So you think buying a pre-sale condo in Vancouver will give you the perfect place? Think again!! This condo and building, in Vancouver, are riddled with major problems that the builder left behind. Check out this video to see a few of the major problems that I located the total list is much longer.

The way you pick apart every single little detail has inspired me to be a little more thorough in my day to day life. Weather it be helping a buddy test out a new car, signing a lease for a new place to stay, or even in my own personal endeavors building guitars: it's truly refreshing to find someone that takes so much pride in their work to pull inspiration from. The shower, would probably be the only thing I'd find askew, and very annoying. But yes, the other things were definitely a life saver to be caught!!

As far as I'm concerned, warranty isn't worth the paper it's printed on. At most I would expect someone to put a bead of silicone on the shower. Cheap and easy. The rest, that will cost money. I would be surprised if they did anything other than drag their feet until the warranty is expired. A followup video would be interesting showing if and how they fixed everything you found.

Two observations: The length limit is for the dishwasher discharge hose. However, it is possible they switched from hose to 1.5 inch DWV pipe partway. Poor location for the washer, though, chosen for cosmetic reasons, with no consideration of usefulness. The range hood issue is a pet peeve. Almost all I have seen are too high to be useful. The steam or smoke spreads out as it rises, missing the hood! A lower hood would catch more of it.

Your really good. I wish inspectors where I live were as good as you. I’ve bought two new homes in the area I live where inspectors I hired missed huge obvious things that I didn’t notice until later.

I always install my dishwashers here in Lithuania like this: If the dishwasher is not right next to a kitchen sink, I will run 40 mil drain pipe along the back side of the cabinets, under the cabinet floor, in the space of the ground where the feet of the counters are hidden, and then I will raise the pipe trough the cabinet floor right at the back of the dishwasher, to minimise run lengh of the hose. I also put a 40 mil p-trap the connect the hose, so I will be sure 100% It will never leak, never clog and never stench the house with sewer gas when homeowners go away for months and leave the dishwasher open, so the internal water reservoir evaporate and give way to sewer gas. This is my prefered way to install them.

Why is the builder not liable for the rapairs? I don't understand why home owners make a claim for 2-5-10 warranty insurance instead of getting the builder to cover the costs.

The Dishwasher is way to far away to be convenient. Looks like builder cut some corners to make a few bucks but caused $5000 to 10k worth of fixes. That kitchen is a disaster for layout! Great Video

Without looking at all the comments left on you page, can I ask who the prime contractor is that built this unit? I think I have a guess, as I'm in Construction Safety here in the lower mainland

Other then the fan and leaky shower. Dishwasher will work just fine and hood vent. It will work

The shower enclosure is a product failure, the metal frame seals are what what's leaking.

Or more correctly: 8.5 x 9.5 x 8= 646cf/60=10.76 x 8 (Times per hour) =86.13cfm. Fan too small as he said. Great video!

Tyg Rahof, now deduct the double sink vanity, toilet and wall mounted medicine cabinet and I assure you that it will be less than 80 cfm

Why wasn't the dishwasher placed right next to the sink, like in a typical house? Placing it at the end like that doesn't make any sense.

There isn't much space, especially with the dishwasher door fully open. They should have had the sink on the long section, next to the dishwasher. It's a bad design overall.

I sell Euro showers for a living and for a 1.5 million dollar residence they got a cut rate Euro. You might also consider that when they drill the curb to install the bottom channel they penetrated the waterproof membrane underneath the tile and created a path for water to get into the curb and to the subfloor. If you know what you are doing you never need to drill the curb like that.

The ones's I've seen have helped when I was looking last year (before prices went way up real quick) a lot. due to your videos I have been able to notice roofing issues and siding issues on some of the houses I did look at. You would of loved one of them. no mention of any water damage in the notes for the house, but you could easily push in various spots of the dry wall. it turned out to be a very bad house. though Had I not known to look closer at various things, based on what you have found on your videos I would have been in trouble as it looked like a good house otherwise. (minus some hard wood floor staining) so keep up the good work! I thank you very much for all the videos.

Good point about sufficient exhaust capacity to clear the volume of the room of steam. However, I dream of a home where the toilet odour does not get a chance to pollute the whole room, forcing you to change out valuable warm air every time. I would love to have another exhaust fan on the wall, low down beside the toilet. Turn it on before sitting down, and never pollute the room!

The solution to this is having the toilet enclosed in a small room by itself.

@@xenn4985 A small room by itself still needs its own fan, so the small room is redundant if you just add that extra fan bedside the toilet. Small room therefore solves nothing.

@@rtel123 no, a small room by itself does not still need a fan. The idea is that you contain the smell in the small room, letting the smell fade on its own over time. This has literally been a thing all over the world for a long ass time. It is the solution.

Almost all building materials are made in Imperial measure because Canada is so closely tied to the USA. Most other things are metric.

In Canada house have to be inspected by the local building authority at 4 states of work. They should catch these deficiencies. Munro is just trying to sell himself.

slick 2501 ya he is but some of it is very worst case. for example if a dishwasher pump burns out it usually does not involve a flood. dishwashers have a float switch . pumps don't usually leak when they burn out, not those kind. he is very thorough but some of it is a stretch

Ok so who would run that much water on a shower glass ? Obviously your body would block a lot or the water flow .if I took a garden hose to a window and just let it run sooner or later it would leak ..

100 years ago, there was no such thing as fanning out a bathroom. And people didn't die of it. I lived in such a house for over 10 years, taking steaming hot showers and barely ever had mold. Cleaned it well, and no problem. Smoking and sedentary lifestyle will kill you waaaaay faster than any of that.

Oh, and there was this neighbour, with the same style of house, who will surely die from ammonia inhalation a thousand year before she gets any problem from bathroom mold. Because having 5 cats and never opening your window is way more deadly.

Homes are built tighter today as opposed to 100 years ago. Old homes are extremely drafty, and as such ventilated them naturally. New homes, with all the vapor barriers and sealing, are equivalent to living in a plastic bag. Exhaust fans and makeup air are required to change the house air and prevent mold/hazardous conditions.

Patate7Frite as Brandon said before me. Because modern homes are air and water vapor tight. Old homes weren’t. Are you gonna die probably not but the humidity will ruin you drywall, paint, rot wood ect.

Here, the vanity alone is greater than 4 cu ft. Fan is sized fine. Show us the discharge connection for the dishwasher or that one is getting tossed with the fan. Generally your videos aren't too bad, but your grasping for straws at this one. Its okay to find nothing on an inspection. No content, thumbs down.

there is no way the discharge line is 14 feet . the dishwasher discharge line comes out on the left. the there is a 2 foot cabinet. with a 3 foot lazy Suzan. a sink is 3 foot wide. 9 to 10 feet max. this guy is a joke. people your home inspectors you hire spend $500 and take a 8 hour class. they are just trying to feed you bs to get money!!

Remember, the discharge comes out at floor level. It has to go up 32" minimum to the top of the cabinets, 1' to the back of the cabinet, and then run along the back wall, and then down into the P trap.

Home inspections are extremely affordable and much preferred when I could get the builder/seller/warranty company/etc. to resolve issues before I take over the property. Additionally, you weren't there. You've managed to form opinions using no foundation of information. It's willfully, ignorant people like you that spout ludicrous opinions the general public should be wary of.
