🔴Every potential buyer should demand and read a copy of the most current CC&R's (rules), read cover to cover and ask questions about anything that doesnt make sense BEFORE making an offer. That is YOUR RIGHT as a potential buyer. Don't rely on your realtor. Remember, he is there to make a substantial profit.

My friend is a realtor from Naples. She was the one who informed me that by law a potential buyer has to have a minimum of a set number of hours/days to review all CC&R's. She actually wrote a very long letter to the President of one HOA because they were delaying and delaying providing me with a copy.

I've been living in a 55 and up community for the past 2 1/2 years and I like it just fine. We pay a monthly association fee and the association cuts the grass, removes the leaves, trims the hedges, shovels the snow, and does all outside repairs to the house and property. Last summer everyone got a new driveway paid for by our monthly dues. Does the roof leak? Do your shatters rattle on a windy day? Does your walkway have a crake? Just call the association and they take care of it all paid for by our dues and I don't have to lift a finger.

I think there is such a 'slippery slope', when people don't want to live amongst a bunch of 'old' people (like my 91 year old mom); however, they can't live independently. It's not easy finding the right fit. I'm permanently disabled (61), can bathe myself, drive, etc., however it would help me immensely to find an affordable place that serves 2+ meals a day - but the average age isn't 90! 😉 I'm in a pickle in central FL. If anyone has suggestions of such properties....I'd love any input!

She only touched the tip of the iceberg. There can be other restructions on parking in your own drive way, open garage doors or closed, coming and going, lawn and gardening maintenance requirements, common areas restrictions, outside cooking BBQ odors, the list can go on and on as well as change. Just a few people on the HOA board can wreck havoc on the community resale value. They can allow renters to almost take over or not at all. Depending on the community maintenance contracts can be a nightmare. No matter how nice the community looks before buying research the HOA thoroughly. IMHO

The last 55+ place my mom was in, and her current one are both very nice. Activities for those who want them, lovely spacious apartments to make attractive and functional homes. My mom has turned into a negative, glass 1/2 empty, want your cake and eat it too kind of gal. She doesn't want to participate in activities, but she is lonely in her apartment. She can have a 'friend' come in for cake & coffee/soup and sandwich if she wanted to grow a friendship and have less loneliness - but instead she says she should be invited to other's apartments because she's the 'new kid on the block'. She complains about people pestering her re activities, and complains about the loneliness and being cooped up in her apartment. She also feels her gated community is 'trapping' her in and she is not 'allowed' to get out. What a miserable way to live. I lived at her old apartment for a month after she moved out and I was selling/closing on my single family home. Her place actually WAS lovely, the people were kind and inclusive, the guidelines easy to follow. Sometimes people need to see that you can be handed very nice options to suit your life; however, you yourself need to take some responsibility or your own happiness. It amazes me that my mom complains about her lack of power/independence and that people keep trying to take that away, and yet she does not make any decisions for herself that would enrich her life.

I've lived in a 55+ community on the Treasure Coast for four years now and have no issues with it. The only rental restrictions are the age (55+) and you must own for two years before renting it out. The place is well maintained, there are social activities if you want them, and close to half the residents are snowbirds so it is very quiet in the summer. As for the HOA, we actually have a problem getting people who want to be on the board. The biggest thing they do is manage the financials for the community.

Everything, you told about, is just a benefits, just because this type of communities is type "55+". I live in community, like this, with most strict rules, possibly. And I am very glad about those strict rules just because those very strict rules makes me feel myself very secured, which is "A MUST" for older people. P.S. I really understand the reason, why you criticized communities "55+". The reason is: you take your stable percent from each your sale. And prices (just as well, as your commission) in communities "55+" are much lower, than prices outside of those communities, because younger people, who are still working, and so, can pay higher prices for property (than prices, retirees can and ready to pay), don't have legal rights to buy property in communities "55+". Conclusion: communities "55+" just a heaven for retirees.

