I grew up in Dallas basically living there since the late 1970's. Back in March I sold my home of 20 years. I could no longer absorb the outrageous property taxes. With values as high as they were, even with homestead exemptions & protesting the DCAD every year my taxes still went up 10%. At almost $11K annually I decided to make my exit. Where I lived were mostly ranch style homes from the 1950's & 60's. Over the last 10 years I saw homes all over my neighborhood being torn down to be replaced with some pretty obnoxious mcmansions. It's sad some of the character of Old East Dallas & other neighborhoods close to White Rock Lake has been destroyed with these modern yet tasteless designs. Not to mention police response times suck. My home was burglarized 2 years before I sold. It took the police 60 hours-over two and a half days to come out to take a report. That's part of what my over $10K in taxes is paying for. Not much value. I am happier now in El Paso. Despite all the fear porn on the news it's safer out here. Homes are a huge bargain. Part of me misses Dallas but the taxes and that damn humidity I do not miss.

​@Alex-xh7dm El Paso property taxes are high relative to west Texas, but a $250,000 EP property probably costs $400,000 in Dallas. Coming from other cities El Paso can be a frugal choice

I've lived in Texas almost 50 years and grew up in Dallas. When I got my first job out of college, I left. It's become a cesspool full of expats from other states.

It’s getting too expensive here in DFW. I made a mistake accepting a job and moved my family here during the pandemic. In 3 years, we plan to move back to either Alabama, Georgia or Tennessee. Property taxes are a lot lower and homes are more affordable than DFW.

Not sure where you've lived, but I don't recommend Nashville. I relocated here from Richmond VA and its the same thing, overpriced, overcrowded, etc. I knew it would be a factor but its worse than I thought. I'm highly thinking about moving to AL or back to RVA myself.

Don't move to Tennessee! We drove through Tennessee before Christmas time and it was a nightmare. I can share what my family decided to do with our move. My husband's mother is in her late 70's so we were concerned about her. We did a lot of research on rent & housing prices. We sat down and talked about what we needed in the next place we lived. we came to a compromise on where to live for affordability with our rent or mortgage. We left the door open to move again in a few years when the economy goes back to normal. My best advice is to look at affordability and where you are emotionally happiest to live. my home town Spokane WA is now unaffordable. I wanted to go back to Spokane. The cheapest place we ever lived was southern Indiana. we ended up moving back to southern Indiana back in December. I would consider Louisville KY on the east end or maybe even Ohio depending on what your needs are.

Lived in Dallas my whole life. It used to to be the best small big city. OMG… 2017 boom town. Toyota and other companies came and you could not get a house. Texas has the 5th highest taxes in the USA. Between the taxes, the traffic, the new personality it was to much. We left in 2019 and came to Nashville Tn. Our property tax here was $3,200p/y, in TX our taxes were 12,000 p/y and both houses valued for the same amount. All the “ burbs” he is talking about, they did not exist 10 years ago, it was all farm land. My car insurance here was 50% lower, home owners insurance was much lower and my health insurance was lower. Ppl are friendly here.i have so many friends here while in Dallas I never got to see my friends because of traffic. I had a friend that lived 3 miles from me and it took me 1 hour to get to her house using midway rd. This is when I was ready to leave. We lived in West Plano before we moved. I miss Texas but I do not miss what has happened to my state.

Yes, the traffic is terrible and Dallas has been ranked as one of the top cities in the country for automobile accidents.

Great video buddy ! Live in San Antonio and currently looking myself in the Timberwood , Helotes , Stone Oak suburbs of San Antonio myself . I’ve lived in San Antonio all my life but my values and just having new construction has really open my eyes to the positives of new construction/ suburbs .

My husband is originally from Beaumont, TX and I'm originally from New Orleans, La. He relocated to DFW back in 1998 and I relocated to DFW back in 2005. We met in 2012...in Dallas. Long story short...we left DFW in May 2023 because we wanted land, and we found it at a reasonable price here in Beaumont. There's no way we could find these prices in DFW for what we got here in Beaumont!!!

