First of all, hashtag ... TWINNING! 😎 ... And secondly, such great thoughts here ... I just finished my first sub-to deal - put in $1 (literally) and now we're netting about $23K over the next 8 months ... pretty cool deal ... BUT ... it definitely took time to get here, and there were a lot of moving parts in the process to pull the whole thing off ... In fact, it was actually the video series you guys did together on Creative Finance that taught me how to have the subject-to conversation with the seller that led to me landing this "$1 deal". I credit you guys for that specifically. Can't thank you enough! 🙌 Keep these amazing videos coming! 😊

Just emailed an agent last night outlining 2 strategies to present to his sellers - went with hybrid and novation. Newbie here, and thankful he was open. Property on the MLS for 35 days and crossing my fingers. I'm terrified but with the knowledge I've gained, I am doing this! THANK YOU from the bottom of my heart. I'm building something for my family.

As a foreigner whose first language is not English I can relate to freezing on the phones. It happened to me last week that I froze like Mitch McConnell being on the phone with a seller. I was so embarrased that I hung up.

I've done that. I just apologized and started from where I was earlier in the conversation. It's ok to lose your focus and draw a blank. You can even ask if you can follow up with them later if you're stumped on a question.

Im the only assigned listing agent in DFW area and got many leads from the company. The problem is my broker doesn't want to accept sub2 because investors don't know how to write the correct offer. Besides, the risk of due on sale clause and the company doesn't want to get sued in the future. What are your thoughts about this?

Groceries are unsecured debt. Houses are secured debt- it belongs to the bank, not you. That’s why they can take the house back if you don’t pay; you’re paying for bank’s asset.

Incorrect. It belongs to the home owner because the home owner is on the deed. Once the mortgage is paid off the lien is released and they (the bank) could never make a claim for ownership due to non pay. They're not in the business of taking back physical property. They just want notes.

@@BatistaInvests it’s called a foreclosure. You’re paying for their asset until it’s paid off. It’s your liability. That’s the entire purpose of being secured debt versus unsecured debt (credit card)

The comparison was a mortgage versus a deed.

@@Pennconst101 most banks don't care who's on the deed / title as long as someone is paying for the mortgage / note. The original homeowner is still on the hook for the mortgage even if the title is changed, New owner can walk away without any consequences.
