Supply and demand. In the US lumber is much cheaper than brick, so to get a brick home for the same square footage price in Jamaica is great! Plus brick is much more longevity.

Yet houses in New York last for hundreds of years. The problem with Jamaican houses or maybe it’s Jamaican home owners is that there is little to no maintenance of their property. Few people ever renovate their homes after 40 years or so; they just leave it there and it got run down.

That's what I think about Portland. Somebody commented about UAE investing in Portland. Cho, the UAE love high rise and hype buildings. The natural beauty of Portland needs to be preserved. Its close to my heart so I'm concerned about too much development there.

@@2EKgn16 ✅💯 j feel as though we should begin to make loud noises as it pertains to these pressing issues. It seems the Government of Jamaica is not paying attention to what’s happening to our land. This is very serious, we cannot turn a blind eye to these issues. We MUST make our voices heard.

Literally had to pause the video and said no this is one of the best interviews I've seen in a while and came to the comments section to see if anyone else feels the same way. Paused the video several other times visualizing how the waterfront/old buildings could be transformed to look like Miami Beach Ocean Boulevard with our own cultural touch of course. We CANNOT simply wipe away our history by making new buildings. We should seek to restore them if possible. We need those thing as reminders to ourselves as well as the generation coming behind us. We must be careful in our doings. UAE is known for building building on sand. What did the Bible tell us about building a house on the sand? Jamaica is mostly water. Look at what they’ve done to Haiti? They removed all the trees and then came a massive earthquake that destroyed the island. We should pay close attention to these things. Plus, who will benefit from these so-called “new investments?” The people of Kamaica should be included in this massive growth. We should not allow these investors to make money then send it back to their countries. The infrastructure of the Island is paramount. Therefore, efforts and focus should be placed there.

There is a Kingston Masterplan and the interview site is part of it. It's broken down in sectors and this bit is the Kingston Harbour development. The Urban Development Corporation UDC is a good place to do some research as they are project managers. This Masterplan has been decades in the planning stages and is only recently coming to life. I think the Heroes Circle development is part of it? This I believe will be a real game changer for me downtown and midtown. The problem over the years has been lack of risk capital and political dedication. I also believe that Jamaica lacks skills and expertise in town planning and specifically regeneration. We should be encouraging those in the diaspora with the requisite knowledge to take consultancy roles with UDC.

Jamaica has town planners and the UDC doesn't need any diaspora help, they have all the professionals needed.

I always go to Gloria's on my visit. I was in JA for 7 weeks earlier this year. I told a friend JA investor is getting a high return on their investment. I read an article recently that UAE is going to be investing in Portland and St Thomas. They will be building luxury hotel and properties. I realized every where in Kingston I went every one building. The prices is becoming out of reach for a segment of the population. I always said we running out while others running in.

We have to clean up the crime in Jamaica as its really bad. Too many returning residents are being killed after they retire in Jamaica

The parents of these reprobate should be held accountable too, because some of them know their children are criminals, and is doing nothing, because they benefit from their criminality . Throp , l really do enjoy this interview very much. I think they should build some Condos in Dancaster, Bourne Mouth Beach, Harbour View, and along the road leading to St. Thomas. Kingston waterfront is very beautiful , and needs some trees and flowers, and also some sailboats, and yatchs. They need to get the ferry that goes to Port Royal running. That area where the old wharf was needs fixing. Keep Up The Good Work. Blessings.

WOW sounds easy but it is not!. I am developing in Red Hills right not and it is hellish and slow dealing with all the rules that keep changing . Fire and water approval is a long process Trying to open a business account in Jamaica is like trying to get a Top Secret Security clearance. If you are going to do this bring a lot of patience and a lot of extra money LOL

The process is simple the execution can definitely be challenging. I have a long list of construction project experience as well as dealing with the 63, I believe, licensees and requirements needed to operate a hotel. Trust me when I say I feel your pain. But it's worth it at the end of the day. You hit it on the head, patience is the name of the game here

@@phyllisthompson4207 you know how it works. As the roads get better, the land prices will rise and mostly gated communities will be developed. This is why you don’t hear much about people discussing living safely in Jamaica anymore like they used to talk and that’s because of gated communities.

@@andrewblake6324 Firstly, people are going to flack to where there’s infrastructure, because if there are already , roads , water and eletricticy, people are going to buy land, whether as individuals or for development. I was not referring to just developers, but also individual land owners as well. Land ownership rarely loses it’s value.. That said, gated community keeps no one safe, because people still have to leave their homes to go about their daily life/ business!! Safely affects us in all walk of life since a person could get hurt or worse in a bank, a supermarket or even on the job….So i dissagree with that part of your reasoning. A little 2 yr old boy is left without both his parents , because of the July 4th shooting in the US. Im sure that those people killed or injured, lived in safe communities. Yet they were killed for no reason, but for being out enjoying Independence day parade… Crime is not so much about where you resides, it’s more about what are we all going to do about that monster, not individually , but collectivily as a whole nation.. Some of the perpetrators of crime could be in our very household, how does a gated community prevent that?

What is great about this interview? They never addressed the infrastructure in any meaningful way. Those served by the Mona storage constantly have water lockoffs. So is there going to be increased storage??? Currently traffic is a huge issue. Is that going to be addressed? How are millennials going afford these mortgages? What are the monthly maintenance costs going to be like?? I went to one on the waterfront and the monthly maintenance is likely to start at 98k.

