There are quite a few things that can cause your home to lose value. When we list homes we look for things that will help a home sell quickly, and these are things that can and should be taken care of before listing.
1.) Make sure your home is clean, de-cluttered and de-personalized
2.) Bathrooms - make sure they're clean and every aspect of the bathroom is up-to-date
3. ) Kitchens - update appliances, cabinet colors, and anything else outdated
4.) Get rid of popcorn ceilings
5.) Maintain your home well and take care of any general repairs
6.) Ensure interior aesthetics have been neutralized
7.) Floors - repair or re-stain hardwoods, clean or replace carpets
8.) Check all windows for functionality
9.) Clean up anything that has been destroyed or damaged by pets, including odors.
10.) Curb appeal - clean up and/or repair landscaping and the exterior of the home
There are always factors to consider that are outside of your control as a homeowner, but taking care of the things that you can control will ensure you put your best foot forward when it comes to selling your home.

Remove popcorn ceilings before putting your house on the market? Add closet space? When you say kitchen renos give you back 70-90% - guess what gives you 100% of your money? Not doing that. These suggestions are nonsensical.

I agree 100%. Real estate agents are generously spending your money so they have a quick sale!!!!

I bought a house that had soot stains on the textured( popcorn) ceilings from candle sconces and when I tried to repaint it with flat ceiling paint I discovered that it started coming off with the wet paint and all over the roller. It’s an easy fix to just wet it and scrap with a scraper, using a mask and goggles and a drop sheet. If you don’t want to do it yourself hire some high school kids, since they are looking for jobs and it will save you a lot of money.

i much prefer a textured ceiling over flat. Textures provide acoustic damping, hides minor imperfections, and is easier to maintain. I have flat in kitchen and bath only and hate it but i can understand why. ( cleaning and maintanance)

I had an anxiety attack over this list. Many are high $ and you shouldnt do. Most times its wasted money as the buyer has their own preferences especially on appliances, counters, cabinets, tile etc. Clean, neutralize with fresh white paint, but dont replace all fixtures or appliances UNLESS its for you. Keep it simple, keep it neutral, keep it clean, tidy, and uncluttered. You can always offer an allowance so they can pick their preferences.

That's EXACTLY what I was thinking! 70-90 percent??? Mathematically, ANY improvements that return less than 101% will lose money on the sale. In fact, following that advice, the more you do, the more you lose!

Absolutely nothing she says has anything to do with value. All the topics discussed pertain to appeal, a completely different subject.
