content is not good at all. CS and RS record of rights (Porcha) were not explained. To analysis description of land in ROR of all types requires vast knowledge of Bengal's land reforms and devolution. CS porcha is available. Basic difference was not explained.

Please confirm whether multiple owner can sell the plot to any one? Whether buyer have to mutate again? or automatically be done in case seller already have mutation. Also in case sellers not having mutation, can he sell the plot?

Answer of question no 1 is yes... Multiple owner can sell the plot to any one... Answer no question 2 is yes... Buyer should have to mutate the land, otherwise he/she can face problems.. Answer of Question 3 : No , mutation is not transferable, it is the proof of ownership... Answer of question no 4 : Yes, they can sell the plot... Thank you for commenting... Keep Supporting..

Mutation is not an automatic process. However Govt. has taken initiative to mutate the plot under transfer when there is any registered transfer. Mutation Certificate is not the conclusive proof of Ownership of a plot of land/house as it is rebuttable.

খুব তথ্যসম্বৃদ্ধ একটি ভিডিও। পরের ভিডিওর অপেক্ষায় রইলাম। তবে আমার একটি প্রশ্ন আছে। আপনি যে LR পরচার ছবি দিয়েছেন এখন তো ওরকম দেখতে কোন পরচা দিচ্ছে না। ওর বদলে একটি Computer print copy দেওয়া হচ্ছে যার মধ্যে একটি QR code দেওয়া থাকছে। এই ব্যাপারটাতে একটু আলোকপাত করতে অনুরোধ রইল 🙏🏻

The concept of considering a mouza as a village is not correct from what we see as a village normally under any gram panchayet...the smallest rural body for administration, arbitration and development in general. The area of a village and its demarcation under any rural body is different from the same of a mouza for the latter is considered as a revenue village under the acts and rules of land and land revenue department. Actually the very term mouza came into existence from the sultani period and no serious administrative effort has been exercised so far to efface the difference of village and mouza to see it as a unit equally in both local socio-political administrative purpose with land reform and revenue sector as well.

Mutation certificate and LR porcha those are totally different things, the neme of previous owner mention in porcha it not a mistake, it's a different procedure to change.contact your nearest Blro office, and submit application with documents to change name.

মনে হয় পাওয়া যায় না। ঐ দাগের পাশের কোন জমির মালিকের থেকে জেরকস নিয়ে নিন, কাজ চলে যাবে। তবে দাগ নম্বর এক হতে হবে।

পরচার এরকম signed copy পেতে গেলে কোন official procedure follow করতে হবে?এখন তো দেখা যাচ্ছে একটা QR code দেওয়া computer print দিচ্ছে। তাতে বাস্তব ক্ষেত্রে অসুবিধে হচ্ছে। এই ব্যপারে আলোকপাত করলে বাধিত থাকব।

পরম পূজনীয় দাদা ভাই , জমির বিষয়ে যে ভাবে বুঝিয়ে বললেন খুব ভালো লাগলো । আমার বাবা 67সালে একটি জমি কেনে কিন্তু ভুল ক্রমে পরচায় (porcha) বাবার নাম রেকর্ড করেনি । দেড় বিঘা কিনেছিলেন । বাবা ১০ কাঁটা জমি বিক্রয় করেছিলেন ১৫ থেকে ২০বছর আগে । ওই ক্রেতারা তাঁদের নামে পরচায় নাম রেকর্ড করেছে । এখন বাকি থাকে এক বিঘা । মোট জমির পরিমাণ এক একর 29 শতক । অন্যান্য ব্যক্তিরা তাঁদের নামে রেকর্ড করেছে । Blro অফিসার বলেছেন Titel shut করতে হবে । আমার প্রশ্ন আপনার কাছে কি ভাবে আমরা পরচায় নাম রেকর্ড করবো । আমি আপনার সাথে দেখা করে কাগজ পত্র দেখাতে চাই ।
