I sold most on my belongings on Craigslist before moving. It has been such a relief to live a “minimalist” lifestyle.

My last home had a walled in back yard and we loved it for 20 years. I'm now Widowed and recently moved into a home with an open back yard and it's SOOOO refreshing to see and be part of life again! I'll never wall myself off from life again!! Something to give consideration to, folks!

IIRC, people looking for "walled" homes (fences) in The Villages often do so because they have dogs, so they want a "confined" back yard to keep them in day/night. If the dogs are incessant barkers, that'd drive me nuts as those homes are SO close together you'd definitely hear a neighbor's dog(s). So for me (being single) -- even though one of those smaller homes woudl be ideal size-wise for my needs, it's one reason I'd prefer a home in one of the Villages that don't have walls/fences, and so neighbors really can't leave dogs out in the backyard for hours on end. -- BR

If someone is moving from up north, they could donate most of their winter clothes as most of it is not needed in Central Florida. I have lived in the Midwest all of my life and if I do move to Florida, 50% of my wardrobe would not be coming with, so I would need less closet space. Actually even an 1,100 square foot patio villa is slightly larger than the townhouse I have lived in for 26 years...another reason to move to The Villages.

Thank for the insight. I do agree that when you buy or rent in the Villages you are buying/renting into a lifestyle; however, the pricing all over the country has been artificially inflated since 2018-2019. This is probably why we are all hearing that prices are to high. Until the prices fall back into the long-term house value trend line there will continue to be pressure from buyer to decrease the asking prices. Seller need to understand that buyers have budgets and as interests rates rise and fall the amount of $$ buyers have to spend changes. We definitely do not need buyers getting over extended again as every home owner suffers when defaults increase.

100% agree. I am currently looking myself and it is disheartening seeing what a mortgage payment would be. The affordability index hit an all time low last year. Prices are slightly adjusting and not on the rise but I fear that with a significant interest rate decrease we may see the prices rise nationally again. I am afraid if that happens we will be a bubble of which we haven't seen before. On top of that, the big builders(not the villages), DR HORTON, Lennar, etc are offering crazy incentives to sell their homes and buying down interest rates significantly. I think the long term effect of that on a national level will be devastating because many people are buying homes they shouldn't be buying, sellers are not selling because they don't want to lose their 2.5-4% interest rate, and when those sellers start having to sell, all of the buyers will have bought the new inventory that didn't even need to be built! Perhaps causing an inventory flood and dropping prices. Anyways, this is what I have heard listening to podcasts and reading articles. Hope it doesn't happen. The good thing is The Villages has faired well during hard times, and is a little more insulated. Also in comparison to many states that people move from, Florida prices are not too bad, so that helps as well. Time will tell.

Thank you Zach. Great information. Ignore the haters & the trolls. For the life of me I can't understand why someone who strongly dislikes The Villages would watch a KZfaq channel about real estate in The Villages.

I stumbled on to this video with "KZfaq suggested for you." Not a hater. We have a waterfront home on Boca Ciega Bay in St Pete Beach. The Stepford Wives lifestyle has no appeal to us, especially with captured customer amenity fees, and lack of self-governance. That said, The Villages are a great alternative for folks who cannot afford coastal waterfront.

Well informed video! I appreciate the thought out presentation. Lots of good view points. The down side of this video? You have a fantastic microphone, and it picks up every time you hit the desk with your hand for emphasis. Listening to this video with headphones is difficult because of that.

Honestly, if you need more storage, you can probably get a climate controlled storage room at a nearby location. Those are great for things you don't need to get to often such as holiday decorations, luggage, camping gear etc. Most things do not fare well in the attic.

True...storing things in the attic bakes them to a crisp. Just the opposite in CO where you can't store water/sodas (and such) in your garage: They'll freeze solid. Can't even keep "emergency drinking water" in your vehicle during the Winter for the same reason. Nor anything else that freezing will damage (like canned "emergency food" I suppose since any water in it will freeze). Well, I guess if there's an emergency while you're out & about in your car/truck you could always melt some nearby snow/ice...if there IS any. AND have a way to melt it. ;-) -- BR

you failed to addrstate or turnpike noise which is loud and is 24/7. many houses in the villages have that issue.

The PGT windows are horrible. So are the Wellborn cabinets. The trimwork (baseboards and doorframe) in most of the houses is subpar. The showers are barely built to code and do not use waterproof barriers like Kerdi board. Many of the tile installations are subpar. All of these combined make for a cheap looking finished house.

Remember that you won’t have kids using the extra bedrooms so you have those closets for storage.

The new section is worse twice as many homes on the same acres the kids are wrecking this place overcrowded overbuilt

Yes, I've noticed those 50-60 year old youngsters often behave like hooligans, not to mention speeding in their golf-cars (and passing you) and their loud music/parties. Makes The Villages less serene/peaceful for the rest of us. Their parents should control their "adult" kids better! ;-) -- BR

They need to rename The Villages to Village North, Village Central, and Village South. From 441 to Lake Denham is about 30 miles. To call it all The Villages is not practical.

Agreed! Soon I will be doing a series that covers the different areas. The Villages themselves and a lot of people refer to the different areas by the relative square. Spanish springs, lake sumter, brownwood, eastport, respectively. That is how I will explain it in my video as well.

Regarding attic storage - are you allowed to install an attic fan?

Hey Jeffrey! Many people do install attic fans and they also install a vent either in the ceiling of the garage or in the plywood of the attic access to pull the air from the garage and attic.

Not mentioned often enough is that the HOA fees are low compared to services received and lower than most every other like kind community. the snowbirds are subsidizing the full timers.

Most are bone ugly. The weird paint on the inside walls. No trim around windows. cheap metal racks in closets. Bifold doors, sliding glass doors. Vinyl garbage on floors. Heck a whole lot have laminate countertops. But yea its a lifestyle. Yea right. NEVER!

The kitchen cabinets they put in the homes are absolutely terrible. Trailer park cabinets. They are small squatty cabinets floating on the wall with volume ceilings. Another thing missing is a home without vaulted/volume ceilings. The only option with tall flat ceilings is in the Premere series. There needs to be an option in the designer home series that does not have vaulted ceilings. There is nothing more beautiful than tall flat ceiling with crown moldings and kitchen cabinets that go all the way to the ceiling.

Agree! I love the 14-foot barrel ceilings in my 1957 FL home. Also, regarding storage - it looks like sheds are not allowed.

Regarding the tall flat ceilings--The Villages IS now doing a new concept of designer homes with higher flat ceilings. I believe they are 10-11 ft ceilings. As far as the tall cabinets, I don't think that is being done yet either but I know they are doing more staggered/stacked cabinets. Agreed that it is a very nice feature when the cabinets go all the way to the ceiling. That would have to be a after purchase renovation!

Lucky you! You are correct, sheds are not allowed. I have seen people put small storage containers in their "courtyard area" but no "sheds"

Its not for everyone just like small towns and big cities. The best advice I can give folks is really take some time to decide what you like and do not like. The Villages has a super high amount of energy and engagement opportunities which might be too much from some while just what the doctors ordered for others. Also consider you mobility options and other needs when you get into your later years (i.e. golf cart vs car). Be sure to go visit and spend more then a day at the places you are considering. Its a big move for many. And above all, retirement is a time to enjoy life not hibernate.

Absolutely spot on! And be sure to communicate with whomever you will be living with to make sure it's for everyone. Visit for an extended time on more than one occasion different times of the year.

​@sandybeaches3433 excellent advice. Visit in the high season...it's more crowded...wait times...getting into classes. If you are going to live in The Villages year round, visit in summer to see how you deal with the heat & humidity.
