One thing I think adds to a place is those cord LED lights that come in spheres or cactus shapes or whatever. They're cheap and come in some pretty fancy varieties with remotes. You can put them on curtains, around those hanging chairs, rims of a pergola, a bed, anywhere. Romantic and Instagramy

Loved the intro to the intro. Lol. I just change my hot tub in pigeon forge. My first guests on Airbnb ripped me to shreds (basically my tech guy was supposed to put up a smart tv and he left the box in the living room). The cleaners forgot to move the box and the screws when the tech guy installed the tv. Now I have 2 five star reviews and a the initial is 1 star. Since that first guests all the others have been excellent. I’m not revamping my cabin (within budget, this shit is wayyyy more than I planned to spend). Changed the screens for the enclosed back deck. Got the cabin stained. Getting 2 photo shoots, added more decor, changed some small appliances, added more dinnerware, changed the cabin quilts, initial ones sucked. Added an arcade game, child stroller, more blankets, more pillows, more EVERYTHING. Definitely can’t an outdoor space but I did add more family games for the porch/deck. Can’t do an accent wall or wallpaper in my cabin. Great video.

We got a goodland wood fired hot tub. Avoids most of the issues. Certainly doesn’t break and doesn’t need any electric hookup. Its the purest outdoor bathing experience. Skips the chemicals too. People love it

@@lexieb7053 Cleaner drains it, rinses it, might scrub every other time, then good to go again for the next guest to fill up. It's brilliant because guests do the work of heating while enjoying the process.

If you don't have a hot tub in a mountain market like the Smokies or Blue Ridge, you will be the last booked cabins. Even in beach markets where is still gets cold like northern Gulf coast properties a hot tub will set you apart!

We put in a hot tub for our airbnb. I recommend a pool instead. No one ever follows the hot tub rules which are put in place to keep the water quality good. Be prepared to do DAILY maintenance and know that you will have days where you go down and it is in such a state that you need to drain and refill it and have it ready for your next guest which could be a serious time crunch. Also if you are on a well you will more than likely need to truck water in to refill it. It certainly does draw the guests in though, but my advice is just be prepared for the maintenance and work that it takes.

You should be draining and cleaning the hot tub after every single guest. That’s what our cleaners do for all of ours. Makes our life a lot easier

@@jakejackson2291 Draining??!! There is no possible way we would be able to drain it after each guest. We are rural and have a well for water so we need to truck water in in a large 1000litre tote. It takes 2 trips to fill the tub. Plus cleaning it like that takes at least the entire day and then sit overnight with the chemicals in it. That is a huge waste of water, time and money. Seems a bit extreme. A normal hot tub in your home gets drained every 3 months or so. We have done ours every 3 weeks because so many different people use it.

@foxfloofhandy Simple things, like showering right before getting in to remove any products and body oils from their skin. No food or drink, or smoking inside the tub. But then even excess laundry soap in bathing suits can cause the water to be cloudy. I find Showering beforehand is definitely the most important rule guests should follow.

Hot tub? No way. We are very fortunate that most of our rental portfolio consists of beachfront or lakefront properties. It's so much easier when Mother Nature is maintaining the water feature.

Here in Brazil, in a couple of “beach cities” where I have AirBnBs running, you can’t have a house without a pool, no matter how close you are to the beach, or it won’t rent. Kinda ironic. I agree with you and prefer to enjoy nature’s water features, but people are weird 😅

I concur with the 1st tip Hot Tub brings the money. My highest booking ever was because of a hot tub… but I had to refund the stay because I didn’t have a hot tub. I just accidentally clicked the tab I had one.

Great video, Rob! A hot tub with string lights along with a nice patio is definitely a major reason why people choose my airbnb over others. Guests who book tell me that all the time! Never really thought of featured walls, because I feel like a really good painting along with design can have a similar effect while keeping cost down. Makes sense to have that wow factor if your competition is high though. I like the idea either way!

Hey! I found your airbnb listings and see that you recently have had a few bad reviews on multiple properties. Why do you think that is? And do you listen to your guests complaints and improve your properties or do you find that its too expensive to fix all the issues people complain about? Thanks!

Anything that can be fixed, will be fixed regardless of cost (within a reasonable range of course). If a guest states they wanted a particular item or that the place was missing an item, we’ll usually buy the item to mitigate the issue from happening again. Some markets in particular are very tough to work in due to the vendor shortage. So basically, it depends. Bad reviews happen. It’s a numbers game when you’ve got thousands of reviews.

Have you tried incentivizing your cleaners with every 5 star review they receive for cleanliness? I think it might make them more conscientious about doing a good job if they knew there was a bonus attached. 🤷🏻‍♀️

About 90% of my bookings come in 1-5 days before the reservation date. It used to be 2-3 weeks beforehand.
