Bro, my suggestion is stay in rent for now, buy some land on any area which comes on your budget. After one or two years land value will increase atleast 20-40 % then you can sell the land and buy one good house with that hike.

U can try medavakkam radius of 3kms as it's between velachery n tambaram and sqft here is ₹5000 approx, so even if u buy 1200 sqft, it comes around ₹60+8l (reg) and 1100 sqft house construction costs ₹20lto 24l max, so max within 90l to 1c, u can get individual house
