Thank you for posting this! We are moving to the Maryville/Greenback area in a few months. We did some initial research on eastern TN and really liked what Maryville had to offer with history, access to services and proximity to Knoxville, the airport, and 40 ish minutes to the smokies. We are looking forward to exploring Maryville and your videos definitely help us create a list of places to check out!

What a great video. May wife and I want to move in the summer of 2024. We were there last spring and had planned to be there last week, but the airlines had other plans. Will try to make it back soon to further explore. This is like getting a personal tour and I really can picture the area better. Quick question. How much of a difference would there be on a purchase with county vs. county+city taxes? Say on $500k? Thanks again

@@scottwilliams1567 GREAT question! For quick math, you can usually just say you will pay double the amount in taxes if you are city and county. Here is an example, there is currently a home listed at 1508 Roxy Lane, Maryville listed at $499,900. It is both city & county. In 2022 the total taxes were $3092.85, of that - $1481.18 were city taxes and $1611.68 were county.

We moved to Maryville 3 years ago. While we're glad to be in TN, and are now settled, we wish we'd checked some of the towns further-out that aren't growing so fast and furious. Suffice it to say, the infrastructure is not able to keep up with the exploding population. The traffic is becoming horrific at almost any time of the day. Knoxville is in the list of cities with the highest traffic fatalities. Crime has more than doubled since we've been here and the police force is understaffed. The schools are very over-crowded. In fact, twice they've had to cancel because they didn't have enough staff. We know Niche rates the Maryville city schools highly, but they were very disappointing for our family. They show Disney movies the last two weeks of the year, all day, while it's the nicest weather in the TN year outside. They rely heavily on screens for everything. The kids are also pretty violent. Suffice it to say, the first year living here we had 6 grandkids enrolled in the public-schools and only two still attend. The others are homeschooled or in (very expensive) private schools. Maryville College is very Woke. As for Health Care, Blount County is not a real forward-thinking hospital. We spent a few years hanging-out there while my elderly father was in and out . The best health-care in the state is in Memphis, but, it's Memphis. But there are nice cities outside of it. And before you move within 100 miles of Oak-Ridge, do a deep-dive on the Cancer clusters in this area and how their development of the nuclear reactors have affected the water-table, lakes, etc. I do agree with this video as far as there being plenty of places to eat and shop, (fast-food everywhere) and lots of things to do.

Not sure if you'll see this, but my family and I are looking to move to TN and Maryville is on our shortlist. Are there nearby towns you would recommend instead? We do have an 8 year old, but would prefer to keep her in either a charter or private school. What are the options in your opinion? And what would you say the general atmosphere is? Would love your insights but no pressure to respond! TIA.

I lived in Knox Co. last 3.5 years after escaping the nightmare of Illinois. Oak Ridge may be further from the Smokies but they are much closer to the Cumberland Mountains which provide their own recreational opportunities. The problem with the Great Smoky Mountains NP is it's too popular. Visiting GSMNP in the summer can be like vising the Los Angeles freeway system in rush hour.

@@quantumfx2677 Yes - there is absolutely land available that is not right on top of neighbors, especially as you get further out of various towns, but even within Knox county it is totally doable. Also, as are as quality modular homes - Clayton homes is the major producer/builder of modular homes in the area. Meadows Homes is another. Custom Smart Homes is another to consider. Hi Haley, my family is planning a move to Tennessee in the next year. We were pretty settled on Crossville but then started looking at the tornado history of the Cumberland Plateau. Tell me about Rockwood and Spring City. I have seen that it is in a High Risk Area, but what isn't? Maryville is on our radar due to it not being in Middle Tennessee. Help!

How about 3 reasons not to move to Maryville… 1. farmland is becoming non existent due to developers piling up cookie cutter builder grade homes that you can stand in between with your arms expanded and be able to touch two houses. 2. Schools and roads have become severely overcrowded. 3. The overflow of new construction single family homes and apartments being piled up here has drove the housing market and cost of living through the roof. Utilities have went up per the utility company to compensate for the amount of people that have moved here. Quit advertising what used to be a peaceful town to live in before it gets any worse.

So an honest review for anyone considering moving to Maryville, #1 if you're from California, they have a prenotiom about us. I've gotten some hateful comments. They think we are all democratic and rich. A couple of merchants tried to charge me more once they knew I was from CA. Also #2, if YOU ARE NOT white, expect some racism. I didn't expect that moving here because I thought it was an exaggeration in the media but believe me, it's alive and well and lives here in Maryville. 3rd it's a beautiful town but the job market is low paying and the cost of living doesn't match that. Great place to visit if you're going to the Smokies but that's about it.

The original Blount Countians despise the growth in Maryville. Farms bought up by Yankees for their shitbuilt homes, overrunning the schools, and there’s little to no engineering being done for the roads to keep up with the growth. There’s bums popping up. If you move to Maryville keep your liberal fu fu beliefs out of here. PS it’s pronounced Murvil.
