Fabulous exciting opportunity. Great value! I would rent out both and the garage and stay now and then in the commercial. We lived in the centre of San Gim for 6 months a few years ago. Most impressive and beautiful setting in Tuscany. Busiest town we’ve seen - as there isn’t the same room and expanse as other Tuscan towns : omg throngs and throngs in July/August. And I do not miss carrying our groceries 20 min walk from parking the car. Our son, 6 went to the school there while we spent days touring and viewing properties. The guilt…

My favorite property so far... great deal. Would you live there on off months? I love San Gimignano, tourists and all. Always curious how much tax you pay on units you rent out and how much to pay for a property manager while you are not there. Great place should go fast.

If you want to pay a flat income tax on gross rentals received is 21%. You can also pay a regular income tax on it and if you do that you can deduct expenses. Either way. I think a good property manager shouldn’t cost more than 15% of the gross. Of course that would not include cleaning the place, only managing guest, bookings, repairs, etc..

Beautiful property! But wow…Costs 21% + 15% + cleaning + misc. it definitely takes serious consideration of what you’re getting into. If you don’t live in Italy full time, assume you also have to payvUS income tax?

We stayed inside centro storico , in san gimignano the first time we came to italy and totally loved it. Someone here asked something very important and so do i What would be the return on investment for somethings like this brad ? ( realistically ) and " income " taxes for rental properties ? This is somethings it worries me about investing in italy cause i hear all the time people saying taxes are high and you did mentioned it a couple of times too. I guess even if taxes are high , you compensate some how that with the low cost of living , excellent health insurance, etc, etc. About the property you just showed i think is a pretty good deal for what you are getting, and the location. you dont have to go crazy with the remodeling if it is to rent to turist, they will rent it regardless & pay good money for it! Good job brad, and congratulations on the amount of subscribers you are getting ! 🎉

Time to hit the Horse races in Siena. Their Old Town is beautiful. As for the commercial space, in Greece the renter will do their own remodeling to meet their needs, it’s not the landlords obligation. I do hope those workers on that city project finish the work quickly and not take all of the tourist season to block things up (like here in Crete). I do miss not having access to a supply of Binz Primer here, makes quick work of sealing up stained paint as compared to the junk we have here.I wouldn’t mind living on the second floor and renting the rest. As for AC units, it is a pain in historic areas. Somehow one needs to dig out the walls to run the pipes and electrics to the back side IF that is permitted an IF the other property owners will allow you access to the back sides if there is no public access. Concealing pipes and electrics on surface mount channeling ruins the look of the home.

I thought cars were not allowed in the historic center (except taxis) but maybe that doesn't apply to homeowners? At any rate, I would combine the garage and the commercial space into one larger apartment or rental storefront.

Owners get permits. If it was me, I’d keep the garage. You’re not gonna be allowed to put in in the extra windows and I doubt you could get a permit to make that into a much bigger apartment. You may not even be able to use the commercial space as an apartment unless it’s kind of on the down low. But the price is still for apartments regardless and the commercial space and garage and nice bonuses! Great comment!! Thanks Brad
