I was one of the first hosts on airbnb after it was created. I had my house in Puerto Rico listed for years and made great money being very affordable. I easily saw when it began to shift even before the pandemic. It was because so many people saw it as business. When it first started it was a cool way to make a little extra or even meet people if you leased a room in your home. I left at that point once I saw where it would go in 2-3 years. I have 10 acres in Mississippi and 40 in Texas and I am going to do "experiences" on those properties. Because you're right, at this point, Id rather book a hotel than book a regular airbnb. THey're nicer and I don't have to clean before I leave

Coastal areas have that high traffic tourism backed into them. More inland and more “regular” destinations are a much higher sell. Thanks for leaving a comment and supporting the channel.

Finally! This is the information that I was looking for. We are going to covert a 20' x 14' workshop in our back yard into a tiny house. It's private and surrounded by gardens. I have so many plans and you hit the nail on the head regarding a unique space. I've seen listings in my area and oh my gosh they are soooo boring and totally blah. Thank you Jamie

Honest and straight up - a new Walter Cronkite or Malcolm-X for our confusing times.... thank you. Liked the insights you provided in your "I Hate A-frames" informative rant, and this from a fellow who is risking my own capital and time designing a non-stick-built A-frame kit home to provide lowcost housing. I see many of the issues you raised regarding A-frames and have addressed them reasonably well, but it requires some design effort.

I watched this out of curiosity. Personally, I would never rent one, and I'm a primitive camper. Sleeping in a tent for free is much cheaper. 😂 Its easy for us though, we live in Idaho and its a quick drive to a free camping spot.

You hit the nail on the head - it quit being worth it to me to use AirBnB when I could get a hotel room cheaper and it's just so much easier, not to mention less risk. Experiences are definitely the way to go as they appeal to a different clientele and if I were the renter, it would be for the experience, not just to find a place to sleep.

capitalism is a never ending cycle, everything works until saturation and saturation is always an inevitable. it just feels exhausting to run a business i guess thats why u better be passionate about whatever youre doing so youre nataurally motivated to constantly be changeing

Hi, thank you for being forward with your information. A few years back I started my journey of having my off grid glamping or desert cabin, and I have made great progress, considering I'm almost all the work myself on weekends. I, however, have experience my very first vandalism. Some one has been using my water tanks a target's. Im a little up set because i recently took great pain to install and have ready for water delivery and now im forced to repair or replace tge water tanks. I suspect it was my naighbor because the bullet holes are shaped in the direction of his property and this person is the only other person in the erea and its a private road to my property. My property is isolated and only has one road that is kept gated and locked. This person and I share the road and both have keys to the locks. My question to you is, have you ever experienced this and how did u deal with it? I'm strongly considering getting the police involved.

That's crazy that arbitrage was ever even a thing...who would be so dense as to pay 100% mark up on a rental going through Airbnb than if they went directly to the source. Market was doomed to fail. I can only imagine a few fringe use-cases for it: specialized profession (Doctor/professor/lawyer) who's only in town for a short while and needs it immediately or students with uber-rich parents (think kid of a Saudi Prince money) who don't care/know the difference between 1k or 2k a month

Airbnb messed us up big time this summer. They weren’t showing our listing so I called them and they told me I had to update my listing. What? No notification, no idea it was taken off. We lost a lot. Lesson learned, don’t put all my eggs in one basket.

My place is unique (I’m a brand designer) it visually stands out from the listings in the neighborhood- for this reason so far it’s been fully booked in 2023. 🤷‍♀️ Just got some land in Croatia and will be applying the “uniqueness” principle to my glamp ! So excited!

You may be right about that consumer shift back to hotels and only 'an experience, uniqueness' will sell. That should wipe out about 80 to 90% of the base listings, it looks like Airbnb in real business trouble this time. To get competitive, I suggest owners drop the cleaning fees and clean the place themselves, where they can undercut the competition from hotels with a price war.

Stop being cheap is the most valuable advice here. My last airbnb didn't have towels or a mirror. Like c'com, how annoying is that? No traveller brings towels, especially an international business one. And i needed the mirror to get ready quick each day. The room was a bait n switch too. He mixed in photos of bigger rooms to rep the room i got. How deceiving. I was pissed and told him i was gonna complain to airbnb. He then bought towels + mirror and rushed over to deliver them. I know it was more costly for him to damage control then to just include it to begin with. He's what you call penny wise, pounds foolish.

oddly .... this has been my best year yet with income from Airbnb . My 5th year of hosting . I have only the one property and I am looking at 120k income by midnight of the Dec 31st . It does depend on location of your properties and what your niche is . Mine is Mexican Beach Resort town and I host large groups ( up to 16 people at one time ) I DO have nightly minimum stays depending on the season and I am VERY nightly fee focused ... always checking my competitors

I know its easier said than done - but look into starting your own website and marketing your place on your own. I feel like airbnb and vrbo have a strangle hold on the market and its hurting us all.

I’m building a unique glamping site but with life and the weather it’s taking forever, so by the time it’s actually finished it probably won’t be unique anymore, lol

What markets were you in and how can you make such a blanket statement "Airbnb for 1 bed and 2 bed apartments is dead". That's totally misleading. I have a unit making 3k a month in profit right now, it's thriving. Pick an unsaturated market, make your unit different, run it like you care, and you make money.

Airbnb arbitrage doesn’t mean you have to rent apartments. Apartments are dead. Nobody wants to rent an apartment. I have 4 arbitrage single family homes 3 bed 2 bath that are over 80%+ occupancy.

This comment is a tough one for me - i agree with you and disagree at the same time lol. I am no fan of corporate greed, but understand we live in a capitalist society and have no choice but to play the game. I am very much a hippy and have the views of one, but the landlord hate is just hard for me to swallow. That being said, you are right though. The numbers are there, probably like 90% of landlords are scum. hmmmm
