This was the very first video I watched about Nocatee. This is when I fell in love with Nocatee and chose you to get us there. Looking forward to closing on our beautiful home and moving in at the end of this month. 🫶 Thank you for helping our dream to become reality. You totally rock!

In your opinion who are the best builders in nocatee

What are the HOA & CDD fees for those amenities. That is the deal make or break for many. Explain how a CDD affects the buying power.

It varies according to the neighborhood. Each neighborhood may have more or less to offer. The CDD also varies. HOA fees are where you would send a check out on your own. CDD fees are broken down into 12 months and paid with your mortgage. I do recommend knowing these fees and taking them into consideration when buying a home. What is the best and closest housing area to stay in nocatee for schooling? We are moving from South Africa.

One thing to keep in mind is that not all of Nocatee is in the same country. Nocatee is comprised of Duval County and St Johns County. The schools districts are not the same. The best thing to do is drop an address into the school district sites to find out what school the home is assigned to. Or, you can always give me a call or email me and I will assist you. Do you have to be a residents in Nocotee to have all those amenities?

Sort of. There is an option to join that may still be available to non residents. You can reach out to resident services which is located across from the welcome center in Nocatee for more information.

Cool concept but false reality. Nocatee is very clicky and divisive. Either your with the Georgia crew that day drinks at the pool and let their kids run wild or you are team Jersey trash where they run stop signs and complain how they miss Mozelli’s pizza… no diversity and minorities are ignored. We moved out in less than a year. Don’t believe the hype
