Sir I admire you and follow you. Your guidance in mutual fund related issues is great. But Sir your this video have mutual skewed orientation towards Real Estate; and you are comparing incomparable things. When you say investing in Mutual Fund, it means you own a piece of business through that fund ( or direct ownership through buying shares). But when you say anything about real estate you assume that one has to buy it from market at market rate. Sir that is not investing in Real Estate, but it’s buying product of that industry. Have you ever suggested anyone to buy detergent powder as investment or have you suggested to buy a share of HUL? Of course you would suggest to buy HUL and not detergent, when it comes to investment. Then how come a product of Real Estate industry is comparable with either MF or Stocks? I thing it’s unjustified. Better if we can compare a developing project with MF or stocks. If someone developes some product in real estate then it’s market returns we can compare with MF returns. Off course ticket size, liquidity etc are issues when you compare paper instrument with real one.

I thinks you are missing the point. A home to reside(like detergent needed in your example) is important. However, one needs to think through when he buys it. A lot of people buy early and spend all savings on EMI and unable to invest much after. The way to go(depending on individual) is to build sufficient principle through MF, then buy house much later(in current market situation) Some of my friends pay rental of 25k for a property that is worth 2 crores. It’s better to stay on rent, invest and buy much later in your 40’s or 50’s once they have built the corpus. As for second home; it’s not worth it in most cities today