@@LIVINGINDALLAS so true. The area we were in was right next to Burleson, which was a nice/growing area. We were in the Crowley ISD area, and it's growing like crazy...new football stadium, new highway construction, and new restaurants...plus they're building a new Police station on the corner of Risinger & I-35. So there's that. But thanks for the congrats! We're loving our country living now in Beaumont, TX.

One question..homes tend to be on a slab and as such older homes have iron pipes, which to fix when the rust out will cost you 30k+. Have you run into this issue?

Never thought I’d live in a small town, but iv now lived in one 27 years! And when I say small, I mean SMALL! Population is 1400! We are 101 miles from DFW Airport, 65 miles from Fort Worth, 45 miles from Waco! My house is 128 years old, was a fixer upper, and it is my forever home ♥️

We live in the suburbs north of Dallas and are also moving because too many people are moving here now, also changing our way of life. My family has lived in McKinney for 7 generations and it's now time to go. My husband graduated from Prosper with 12 people in his senior class. It's a sad and changing situation all around. Progress they call it.

Wish u well! I wanted out of that hot muggy place for so long! I hope u are happier up north… I love it😍 Be prepared for culture shock depending where u go.. adjusting takes time. I moved to Austin from Chicago for my father’s job. I was so not prepared for how different it was. That said, I lived in Texas many years. But is too hot, too much concrete, too many burbs that all look the same, flat. It’s so beautiful in other places!! Good luck!!!

@@EH-ro8dn Traffic and lack of roads is an issue yes. The small town feel of knowing everyone and having that community enviornment. Plus we have a farm and housing additions are surrounding us now. Kids jumping fences, kids chasing cows, trash everywhere, people stealing fruit from our trees. It's just time to go...

Born in Dallas (OakCliff) in 1961. Moved from Irving to a 8 acre piece of land unincorporated Denton County in 2000. I have not looked back since. However, Denton county has grown and I see it coming on the horizon. I am now retired and may look further north, but will never leave Texas.

@@LIVINGINDALLAS - Probably around Slidell, and south. My current property and home is off SH-380 west of SH 156 which keeps increasing in value. So selling and buying at the right time is critical.

I live in San Antonio TX and like it here. Dallas is part of tornado alley, so for just that reason alone, I wouldn't live there. We do get crazy weather here once in a while, but it's not all the time. Good luck with the move!

I agree its too expensive. It's expensive to live here because of all the drifters moving here. I meet so many people who don't have family moving here and then move back because its too expensive to live here. You can't get an apartment unless you make 3x the rent, property taxes are 11k. Mortgage rate is like 4k a month. If you listen to this person and you don't make enough, you will lose thousands of dollars quickly. 💯

I grew up in Frisco in the 80s and 90s. It was great. Was such a big deal when we got our first stop light. Moved out in early 2000s when it absolutely exploded. Still live in the DFW area but it's getting crowded.

The DFW area has seen significant development, and the changes, though bittersweet, are a fair trade-off for many.

