The thing to keep in mind is the builders are often offering lower interest rates so even if you spend $300,000 your payment may be less then if you spent more but with a higher interest rate. @StAugustineFloridaLiving I'm hearing valid concerns with the Silver Leaf community requirements for live oak trees. Yes, a beautiful tree. But, smaller sized yards. With that in mind, there is a future problem with the trees eventually causing damage to the house or requiring ongoing maintenance to avoid it damaging the house. Planting the right tree in the right place is critical. So, seeing the requirements for live oak trees as a potential future problem.

@@lisavanaartsen5908, that is a good point. My in-laws just had to replace the oak tree in front of their home and it costed around $2,000. (They also live in a master planned community with smaller yards)

@@JacksonvilleFloridaCommunities Lennar, they have done some items, the main issue is the HOA and the Landscape company! Bad soil, terrible drainage. The builders do not clean up their mess which is very difficult as it is going to be years until the community is built out. Stay away from Silverleaf

There are some communities with the garages behind the home. The tradeoff is of course you don't have much of a backyard.

Thank you for posting! I believe the minimum is 5’ from the exterior wall to the property line which creates 10’ between homes. I have seen less with permission from the county. Also I agree people move there because of the amenities, it costs less than Nocatee, and there isn’t a CDD.

Correct it is covered in the HOA fees. I agree with what you’re saying if you are enjoying amenities, you’re going to pay for it somehow

The homes in Nocatee cost more than in Silverleaf.