Let's pray for our prime minister and the government that they will make good and righteous decisions regarding the good people of Jamaica and our beautiful island.

Fear of missing out is never a good investment strategy. I have actually seen it be a signal that things are topping out. Please please please do your own due diligence before you invest in anything…….triple that effort when doing a foreign real estate purchase-- whether that is to be owner occupied or long/short term rental. Fomo (fear of missing out) if used by a seller or sellers agent is actually a red flag…..do your full research and take your time…..people stated this same claim in 2004-2006 in the states and took a tremendous hit financially. That might not be the case but don’t think you have to get in because everyone else is. Do your research and execute the best investment plan thinking of if things go slow down or cycles change. How many months vacant can the property be without it being a extreme burden. How much profit am I making vs just covering the mortgage. Treat this like a business and don’t let someone selling the product/service be your only source of information with such a long term investment. 🙏🏿

Don't listen to this person. Why are the Saudis and other countries investing in Jamaica? They know that Jamaica is in a region where many countries would like to be and see the potential of Jamaica. Jamaicans, please invest in your country or else you are going to lose out.

MDL foreigners have always invested in jamaica. What is good investing practices for conglomerates isn’t the same for individual investors. Which is why I stated don’t buy for the fear of missing or never having another chance to buy in jamaica. Do your full research and make sure that the investment provides you proper returns and u leverage your capital properly…..you couldn’t invest the same way as Digicel (Irish owned) or even JPS (80% majority owned by Korean conglomerates) - it’s not to say don’t but never use short term market sentiment for a long term investment. If you got it all lined up - invest invest invest ✊🏿✊🏿

@@rundatrack Don't get your logic. If so many overseas conglomerates own a piece of Jamaica why not Jamaicans? There will ALWAYS be demand for housing and land in Jamaica. So my advice to Jamaicans abroad is to BUY, BUY, BUY. Jamaica WILL be the next Singapore and investors are very aware of that fact, hence the reason for them to be gabbing up my land.

I agree in part but we can’t compare an island with a huge country like the U S, there is only so much property available. If you are thinking long term it’s best to get something near the coast; you will reap the benefit overtime.

Not many countries with such a high crime rate especially when they target retirees even children has killed retirees that's abnormal. There needs to be a national campaign to address crime. Not to criticize those who require safety.

Crime should not be accepted as a norm people make their country into what they want it to be, some people has been to over 100 burial for returnees I say 1 or 2 is too much let alone 100. There are certain countries where a jewellery shop door is open no security because the penalty for stealing is so serious let alone to take a life and many revere those countries why don't we make Jamaica like that others will envy us. But a lot of the times families are involved in the crime and they will not tell on each other.

That’s exactly what he’s saying. All the areas mentioned are getting new roads, they are always close to great amenities, but the road networks has improved tremendously! Washington Blvd and Constant Spring road is a good example.

I don't think we should compare the price of apartments in NYC to Kingston, for the simple reason that there are many Americans making millions of dollars in salary in NYC. How many jobs in Jamaica paying their citizens/residents hundreds of thousands usd each year? We need to ensure that Jamaicans living on the island have an opportunity to invest and reap the benefits of all the growth going on .

every 3rd world country WOKE UP. too bad their governments is still sleeping.. 🇱🇰 Sri Lanka is the titanic that hit the iceberg. '𝓃𝑜 𝓂𝒶𝓃 𝒾𝓈 𝒶𝓃 𝒾𝓈𝓁𝒶𝓃𝒹' that is a popular saying that implies only islands are 𝘀𝗲𝗹𝗳 𝘀𝘂𝘀𝘁𝗮𝗶𝗻𝗮𝗯𝗹𝗲. 𝘀𝗲𝗹𝗳 𝘀𝘂𝘀𝘁𝗮𝗶𝗻𝗮𝗯𝗹𝗲 part is the politics that failed these land. It makes sense if you are from NY and saw the change over the past 20-30yrs with gentrification and the real estate boom. Of course it won't be the same, but for buyers and developers it helps you see the vision and what could be in terms of profits and locations to invest into now.

I would compare Kingston 6 to Upper West side of NYC, not Upper East Side. Norbrook and the rest of Kingston 8 are more like the Upper East Side IMO.

The houses that are built currently in Jamaica are not for regular Jamaicans as its out of there pay grade. They are better off buying land then build or buy houses on the open market

Most people paid cash and intend to use it as a retirement home so it doesn't matter because they are purchasing in communities with like minded people. It's the big everlasting homes that will be affected. People don't want mcmansions anymore. They rather have multiple homes with at least 3 bedrooms. When people come to visit their friends stay in Airbnb close by and they meet up for entertainment. People not having guest rooms anymore. Their children will inherit those smaller homes as opposed to large homes.

I enjoyed this video and thought that it provided useful information. However, I reached out to the realtor in this video both through email and Whatsapp but never received the courtesy of a response. Very disappointing and not very professional. I believe if you are not spending 30 million dollars these people won't help you. God forbid you want to purchase something you won't have any debt on. Nonetheless, shortly after that experience my determined spirit found me a great realtor to work with.
