Hey Ranjan, Love the channel and just the video I am looking for. I have been to view a block of 5 flats, they are classed as residential not commercial. The landlord has been trying to sell these as a whole unit now for well over a year. I am interested in taking them on with a lease option - I would plan you uplift the value of the whole unit through refurbishment ( new kitchens, bathrooms, combi boilers, roof repairs etc ) there is definitely room for the improvement, BUT, my concern is the revaluation! as Simon explained. How can I guarantee the new mortgage lender would revalue it at the new higher price and not the original I have negotiated with the landlord ??? Any help appreciated, Thanks

Hi Ranjan. That was a great video but what I felt was sorely missed out was what strategies there are to be used when you no longer need the purchase lease option. What alternatives are there and how you can use them? Sometimes getting out is much harder than getting in. Your thoughts on that please.

Hi Ranjan, I have subscribed to your channel for a while now and slowly getting through your content. Its great, I find it really informative, so thank you for that. I have a question regarding Lease Options. As you have the right to buy but are not obligated to exercise that right. Does it work the other way around where as the vendor is not obligated to sell?

Hi Michael, no they owner can only see to you and none else unless you assign the contract to another person.

@@propertynetworking7434 that doesn't sound like a win-win. The lease option holder has the right to buy but not obligated to exercise. Which insinuates that the vendor is vulnerable if the lease option holder decides for whatever reasons he doesn't wish to exercise. So how does the vendor protect themselves. These could perhaps be one among numerous reasons why vendors shy away from lease options.

@@diasporavoice8641 yes the fact that the option holder does not have to buy is one of the main objections from sellers so you could use an EDC Exchange with delayed completion in stead where both parties are committed to the sale.

Hi you mentioned you can't do this in scotland but ive heard of people do this in scotland. Did they do it illegaly or did they do something else which is similar?

Did you get an answer? I know someone that makes millions off of option agreements and they said I should learn to do it too. I told him I can't in Scotland but he says it is possible.

This is a grey area. I believe that the law society in Scotland has advised its members not to do PLOs because they do not understand them. I know some people have done them but generally most solicitors won't do them.