I too have grown up in the Dallas area since early 50's. Loop 12 was about it being on the fringe. There was no such thing as the DN Tollway (it was the Cotton Belt railroad tracks). In Jr High and High School, they were good. Around the Park Cities area was stomping ground for us teenage kids in early 60's to search out trouble. The house I grew up in was < $40,000 new! 3 2 2 w/ a pool in the back yard. Colleges were seemngly everywhere in the area and were all highly rated. After College, bought my first house in Farmes Branch (and NO.. it's some tiny 1 traffic light in the city). Skip ahead to last 4 or 5 years. Kids grown and doing thier thing, each with houses they bought and are doing well. We've seen the house we're in ( 2 story 4 3 2 w/3100 sq ft now go from 165k to $575k-600k in these short years. Location, Location, Location. Like the established neighborhoods; nice lots and lawns, big trees everywhere and quiet for the most part. And NO.. I don't like the property taxes anymore than anyone else, but given there is no State Income Tax has been a blessing and a curse. It is luring in big business from everywhere. Traffic has become a nightmare, but now retired, no need to fight the 7-9 AM and 4-7 PM rush. A caveat. Yes, the area has nowhere else to grow except north. But think twice about anything between Denton and McKinney which forces you on to Hwy 380, and although getting wider by one lane each way, still won't help anything. I moved to Texas in 1983 and Dallas was really lovely then. Now the allergies, heat, humidity, traffic (Texas has 4 of the 5 top most dangerous highways, Dallas area having 3 of the 4!) and the horrible politics has definitely changed my love for living here. I will retire and move north. I rather pay more for more.

I move here from California about 6 years ago. First move was to Waco then Temple now we live in Killeen. At first the thing we found out Texas is full of churches. We love Killeen and plan to stay here. It is a big big change from California. We do miss our Foothills mountains.

We moved out of Dallas to the Louisville KY metro area for affordability and family. Dallas is getting too expensive. My husband and I are from a colder climate so the extreme hot summers in Dallas was too much on us. I needed to be about 20 degrees colder than Dallas for temps. We realized small towns are more our preference. I have 2 sons! my oldest is 24 years old and my youngest is 18 years old. boys are a lot of fun as children. good luck on being a dad

I just drove through the M streets neighborhood again, a few days ago. The roads have really deteriorated over the years (we were in the suburbs for eight years and have been back in Dallas for 4 1/2 years). Fortunately, they are beginning to work on the roads, but it will take years to catch up!

When a major metro area like Dallas is growing rapidly into the third largest in the country, that’s a significant reason not to move to any such place that’s exploding in population. Bigger is not better. Not at all. Beware.

Are you sure it's Dallas that's becoming the 3rd largest city? Everything I've read puts *Houston* as the third largest city, eclipsing Chicago, not Dallas.

@@dauchande I live in Houston and there are conflicting articles on this. During the pandemic, the DFW area did have more people more there than here. Before that, we had a higher pop than Dallas. I could see them talking over because the are lumping Dallas AND Ft. Worth into one unit. Either way, Texas say a crazy population explosion, since 2020. The irony is that it WAS cheaper to live here but for the native, that so-called cheaper cost of living is just a dream now sadly...

I had a house built in Rockwall in 2004 for $160,000, but had to move two years later for a job. The house is now valued at over $380,000. Still, I am contented with retirement in the Midwest with a smaller home and lower costs. (Also, Texas was too hot, not many state parks, and the fire ants prevented me from walking on the grass with sandals.)

Be careful refinancing, if a recession hits or unforeseen circumstances occur, and your home falls 20% below what you put down on the house, it will prove difficult to refinance. I never bank on refinancing; if the wind falls your way; then take advantage of that, but don’t count on it.

Moved to Frisco 13 years ago. It was nice, so was Little Elm. Now its overcrowded and all that southern hospitality left. I don't even recognize this place anymore. 3 lanes each way from an old 1-2 way HWY (depending on how far back you go). I think I'm heading to Tennessee- what I loved is rapidly deteriorating or vanishing here in the DFW. Property taxes are always terrible...6k annually.

For the cost of property taxes alone, you can live overseas. Downsize. People move to Dallas for the jobs and to set up businesses. That’s it. I’m looking at Tennessee too. Or overseas. I’m getting too old to drive Bumper Cars.

