Have you ever heard of the term HMO? or House of Multiple Occupancy? So what is a HMO? I wanted to give you a HMO breakdown so you understand exactly what a HMO is. HMOs are a great property investment for cashflow.
I want to give you a HMO breakdown because when starting out in Property investment you need to know the basics and understand what is a HMO. After all, they will come up and HMOs can be a great opportunity for you.
I've been investing in property for nearly 10 years and HMOs are part of my property investment strategy they should be part of yours.

I’m 16 and still learning but I would say buy to let ( for beginners ) and then work your way up to construction property + buy a buy to let in a place where there’s good rental income and capital appreciation

Another solid video, great advice. I have had my first hmo in South Shields for a few months, it’s paying out like a bandit. However, I have been hard credit scored on the broadband and gas/electrics-it’s knocked my progress a fair bit for the next one-idiot tax as a quick google search could have avoided this 🙈

Refreshingly honest insight into HMOs. They’re definitely not always the best option and have unique challenges that are very fluid right now.

Hi Jamie, I love your videos. Regarding Pre-app, do they advise on options or do they just discuss one plan. Basically my situation is, I have two plans for refurbishments of my property. first option to make two self contained portions with in the house for two different households (selective lisence) OR to make 4 bed HMO. In my situation does Pre-app will suggestion what they can likely to give?. Thanks once again for sharing honest view on HMO.

Great question! With pre-apps they only give advice based around one plan that you put together for them! I'd ask their opinion first on what's the mostly likely outcome. a chat cost nothing my man :)

I have a property in an article 4 area in Leicester near De mountfort uni, Leic Roysl Infirmary. I want to rentv 4 rooms out individually, what are the chances of me getting planning passed. Thank you

It depends on the attitude of the council, HMOs are generally not seen favourably, and they don’t need to grant planning. Each council is different; the main thing they look at is saturation rate (eg, more than X% HMOs in a postcode , more than X HMOs within 100 meters) ; unfortunately the only way I’d know X is speaking to the council. The hmo officer may know (and is good to get in touch with anyway) but it’s the planning department to really speak to. If you really want to know, you can put in a pre-app, costs circa £80, and you can put in a pre-app for any property, don’t need to own it. Also, are there any developers locally doing HMOs you could ask.
