I wasnt financial free until my 40’s and I’m still in my 40’s, bought my second house for rental already, earn on a monthly through passive income and got 4 out of 5 goals, just hope it encourages someone that it doesn’t matter if you don’t have any of them right now, you can start TODAY regardless your age INVEST and change your future! Investing is a grand choice I made. Great video! Thanks for sharing!..

Hiya, that's awesome! I manage airbnbs. Taking care of bookings, contact with clients, repairs, cleaners etc. My value is 15% of the monthly revenue. Is that something you'd be interested in?

Hi Jim, great video, thank you. My question is, if my current BTL's are in a limited company with BTL mortgages and my SA limited company rents those properies from it, would that breach the first companies mortgage rules? I presume not?

Hi Jim, Thank you for ur video very informative, do you think its a smart idea to offer landlord 6 month rent so as to give the property for airbnb since I don’t have guarantor and I have save enough to start the airbnb business.

Hello, thanks for the comment. You could certainly try that, but if you are going via a letting agent I think they will almost certainly want a guarantor. Worst thing they can say is no. Good luck 🤞

If doing rent to rent - does the landlord have to change his mortgage then to a Holiday Let Mortgage? Surely would take time and ultimately cost them more money?

The answer to that is yes. However if the property is mortgage free you are golden.

Hi, it is worth going through the expense of converting a property into all ensuite rooms? (I own the property)

The ultimate answer is it depends. It depends how much it will cost, and if it is a must have for your target market. On the up side it should add some value to the property. You might have the potential to change it into a HMO as well, but there is lots to consider with that.

If you were to do a "rent to rent" deal with a landlord, would the landlord have to change his mortgage from a BTL to a holiday let mortgage?

I would say if it is a long booking once a week is fine. Of course you are correct you should have the place cleaned after every guest has stayed.