We live in Keller and our small town has been destroyed by all the newbies. Tons of traffic here now, we never had crime until after 2020. Our neighborhood street has become a freeway. Texas is the best but we are leaving our suburbs because the crowds, traffic, construction have become insane! Ive talked to hundreds of Texans and we all feel the same way. It’s a sad state of affairs. Crime in our area has gone up, not down. It was non Existent in Keller/ Southlake, not anymore. Tons of hideous apartments were built. But, regardless. Texas rocks! Rent and home costs are insane also. You have a great attitude about this horrible growth but most of us don’t. 😢

I lived, and worked in Dallas for years, the best thing I ever did was move away from Dallas! Dallas is hundreds of police officers short, and they use to brag about being a sanctuary city! If you have a complaint, you have to file it on line instead of calling 911, this includes home robberies!

I was born and raised living in Dallas now that Dallas has been getting so divisive, expensive, and growing I’m planning in a few years moving out of Dallas moving down to central Texas like between Austin and San Antonio area to be cheaper on like more affordable homes of like buying a house considering on the research price, more quiet and land, and also want to be closer to some family members that live down to that area since I don’t have much family members in the DFW metroplex area anymore

nice video 🙏. I bought a house in WPB instead; from the political migration in 2021. I love the place. We do have similar issues with taxes raised and insurance jacked up after purchased. Yet, it’s worthy for peace of mind! take advantage of low income tax to compensate for the property taxes! It’s nice to know about Dallas and its suburban areas!

Yikes folks... Please be careful considering raising kids at Allen highschool, I know several people who graduated there, they hated it, the school is way to big, and for every sport 5,000 kids try and sign up, no one gets to play sports unless your kid is a future all star. By the way, my kid goes to a Dallas ISD school and we beat Allen in wrestling in a few weight classes😎 Allen has a famous football team, but unless again your kid is the future Tom Brady, just trying to get a bench spot on the team is like nearly impossible. The super huge high schools look so pretty and fancy, everything is all new and full of money, but when you consider what type of experience that means for your kid being able to participate, it's not a #1 memorable experience. It's a tough competition even playing sports at a normal 5a or 4a school, some people push way far north into the small schools so their kids get a full experience in being able to participate in sports. I have 3 kids. One already graduated from a Dallas ISD school with honors. I realize when I go to the sports matches when we play other teams, we may not have the full sports experience if we had gone to a school with 10 bazillion kids. Sometimes the "best " schools, do not mean the best experience, participation, or inclusion a smaller or normal high school can give.

We live in Melissa. Nice town, good schools, $ 35,000,000 athletic complex, five NFL quality football fields, 4 astroturff baseball fields. Indoor and outdoor tennis courts. Crazy stuff for 13,000 people.

watching your videos helped me make the decision to move to dallas.....butttt we got the heck outta there after only 2.5months. i suppose its a nice place to visit but not to live for me. its too expensive. just a 2 bedroom townhouse in plano plus daycare cost me 6 grand. if childcare were cheaper and if i could find a nicer/larger house thats not so expensive, id move back

lived in Dallas for 15 years but I recently moved to Aubrey TX, but its crowded and booming here too lots of traffic with small roads. I also got a big house for future children with 5 bedrooms, 4 baths, and 3500 sqft which is newer and far cheaper than Dallas.

Worst Places to Work in Dallas Texas 🇨🇱🤠 Bell Wooden is the worse , Apart from the Owner getting off for MURDER in 85 , I stood up for my GF/coworker after they wouldn't let her use the restroom in the Texas Summers ( has to drive to gas station) and the owner fired me after ppl say she has a PHAT🙀 , and has employees Doing coke shooting nail guns and a fork lift Driver with liquor in the water bottle during work hours Taking my stuff hiding my stuff ran over my ankle ! Also they have 16 year olds up there throwing wood at coworkers heads (Fast) 😱It's okay His dad sells them chips at lunch ?! PROFESSIONAL ESTABLISHMENT ✅ Ok! Having people work Saturdays Overtime just to drink beers and shoot themselves in the leg with nail guns under the table... Literally ,OSHA 🗣️📢 This was Almost a Year ago! Hope Nobody gets hurt with that crazy guy in charge! 🙏