I have lived in HOA communities and non-HOA. It's always a gamble when you are new to an area, and unfamiliar - but I've always been happy in my communities. I had to recently relocate across country, and unfortunately regret buying where I did (which happens to be a non HOA location). My sister lives nearby, and it suits her fine - she prefers it. We are 2 very different personalities, so in hind sight I'm not that surprised with my dissatisfaction. I never liked the title 'Karen'; however, would you consider me one? Maybe....probably....I don't know - doesn't matter! LOL! My neighbors are nice enough, but people pile up old lumber/household trash by their driveways, and it sits there for weeks. Hearing many people speeding around in their VERY noisy cars before you can even see the car - I must be getting old - but it's annoying. I haven't been here 6 months, and I look forward to when I am able to move. (I currently need to be close to my mom to help with her caregiving needs).

I've lived in one on the Gulf coast for 7 years and my dad had the house for 15 years before I took it over. I love it here. The people are friendly and there is certainly a lot to do besides bingo and shuffleboard and until Covid we even had frequent weekend trips or week long cruises. Most of the people are very active, even those in their 90s. The management has some rules but certainly are not as tough as those. I know one lady's granddaughter is here for the entire summer every year and there was no problem, the management didn't care. They do want young children supervised but then they should be for their own safety. We have lakes in our complex with wild country just beyond so we get dangerous wildlife coming in at times and yeah gators too. There are two major roads just outside that have heavy traffic as well. Pets are allowed although they do not want big dogs here for very good reason. Most older people can't exercise them adequately and it isn't fair to them as there are leash laws that are enforced in this city. Yeah we have a few people who one could do without having them around but you find them anywhere. Most are pretty nice people.

You can't work on the car. There is no place to keep a kayak or canoe. No gardening is allowed. No plants outside your doors. No cooking on the balconies. No washing the cars. One or two residents in your building will be crazy. You can not rent out the apartment. You may get unlucky and get a building king instead of a building captain. On the other hand, the ambulance and medical help is 4 minutes away. Bus transportation is 25 cents!!!! a ton of stores nearby for cheap food. A clean shady pool. Low crime as nothing outside to steal. Most people are friendly if you are not a jerk. Very quiet. low taxes. minimal maintenance increases. (currently $290 monthly maintenance for a 1 bedroom) Activities for those that are social. Very low unit costs, believe it or not back in 2011 some1 bedrooms went for as little as 12.5K. We moved into a 55 and over community last year. The idea of "making new friends" -as advertised on signs at the entrance here- isn't so easy. We found that cliques had already been established, and they weren't interested in accepting new members! Also, if you're a single person who's hoping that an active adult community will magically transform your humdrum life, that might not happen. We were told that a single woman who lived on our block moved out after just one year because it wasn't the 'fun' or active lifestyle she was hoping to find. But like anything in life, it may depend on how much effort you're willing to put into meeting other people, and whether you're a 'joiner' or not. Personally, I like the peace and quiet, and feeling of security it offers. Thanks for your informative videos, Maria.

