In the weeks prior, Recreational Resort Cottages released a tour of the Agate with a side entry, no porch, and no loft. From that tiny house video, we listened to your suggestions and feedback to bring you a tiny home that is exactly what you asked for in a 15' wide 399SF RV park model. We switched the design to a front entry, added an 8 foot front porch with TREX decking , and added the walk-in closet with a designated space for your washer and dryer tucked away in the back behind the downstairs bedroom.
This Agate with the upgrades shown is currently priced at just $79,000. Furniture and decor are not included. The price includes delivery and tiedowns within 100 miles (additional freight charges apply for farther distances), a/c and heat system installed, manufacturer's warranty, plus a 7 year extended service contract.

I agree. A 6 ft. front porch would be more than sufficient, and I'd like to see it screened in. I also wish the loft had a little more headroom!

Me too! 5ft porch screened if possible for extra footage in the living room. Nice design and layout. The price is lower on this one.

The problem with taking square footage from the porch and adding it to the living room is that it would no longer be a 399 sq. ft. tiny house. You may as well upsize to a 600 or 700 sq. ft. home once you've gone above 400.

Loved it. The only thing I'd change is putting in a pocket door in the doorway to the walk-in closet so any humidity from the washer/dryer is minimised. And add a heated towel rail in the bathroom to avoid moldy towels.

Yeah a pocket door would be a good idea 💡because of the heat from the washer and dryer would be good on the clothes in the walk in

The dryer is vented..should not be a problem with humidity..

Love this floor plan, especially the walk-in closet. I would omit the loft and enjoy the bigger living space. I would also put a built in desk where the open shelving was.

I love the changes you guys made with this one. The walk-in closet is completely worth the reduction in bedroom space. It's easily my favorite change. And I don't know how you managed it, but the ceiling height under the loft actually looks pretty manageable for someone on the taller end of the spectrum. The ceiling height in the shower is particularly impressive, especially considering that it's a one-piece fiberglass shower (which seems to add height underfoot to the shower spaces in these homes). I like the way the washer and dryer are kept out of the living/kitchen area. It gives that entire space a bit of a classier look. The living area by itself looks like it's small enough to be cozy but not too small for decent-sized furniture. In fact, it looks like you could probably fit two full-sized couches in there. It's definitely nice that the loft is carpeted. It's a good feature whether you're crawling around up there to store things or placing a mattress (no rug needed).

@InJeffable You realize RRC doesn't "make" these right? The RV manufacturer does (Platinum Cottages & Athens Park for example). RC just sells (with or w/o options), assembles when the pieces arrive, & then delivers the mass produced units to the customer.

@@heatherbesocial I said that they made changes to it, not that they built it themselves. Directing the manufacturer to change things counts as RRC making changes. Mike Timmons (the host) has talked more than once about making changes to floorplans based on viewer feedback.

This version of The Agate is better than the first one Mike and it actually looks way bigger. I love the fact that the washer and dryer is tucked away inside the closet and yet there's enough room still for clothing and other items. Love, love, love this version and floor plan.

The only thing I don't like about this model is that I can't buy it now!!! What a difference four extra feet in width makes! It seems so much larger! It's much more spacious and makes for a better layout! The bathroom and laundry area/walk-in closet are my favorites! I also like the fact there is so much wall space for pictures/art and open shelving for additional decor. The kitchen is more than adequate with the counter space, cabinets, and pantry. The island is not missed. The loft is the "cherry on top" and the price can't be beat! (For now, anyway!) RRC has done it again!!!

Yeah, this one is nice. I like the colors you guys choose and how you enclose the circuit box to fit the decor of the house. My favorite part is how the washer and dryer is neatly and conveniently tucked away next to the closet space, make sense to me, and everything is so beautiful anyway. And yeah the sound elimination effect🌟🙌🏽🌹🌞

Like the addition of the front porch and the loft. The washer and dryer in the closet just makes the most sense ever! If I were going to make any changes, I LOVE a front kitchen and the living space in the middle. Like a galley kitchen. More counter space options, and love the natural light for preparing meals and my soap creations. Nice home Mr Tiny Timmons!!

I like many features of this tiny home but I feel the living room is too small. I would gladly give up the front porch size if I could have a larger living room area and create more space for a breakfast nook/dining table (considering that most people spend the majority of their time in the home, as opposed to spending time on the front porch).

Totally understandable, but then it would no longer be a 399 sq. ft. tiny home. You may as well upsize to 600 or 700 sq. ft. once you've gone above 400. The only way to get more space in the living area while maintaining the home's square footage is to omit the loft (thus omitting the stairs that encroach on the living space).

I like this layout the best for the 399 sqft tiny home. Especially the washer/dryer in the closet and the little knook by the fridge with shelving (I'd probably put up a cute curtain in front of the open shelving to hide the storage and add wall mounts for your broom and stick vacuum).

Everything! I have said that so many times about so many tiny homes you have shown how much I like the next one better but this one is perfection!!!! The only thing that doesn't have is built-ins in the bedroom but would that big huge closet what more could you want I guess you could get a bed with drawers underneath. It has a pantry closet and has a space for a little table to eat breakfast it has a space for a big screen TV it has a little linen closet in the bathroom it's perfect

When kitchen bench space is limited, like in this tiny home, I'd install a recessed sink that has a custom cover using the same benchtop material so the bench becomes one seamless bench with the sink hidden underneath. Just leave cut-out holes for the taps.

The open shelving next to the fridge, I would prefer in the living room. I like some distance or separation from the kitchen and the living room. Nice. Only see a couple of things I would change - flip the fridge and shelves/pantry to give a good buffer between the fridge and stove. Put the option in the main floor bedroom to have the bed against the wall by the bathroom and then the option to mount the TV over on either the wall by the window or on the wall by the closet. Lastly I would ask if the ceiling in the loft could either be raised a bit or if there could be something like a tray ceiling added. Other than those things, I really do like the overall layout of this one 👍

Very much love this layout. One change I would make is those open shelves between the fridge onthe bathroom, I would make that into a coat closet/ broom closet. That is one thing that always seems to be left out of Tiny Homes. Sure wish you would exand your company into Canada! We could sure use a quality tiny home manufacturer here, especially in Alberta! I like the walk in closet and I like that that the stackable w/d is hidden, cause laundry is my business and I don't like everybody in it. The extra shelving is nice, next to the fridge, but I would probably like something with doors better, and I would prefer my bedroom have some distance between it and the living area.
