I really love your videos. It helps me a lot. I need your advice. I will close a house soon around 7% interest. With this high interest, should I put 50% or 20% if I will keep this property for 5-7years. As your advice with old video, should I do 30years fixed rate? And put more on principal? So confused with these days real estate market…. Please help…

Today's rates redfin says it takes 13.5 years to break even after paying closing costs and commissions. I personally wouldn't put so much down in case a better opportunity comes and your money isn't locked into a home.

Thanks for watching! It really depends on your own goals and your risk tolerance. 7% is actually a very good interest rate in today's market (as of this post). We've been buying more properties with our own money and using less financing since it costs so much to borrow nowadays. I prefer peace of mind over min/maxing my money. If you have the means to put more money down without being cash-poor (i.e. you have enough savings for emergencies) then go for it.

it is true to say that you on non-course you just walk away...first of all, ethically you don't just walk from your obligations, second of all once you have defaulted even on a recourse loan you will be black listed and it will be become much harder for you to borrow again.