Let me tell you, HOAs are incompetent greedy dictators. Always check the biography of your board members: it will tell you much about how the joint will be run. I had some neighbors who partied until 5:00 am in the morning anytime they wanted, they weaponized their dog by allowing it defecate all over the lawn for 3 mos. deliberately (let it lie, with flies buzzing in the heat), the whole community complaining about it, meanwhile they were beating the dog!! Humane Society came out, they were cited, went to a hearing etc I still ended up calling the police 18 more x, it’s on record. You name it, they did it, violated the lease, stole parking spaces, smoked pot right in front of kids with parents walking by, throwing whiskey bottles up in the air until they broke on the sidewalk, the music only got louder after midnight, Finally, after contacting the landlord, HOA with city codes, video cam footage from my RING cameras; my attorney took over. Then, the worthless HOA decided with the attorney biting into them; they had better evict the Neanderthals! What the hell good is an HOA? You tell me? Then, some kind of way he lost? He had to pay his legal bills, their legal bills, and all the money that was piled up etc. He put the place up for sale, sold it. Took the money out of his equity, to pay everything off. In the end, he had 0 Zero left! Nothing. All over a greedy HOA. Who was wrong to begin with! He told me the story why. I've lived in multiple communities that were basically 55 and over in actuality, but not by regulation. I do like the HOA concept and the covenants that usually come with them. However, many lazy and broke people have a habit of coming with them and many with fixed incomes (none of my communities were funded correctly due to so many fixed income people). One of the biggest problems I see is that many people retire that can't afford it and don't really have the talent, ability or desire to utilize their time constructively. You can pretty much toss your privacy out the window. As my father said.... people who are doing nothing are doing you. I've even been questioned about the hours I keep in my home office. Is anything going to be a 'really good' answer though? I wouldn't even think of asking you....'Give me one really good reason to live in a SF, condo, or luxury apartment'. Everyone has different priorities. If someone has found a good fit for themselves...that's what is important. If a 55+ is something that is a good fit for me, but not for you....one is not right and one is not wrong. We aren't expected to have the same priorities. Having children around at the pool (they are allowed for a few hours per day) is one reason why some people move to these communities. They don't want to hear children squealing and splashing around for too long. In case of family emergencies adult children CAN live with you for 6 months. The biggest problem we have in our 55+ is the gossip, pettiness and nosy people wanting to know your business (so they can go spread it). Yuk, we regret moving here. I found the Florida communities in Central Florida a rather odd blend of people. For one thing the lack of diversity is very noticeable, but I guess I'm not suppose to notice that Most people in the one I had any experience with which is very large, were very outspoken about being Republicans. If it wasn't their constant references to politics it was their religions. I don't know why they call these places Active Adults. I'd hardly call what I saw there active, maybe walking their dogs I guess They also seemed to be very gossipy and intolerant of people different than themselves. Its the only place I have ever lived in my life, where people actually commented on only wanting certain types on their street. I found the whole atmosphere lacking in diversity of anything especially mindsets. I found it unwelcoming and not representative of the entire Retiree population or for this time period. It definitely seemed to be living in the past to say the least. You can keep these living arrangements. I grew up in LA County. I could never adjust to this oppressive fantasy land type setting and feel comfortable. I took a loss leaving but life is far to short, to live where you should not be living. Just because someone is retired doesn't mean we all want this type setting and mindsets.

I just want cheaper housing! I am living in a community that is not expressly 55+, but the vast majority of the residents are retired. The nosey-bodies are no problem for me. Frankly, I just don't care that they like to get in each other's business. It's interesting listening to the residents shit-talk about each other after a couple of drinks. Since I don't drink, I just don't find that kind of thing entertaining. However, I've managed communities identical to the one I live in for several years. I've learned how to spot the gossips and busy-bodies very quickly. In the first community I managed there was a man named Dwayne, who I dubbed "unofficial community watch." Although I lived in the building, I rarely engaged with residents when off the clock. "Dwayne" would fill me in on who was sneaking in pets or who jammed up the trash chute or whatever. If you can quickly spot your community's "Dwayne," and take measures to be as uninteresting to that person as possible, and a peaceful life is yours. If you aren't sure who your community's "Dwayne" is, you can probably figure it out from the first half dozen neighbors you meet when moving in. In fact, the first person to talk to you is probably the neighborhood busy-body.

As someone else has noted, every planned community has rules. The rules boil down to some things along these lines: (1) Keep your property up--don't get trashy. (2) Don't bother your neighbors with loud parties late at night. (3) Don't treat this like a family vacation property. 55 and over communities are intended to be residential. That's why the kids can't just come in anytime they want when you're not there. (4) It's for seniors! That's why children are restricted. If you want the underage grandkids all the time, don't buy in a 55+ community. (5) Pet restrictions protect everyone in the community, including the pet owners. Some communities have pet areas separate from non-pet areas. No one is obliged to only go on community outings with the "old people." If you like being around younger people, there are plenty of opportunities outside the community, in the town you live in. "Condo commandos" can be a problem, but the board of directors can curb this. If you're bothered by any of these vigilantes, you just have to bring it to the board's attention. Also, "None of your business" is a great phrase.

@Carole Lesley I’ve followed Villages Newcomers & Skip fir a couple of years. I’m getting “warts & all” views. SO much to love about the villages. Healthcare, banks, shopping; all to be had on golf cart ride!

