Take a Home Buyer Education Class! That should be the very first step. You can find free classes in your local community that set you up for success. Especially for first time home buyers who've never owned a home ever. They provide all the information, resources and can even help with your finances, budgeting, credit and may even bring in actual realtors and lending officers to answer your questions and get good connections! Buying a house requires a GREAT deal of patience… patience to find the proper house, patience to submit all the obscure paperwork and to wait for your lender to close so you can close on your deal and get your keys, patience in this market right now to be rejected and disappointed over and over and being beat out by multiple offers most cash losing that house you liked again and again before finally getting your offer accepted. I close this Friday and with the emotional roller coaster buying a house entails I have never had to have as much patience as I had during this process.

After being beat down with every house we offered on we decided on a new build in a growing smaller neighborhood, it was just within our budget and we benefited from usda so we got half closing and no down payment. Now we just have the wait for it to be built, we're so excited though!

I am not even trying to buy a house and l still watch your videos. I love your sense of humor. Actually last year just as the housing market went crazy, my daughter was trying to buy a house. That's why l started watching your videos. My daughter was outbid on 4 houses in July and August so she gave up looking. Her wages, although higher this year, did not increase to keep pace with the rising cost of homes for sale. The goal post keeps moving.

Steps: 1) Get pre-approved/pre-qualificatied by contacting a lender. Make sure you get the prequalification number. Preapproving takes ~1 week. 2) Become the expert of price ranges in your area. Feel familiar with what kind of offers sells houses and ask yourself if you can make similar offers. This takes ~1-2 months. 3) During the next 30-45 days it is a period of appraisal, inspections, getting final approval, and documentation for closing. Delays could happen. 4) First payment due two months after closing, regardless of closing date. 5) Close home 30 days before moving out.

Saw 15 houses in the last 5 weeks, made 5 offers and was runner up on a few of them and managed to get some increased financing last week, but my realtor still fired me today because I'm 'not willing to take risks on appraisal or compromise on what I want'. I've literally compromised on everything except square footage at this point and have the cash to offer 10% over asking, sorry I cant risk losing my earnest money. 🙃 What kills me is I think we would have found something in another 3-4 weeks. I feel like I just reached the point you mentioned where I know what offers will get accepted and could actually win using one or two different options, I just needed to find the right house. 😑

Here’s the real timeline: decide you want a house, learn you can’t afford to live where you want, or in a house you would like, settle for a mediocre house in a neighborhood you don’t really like, get outbid, give up, keep renting.

Yeah... I started over 3 and a half months before my lease was up... thought I had plenty of time. First I was with a mortgage company that was dragging me along but I wasn’t in a hurry, I switched and started looking in earnest beginning of May. My lease ends the beginning of the 3rd week of August, I just got an offer accepted yesterday. There were a lot of busts and I got 5 no’s before I finally got a yes.

So I’m in the underwriting process now. However, I got my pre approval in about 2 days. Then we went to see a home that very weekend and it was freaking perfect. I put in an aggressive offer and we got our offer accepted. We got really lucky. The seller had 10 other offers on the table 2 of which were higher than mine. We wrote the seller a letter with a little bit of info about our family and fortunately the seller was also a veteran and served in Marine Corps like myself. I’m guessing this is why they took my offer over the others, but we are really excited about it. Stressing out a little bit over the underwriting process, but the lady that prepared my documents says it all looks good. Basically we went from pre approval to underwriting in a couple weeks. 😂 We found what we wanted and jumped all over it. Praying I get a clear to close next week! I'm trying to buy a house right now but I think my search will be over within 1.5 months. My search did not last long because I was quickly able to determine that decent houses are going way above listing and paying above listing was unaffordable/not smart. I didn't understand this until I had asked the relator a few questions and seen a few places. When house prices are this high most peoples options are limited and there is only a few places to choose from. During better times it might take longer because you have more options.

lol you called my mom OUT - She lives in a different state so she didn't come with me but I started out sending her the houses I was looking at and I was excited about them then she'd always come back with all these negative nancy comments, and I just stopped telling her about the houses because she was just annoying me. I realized nothing I liked was going to please her, especially because she was deeply shocked by the size of the houses I was interested in (my preferences run a lot smaller than what she thinks I should have). She also thought I should be looking at houses that had a lot of land, not caring that I don't want to have to maintain a large yard. And if there was any outdated thing or any visible work needed, ooooo boy did the 'mmm that's not the house for you' tone come out. Even though I have no problem with doing a bit of work. (And I do mean a bit - I turned down houses that needed extensive work, but just painting or pulling up the carpet and putting down some new flooring or things like that don't bother me.)

Javier is close on pre qual vs pre approval vs pre underwritten. The difference is: Pre qual/pre approval, same thing, usually reviewed by the loan officer or their most experienced LO associate to make sure all the pieces of a mortgage are in place. You can get a DU/LP approval from a LO without have it reviewed by UW. Pre underwritten is where the underwriter reviews your file and gives you a “initial approval”, pending finding a property. But ur loan is already initially approved. Which saves a bunch of time once your in contract. U still need to do follow up conditions for a full approval. A pre UW approval can allow you to offer shorter escrow period. But the pre UW is harder to obtain. Lots of lenders don’t want to do them. As it could waste man power that will never be realized. I’d know, I work in lending Good luck out there

We're the people looking for 6mos. But in 6mos we've only seen 5 houses and only 2-3 houses get listed every week, period. Not just in our price range, but total. Right now there are less than 35 "houses" (trailers/lots/commercial/millionaire lake homes/and like 6 actual houses) listed in the town we're interested (and it's a pretty rural area so there is no "one town over"). I hear you man but I'm not sure we could do anything differently. If we take a break, there's definitely the FOMO because we have to swoop in like a hawk to see a house within 24hrs of it being listed or let it go. We haven't even made a single offer. We're def at the end of our rope...

What are your thoughts on mobile homes.What if that's all you can afford .what about Modular homes.

When I inquired about qualifying for a loan, they asked if I was married? I responded yes, but she’s a housewife with no contributing income. They said Arizona is a community property state, so I needed to include her in the loan application.
