This video just popped into my feed so I decided to watch it as we are planning to retire in The Villages. The video is a well done, succinct presentation of the areas within The Villages and nearby options. We have friends who retired there (Brownwood) and I have an eldest cousin who is retired there (Spanish Springs). We have visited The Villages on several occasions because of those connections. Though the most recent visit was in 2018.

My relatives lived in the Villages for 3 years, then moving to the Gulf coast, and found the resale values in the Villages very strong, and they made a nice profit on their 2 bedroom home.

The Marion county area also has natural gas. It’s more laid back with beautiful older trees. Brand new recreation center being built ready approximately July 2022. Great golf courses. Nice people. Further golf cart ride to nearest square but around 5 or so minutes to Spanish Springs 10 to Sumter by car.

Hi Dave, just found your channel. I have visited and rented in The Villages several times. Hopefully will be moving there in a few years. I prefer the areas near Spanish Springs and the Historic Side because of price, low or no bonds and access to shopping and dining. The older Villages are more appealing to me than the new construction south of 44. For my age demographic (60) I should be looking south of 44. But I prefer the more established areas.

Mention of the sort of town center Sawgrass would have been great and what that may bring to the St. Catherine village vicinity.

At the time I did this video, I had not seen plans for that area. I plan on including such information as I replace these videos to keep them up to date. The subject of the video is how prices vary by location, and primarily prices vary by section - north of 466, between 466 and 466A, 466A to HWY 44, and then south of 44. Prices south of hwy 44 tend to be very similar in nature regardless of where they are located down there. I suspect as they start developing closer to the Brownwood bridge over 44, those homes will be more expensive on average. I hope this helps.

Are there many homes for sale in Sumpter Landing?

Hi Irving. This is not an easy question to answer. First do you mean Sumter Landing or Lakeside Landing? Sumter Landing is a town square in The Villages. There are no houses "in Sumter Landing", but often people will refer the the area between CR 466 and CR 466A as the Sumter Landing area (50+ homes for sale in there right now). There are courtyard villas that are walking distance to Sumter Landing (1 for sale in there right now). Lakeside Landing is a separate community outside of The Villages, but golf car assessable. In that community there is one condo $245k and 4 homes for sale ranging from $379k-$549k(on the lake). How do you get into villages on golf cart with out a pass for the gate?

Depends on where you are trying to get into The Villages. But, The Villages is not a gated community any motor vehicle including a golf cart can just hit the red button to open the gate. Also you are not including the bonds and ccd.. makes a big difference on price per sq foot

Bond and CDD are considered taxes so those are not factored into the price per square foot, however, unless the bond is paid those fees are pretty consistent throughout The Villages, the CDD ranges from about $400-$600 per year. More for much larger houses. Bonds between $1000-$1600 (again more for premiers).

Location is very important but in Florida age demographics changing in the next 15 years is huge as well.

Nice explanation but you need to pay attention to identifying the roads bordering the areas. Other than Rt.441, most of the other roads you named were not correct.

Nice video. Question, I was under the assumption that only folks living inside The Villages have access to the cart paths. Are you saying that people who live outside TV have the ability to drive their golf carts into TV property and access town squares, restaurants etc?

The answer is anyone has access to the Town Squares, restaurants, shops, etc. So if you can get your golf cart into The Villages, yes you have access. If you can get golf cart into The Villages you can drive your car their. From a practical standpoint, there are only 4 communities that have practical assess. One is Lakeside Landings, technically you need to have your golf cart road ready. But, most peopled here don't. It is a 30 second drive down a 35 mph road. Bison Valley - is a smaller subdivision actually built by The Villages for workers 20 years ago, same floor plans as the villages. Where I need to do some homework because I am getting conflicting information is the access for Spruce Creek South and Stonecrest. Some people say yes you can get carts in, but I have had a few people tell me no. I will get back to you about these two

And if you have an car, anyone can drive into the town squares, park in the parking lots and dine, shop, go to a movie, watch the nightly entertainment.

I enjoyed the video as well, but am confused as to access to TV property. They don’t ID everyone? I have never visited, so I don’t know how golf cart versus car traffic is handled.

The Villages is not a gated community, it is a community with gates. So, anyone can get it at any hour. However, they track every plate that comes into every gate which acts as a deterrent. Since you have never been here, there must be 300 gates, and manning each gate would be cost prohibited and cause way too much delay. Anyone can enjoy the town squares, shops and restaurants, they are all open to the public. Hope this helps, if you have more specific questions, please email me at davemontysales@gmail.com

​@@hospicern2002 I am sure if my earlier reply went through. First, the Villages is not a gated community, it is a community with probably 100s of gates. So anyone can get into the Villages any time, in fact, the town squares are open to the public without going through a gate. The gates are only in residential areas. They recorded every plate that goes through every gate, so it acts as a deterrent. Golf carts have their own paths, sometimes they are stand-alone, sometimes just lined off on the side of a road, and in some areas, you are on the road with cars (residential streets). There are times when you merge with cars if they share an intersection. I know this is kind of vague, but once you visit you will see that it is pretty much down to a science of how golf cart and car traffic is handled here.
