I'd love to give you advice but before I do I wanna let you know I'm not a professional, so please be careful. I've been Burned a couple times too... With that being said. My family has found most of our houses on Facebook market place. We just browse and look at houses within our set budget. I ask basic questions like what kind of condition the house is in, is there a clean title, are there any back taxes owed on the home, etc. And I ask for them to provide proof. If they can give proof then I'll schedule a visit to see it. NEVER send or give any money beforehand. And if it doesn't feel right, it probably isn't. Trust your gut. When I go to a house, especially a mobile home.I am looking specifically at the floors and the roof. I walk around all over the space to feel for any soft spots. and look at the roof and ceiling making sure there's no leaks or anything like that. I flip all the lights on and off, try plugins, Etc. Talk to the seller about moving it. does it have axles, anything specific you need to know about moving it. I take someone who knows more about the title end of things than I do. (Melania is good about this part of it.) As far as moving the goes, It's again about finding someone who can provide proof of experience in the field. Once again, never give money beforehand. if they ask for money before moving the trailer. Find someone else. In Texas (idk about other states) as long as your in the country, out of city limits, there's not alot of regulations on moving a trailer. I would think as long as you mulch it to where there's not a lot of stumps and such, it would be OK to set the trailer down.But if you have it in your budget I would recommend doing a pad. Be mindful on where you would put the trailer house, because you wouldn't want to set it where flood land is. Where Is my mobile will sit, It actually holds water. That's why we did a pad that was lifted. Septic would Either be conventional or Aerobic system. I don't really have an opinion or either or. So I'd do some research on which one would be best for you. depending on where your at, most electric companies will charge to install a pole. But depending on where you're planning to put your child's mobile home they may be able to run an off of yours. since my sister's land was so small And our houses were going to be so close together the Electric company i'm with went ahead and ran it from her pole, and all I had to do was pay for the start up service, like putting in the meter. For water you would have to Pay. for whatever water company is in your area to install a water meter. I really hope this information helps. But again, I'm not a professional.