I would love to live where no dogs are allowed. I am a big animal lover and consider dogs to be the most amazing of the animal kingdom, but I cannot tolerate any barking. I am highly sensitive to noise and would think a community of older folks would be nice and quiet. I don't want to ever hear leaf-blowers, mowers, chain saws, boom boxes, screaming kids, loud motorcycles, screeching cars or, especially, aircraft of any kind. If these communities can give me that, I'll put up with just about anything else. Otherwise, I'll have to find 200 acres of rural quiet somewhere.

Rural is quiet? Not in my experiences outside of retirement communities for example, bullfrogs. Now I had just got used the all night croaking all blending in, when a new frog arrived croaking out of sync & time 🐸 End of sleep. I learned to merge with the choirs of country sounds plus music & movies with headphones Old age definitely makes one more intolerant rigid inflexible; the challenge is to work on being resilient & most of all grateful! Because there are many of us golden oldies who dont have the privilege of choice

@@carolorsmond8642 I hear you; I moved to the country 12 years ago. Before I bought my 5 acres I sat on the wooded property for hours at a time at least 5 times seeing what the sounds were like, particularly aircraft and cars. All was quiet. After all was said and done, I discovered my new house was directly under military vector 102 where all kinds of craft flew low over me several times a week (fighter jets, transports, helicopters). Also, passenger jets out of a major hub airport on their way to the northeast, high but still climbing so louder than at altitude. Then there are the seasonal tree frogs; like in Hawaii they chirp in deafening, constant droning all day and night until fall. Though they are one mile away, the hill acoustics drive traffic noise during rush hours from a crossroads of two highways where there is a 4-way stop. Beginning at 7 am the quarry trucks with their heavy loads of gravel break to a stop then gear up to go on. The many pulpwood trucks make noise for miles and miles away. The mellow mooing day and night of the mamma cows behind me was kind of nice for a while but became concerning as I learned to "read" their calls; all kinds of emotion going on. The worst is every summer when they take all the calves away; the mommas call alarmingly in desperate panic for two days, then call in earnest for about 5 more days; it then turns into sad mourning for another week that's so very upsetting. Then there is the farm machinery now and then. Twice a year they spread manure slurry on the pastures; it smells like dog poo, but the hog slurry will make you vomit. It should be outlawed. Add to all this is the frequent firing of guns, lots and lots of guns, especially on weekends or nice weather evenings. I can only assume rural men suffer from feelings of impotence so they feel more powerful when they pull that trigger. I don't mind hunting if you eat what you kill, but they are just shooting at targets. And not with long guns; lots of automatic fire going on. That should definitely be illegal. It would take way more that 200 acres to find any semblance of peace and quiet in rural areas. Still, it's a little better than the city, mostly just different. I've been lucky that my neighbors who have dogs keep them in at night and they don't bark very much.

@@virginiamoss7045 😲Terrible and so sad 'reading' the animals sorrows 😢I agree totally about only kill what you can eat. Ive often said that if one cant kill it then dont eat it. Am 90% vegan Its ironic that I live in a suburb of a metropolis in South Africa, Im surrounded by parks on two sides, busy roads around but its lovely & quiet. However when the cyclone touched down on Mozambique to the East it brought huge floods to our Eastern side which meant a drought stricken eastern transvaal & Kruger Park rivers all full what a blessing! I live 2000 feet above sea level where it rained every day for weeks. I hadnt been following our news, but what happened was this: these huge Hardydah birds flocked en masse into the tall pines in the garden screeching perpetually and eating the owners dog cat & bunny food and setting off my parrot! I couldnt understand what was wrong until I realised the birds had flown inland, I must always 'listen' to nature.. The owners went away to a funeral and I took care of the pets; well a Hardyda got into the main house & via text message I got owners' friends to unlock, so 4 of us humans had to drive Big Bird back out! Hilarious😅🤗 and scary for a Saturday night. All good lol I loved your writing & descriptions Thankyou PS Big Bird is approx your -large- turkey size with much longer, lethal lookin curved beak🦃
