Back in 2021 one bed in jbr address residence with partial marina view (not serviced appt) was 1.3m AED now the same is double! But if you live in the residence you’re not allow to use the hotel pools. Also five residences 1 bed was 375k € good old times…

Good to see you both back in Dubai The last apartment 2 bed looked really nice and size for the money! I know the location was a bit outside the main area but I thought the price was reasonable

We live in Creek Harbour and it’s such a lovely community - so beautiful, peaceful and family friendly. The buildings look good inside and outside but we are SO disappointed with the build quality (and what’s up with these corner kitchens? Argh). We are currently looking for a family home to settle into in Dubai - would be so great to see a villa & townhouse edition of this video! We personally feel the townhouses in Dubai are too cramped for their price point. Quality is also hard to come by. Arada seems to be a good up and coming company to watch out for as well as Al Futtaim. Both are going to change the game here in Dubai we believe. Also wanted to add that the best buildings in JVC are the Belgravia buildings - some of Ellington’s first projects. Now they’re branching off into the more luxury market. They’re doing their first masterplan, The Sanctuary and the apartments they’re building on The Palm look amazing - their quality is superior for sure. We bought our first investment apartment with them. I’m not an agent or in the industry btw, just really enjoy the property market and investing. The Facebook group called “UAE Grow Your Finances” has incredible tips and conversations on the topic of the property market in Dubai. That’s the place to be for all conversations on the topic 👍🏻 Look forward to seeing more videos like this. We are still to find our perfect family home that offers value for what you get here in Dubai. Our eyes are on Arada and Al Futtaim for filling that market gap (although people are going crazy over Al Futtaims new project and prices are rising rapidly).

I visited the first 3 buildings that u showed a few months ago. Please forget the Five, it's kind of outdated and later locals told me that a lot of "night ladies" hang around in the hotel part, I really disliked the lobby vibe and the public. The second property by Emaar had some nice views, but the quality of building was not so good. Address JBr is not bad , although overpriced. Not familiar with the other 2 areas JVC,...JLC

Matt how much is rent your apartment?

It would be a great help if you are able to quote service charges on these apartments, especially those you quote for sale, I presume while renting there is NO service charge ?? Maybe there IS ???

I found the last apartment really cool! Location is a problem because I don’t drive but maybe someday there’ll be a metro station or bus stop around there. You both should look at a lot more apartments and villas away from JBR area. Mostly only tourists stay at JBR and the people that do buy a property at JBR, rent it out nearly the entire year as a future investment.

Could you slow down your camera work a tad? The rapid swinging/scanning makes your work difficult/uncomfortable (on the eyes) to watch (maybe I’m too old). Other than that, keep up the good work/content 👍🏻

At least they seem to be catering for different wages. A$170,000 to rent a 2b per year 😧and then a 1 or 2b for A$300,000 to own. The first one didn't seem very private with other balconies looking down/over you but obviously a nice view and a great location. Clearly people are making bank there. The A$125,000 2b rental didn't have the greatest view - looked like the industrial estate. How much do owners/landlords pay for body corporate/HOA etc in these buildings?

It’s weird how unless you do short term like Sonder etc. you can’t rent anywhere each month and have to do everything in yearly blocks or sometimes if the landlords agrees 3/6 month blocks or payments. If you are renting then usually you want to pay monthly! Would be good to see some viewings of shorter term rentals!

I am amazed that there are enough people to inhabit all the places available for rent and for sale---It is not inexpensive to live in Dubai but then London---NYC and Los Angeles are the same----Wonderful job you two---Love your approach and presentation---You are both a pleasure to watch guide us all through these residences JBR at 26 thousand Euros a month is very high

Totally ridiculous and way way over priced (apt at the beginning of the video for $8k a month rent ) , I live in California in one the most expensive neighborhoods , everybody complains how expensive CA is but compared to these sad looking apartments it’s a total bargain
