the year and I was broke. I sold things, got a second job and budgeted. Everyone thought I was crazy but I am almost fully debt free including my house. Under $15,000 to go on that. Cannot wait!!

I have a non-retirement account and it's invested in the four types of mutual funds. What's nice about it is if I do decide to take a lmoney out for any reason, I would pay taxes only on the amount of mutual funds that they had to sell in order to get the money. It's better, In my opinion, than a high yield savings account because I've been averaging well over 10% for the last 10 years and sometimes more.

So many things could go wrong. He loses his job for a while or gets laid off and can't make the payment, the parents get divorced, one of the parents says you know we gave you all that money and now we need a loan, You went on vacation after being late on acpayment, the taxes went up as they always do and he's not making enough money, a big repair comes up and he can't afford it and they can't afford to give him any money towards it, the house appreciates in value and all his insurance costs go up What is sad is that he's going to do it.

Sometimes this actually does work out. It worked perfectly for me and I am incredibly grateful for the opportunity my dad gave me. If it wasn't for him I would either still be renting or stressed with a mortgage I can barely afford. Now I am living in a house that I owe nothing on with my name on the deed. He bought the house in a repo auction for $48k in 2010 and put about $12k into it. I made payments on the $60k over 10 years. I am now 35 and own a home valued at roughly $250k. I think it all comes down to the relationship you have with them and nobody can judge that except you. Dave only gets the calls from people when deals like this are either just starting or have gone wrong. I don't want to be the person that pressures someone to do this type of deal, but I also would hate for them to miss out on an opportunity if it was given to them.

I'm all for people keeping the money they earn. However the guy that has $7M in IRAs, and is now looking at $2M in taxes if he converts it all to Roth IRAs has not paid taxes on all the money he earned and then put into IRAs. He owes the taxes, it's pretty simple, he delayed paying taxes, so now it's time to pay them. I have my own problem when RMDs come, but I have been whittling down our tIRAs by Roth converting for the last 6 years and hope to have the funds pretty low by the time I have to pay RMDs. Ramsey kinda missed the tax that was never paid but was deferred.

If he came to the parents and asked... yes to the interest rate. If the parents offered it should be a reasonable rate. He will get the loan faster from parents than a lender. Parents don't have money to burn. You have to remember they saved that money for a rainy day...not to lend out and hope to be paid back. They don't want the house, they want their monthly payments. As long as they sitdown and go over the amortization payments... both parties should be fine. Plus calculate the annual property taxes and insurance

@vwilso3224

@@YouMissedBro it is assumed because I know someone doing this scenario. Contract for amortization schedule, and that any capital expenses are split by percentage (e.g., maint./ins./tax), refinance as an option at any time. They should expect to contribute to capital expenses for a real estate investment. If you wanted to remodel and they didn’t have the cash, you could take it out of the principal at the time, if you wanted to remodel and they didn’t want to at all, that would suck. Concerning the caller who had six or seven million mostly in IRAs and how to avoid a massive tax hit, I was hoping you would mention the third plank in your “live like no one else” mantra, namely, GIVE like no one else. Converting some to Roths now makes sense, but if he leaves some of it, he can start directing some of his RMDs to charities via QCDs. What a missed opportunity to blunt the pain of the tax hit by directing some of his God-given wealth to help others. P.S. If you need need some suggestions for worthy charities, let me know.

@50min, Certain Hyundai's qualify for the Oil Consumption Test, but you have to ask for it. I noticed my 2017 Santa Fe was eating oil like crazy so I mentioned it to the dealership, they did the test, and after some time, they replaced the engine, but I had to pay 10% of the bill. I paid $500. Did they do $5,000 worth of work, NO! Give me a break. Us consumers pay for it. Very disappointed! The mileage isn't a detourant. They have to fix it with a price of course.

If you don’t think the rich have anything to complain about you probably aren’t part of the top 1% of tax payers that pay 45.8% of the total taxes collected. That’s right, one percent of taxpayers pay for almost half the costs to run the country (edit: not exactly since they spend more than they bring in).
