It's crazy how similar this deal is to one that I'm currently working on.. it's an hour or so away from this deal, the redfin estimate is around 205k with an estimated sale price between 196k and 233k.. square footage just under 1000 sqft... mostly cosmetic repairs, ,for sale at 109k and I'm offering 90k

Hey Jerry quick question so I’ve got a offer agreed on for an on market deal and the agent sent me the state approved contract but it wants me to add the buyers contact info and buyers acceptance contact info which includes phone number, address,initials,etc do I just put all of my normal info In as the buyer even though I’m still assigning the contract?

Can anyone explain to me the strategy to get this deal done if possible at all? I was lookin at possibly a owner financing package deal but not all of the properties were free and clear. The ones that had a recorded mortgage were split between two banks one of which had a due on sale clause and the other bank didn’t have such. I figured to package them all together still I would have to use a lease option or a land contract. Would that work or would I have to purchase the free and clear homes with seller financing and having a separate closing using subject to for the homes with mortgages ? Thank anyone for their time to answer before hand

How do you comp a property without any permits? The septic system, in addition to all major aspects of the property, are not permitted. Only the well has a permit. Do you check permits before making an offer?

Not worth the time to check permits on every property. That's an outlier. Drop it and move on.

I have a question jerry, why do you ask the agents opinion on how much it the rehab cost would be? Im curious because they are agents not contractors so how accurate would their numbers be? Or is it a strategy that I am not seeing? thanks

'"are you wholesaling or listing it?" "were doing a novation".. I still dont understand this word and how to contract it. it certainly sounds like a net agreement that is being wholesaled.., with permission to list. (the wholesaler can sign listing agreement is in gray area, a seller will never sign a list agreement to be wholesaled...)

Novation is the replacement of one of the parties in an agreement between two parties, with the consent of all three parties involved. To novate is to replace an old obligation with a new one.
