📌 I don’t know who but someone needs to hear this,Stock is the oldest online market we have done in the past years, we employ it because of the quality of services it renders and how successful it is, today we now say crypto currency too, You’ve got to stop saving all your money. Lately I’ve been thinking of buying cryptocurrency for retirement, I’ve set asides $350k to invest but along the line,I usually get cold feet, maybe because I have no idea what I’m doing, please I could really use some guidelines.

@@michealnguyen4989 In situations like this,I always recommend to people on getting guidance at least from someone that understands price action and all that while you strive on improving yourself by watching videos and learning fundamental analysis.

I agree with James. I think the more you think like an entrepreneur, the less you want to go into BTL. Not only are you putting in the money, but what most people overlook is you are borrowing two thirds of the rest required to buy the house, which you are responsible for. Property is a great store of wealth but to actually build wealth, you need to take a little more risk

I feel a similar way. I had 2 bad experiences recently. 1. Tenant wasn't paying [been there 6+ years no prior issues], took about 7 months to get him out and house was badly damaged, lost about 15-20k. The person had multiple CCJs already so was futile to chase funds. 2. Tenant was hoarding, fighting with neighbors, terrorising the whole street. I got the council involved + the council mental health support team. Worst decision ever, got threatened with fines and 0 help to deal with tenant. Ending up auctioning the property away. If you're self managing, the potential stress is immense and I don't like confrontations. + All the unfavourable tax laws, EPC ratings coming, tenants rights growing whilst landlords are stuck in corners. Not for me.

I totally agree... self-managing is a nightmare... once the tenants are in you feel completely powerless and just cross your fingers every month that they actually pay... and once the problems start the constant confrontations are so difficult... add to that the fact that the tenant has so many organisations on their side, the local council, citizens advice, shelter etc etc... whereas the landlord is completely on their own... you did the right getting out... I'm doing the same ASAP...... NEVER AGAIN!!

I have to disagree with you (maybe for the first time ever!). I love your concept of anchoring in fast and slow pounds and think you should hold tight to that. People are always going to need somewhere to live and wrongly or rightly, not everyone is positioned to buy their own house. Businesses are not secure, nor are they “safe as houses”. I agree that it’s getting tougher to be a landlord, less incentives etc but you’ve been in that game for almost twenty years so you remember it being much easier. Setting up a fresh BTL LTD co with a smart share structure and freezer and growth shares for a newbie, has never been more widely available. This structure solves most of the issues you’ve raised including inheritance. For those, like you, who still own plenty of residential in your personal name, you can seek incorporation relief into such a company structure. If you qualify it washes away any capital gains liability and prevents you incurring stamp duty all over again. It may be possible to pass a going concern on to dependents but what grieving family is going to be in a fit state to take over a business they aren’t even involved in? If I were in your position James, I’d use SOME of that £250k (probably about £25k) to get all of the investment residential property into a suitable company structure, I’d restructure my businesses (entity-wise) so all of them are owned by a holding company, of which you establish smart share structures including growth and freezer, assigning the growth shares to a trust and the dividend eligible shares to your family. With the rest I would definitely look to acquire existing profit making businesses by asset purchase, moving any property they own into your property company. Growing your property and business portfolio. If I was not you (ie didn’t already own a significant business empire, you legend, I would definitely invest the £250k in property, commercial to residential conversion to minimise SDLT and utilise permitted developments, refinance and use the profit to do another project again… Sorry for the essay, but I find your content thought provoking. Thanks mate!

Interesting commentary as always and I think most of what you say is right. Back in the 1980s I traded some money I made in share options on the stock market. It was the best return I ever made. Like every business that needs focus but I knew a lot about the businesses I traded stock options in.

We use a hybrid, residential property with commercial style leases. None of the hassle, higher than market rents and we typically look to pull out a lot of the initial funds. Completely get it though, especially for those looking to buy just a few properties and stop there, unlikely to be worthwhile. There is a feeling with a business though I find where it could all just crumble tomorrow.

Hi James I think once the government changed the rules around the interest payments buy let is now a poor idea and let's face it in the UK the government is anti land lord / rent only because they can't build enough houses to cope with demand and they don't want the property investors swooping in helping themselves. Commercial or serviced accommodation is way better for the average go investor this is to much work or they don't want to learn. Any good entrepreneur has been doing it this way for a while. Great vid love to listen to your ideas and approach 🙏

I don’t think LL have caused the problem for first time buyers. I bought my first home when I was 18, with no help from parents, I just worked and saved. I believe anyone can get on the housing ladder if you want to work a side hustle to help. ( what I did ) it wasn’t easy, it was hard work and I sacrificed having fun for a few years but it pays off. LL do provide a service, not everyone wants to buy. The way to help FT buyers is for government to facilitate the building of more houses and helping businesses employ more people and create a growing economy that allows people to earn and develop. Bashing LL that put savings into property and provide a service isn’t the right way IMO.

Personally I don't like residential property being a business opportunity ethically if it simply drives property prices up for normal buyers. Think about the average property sale and rental price now for young people? It's ridiculously expensive. But if developers arent buying properties for buy to let it will bring inflated prices down as certain properties will go unsold as a large portion.of the people who can afford those prices wont be buying them. However this will also push rental prices up as there will be less options available. Whilst many made a pretty penny on this over the last 30 years, buy to let developers have made it unsustainably expensive for newcomers to the market unfairly. Im all for other forms of investment, but exploiting people for homes to live in? That for me was a road we should never have gone down as it's causing problems for a growing number of people now.

People will always need somewhere to live, where as business tenants may not be so stable. Especially the way things are going currently. If you want to be a more ethical landlord you could always put aside a percentage of the rent and gift it back to the tenants when they move on or been there for a period of time. Assuming they have been good tenants, that is. I'm sure that would be a massive help to the tenants in gaining enough of a deposit to get on the ladder themselves.

@@paulcumiskey8647 My issue isnt with there being ethical landlords. My issue is that residential property has become an everyperson investment opportunity. And now we have houses worth half a million pounds that are simply not worth that value in ethical principle. There are many investment opportunities. Business investment, classic cars, art, commercial property, stocks, watches, collectables, hedge funds etc. But allowing a place to live to become an unaffordable luxury for average people to access should never have been allowed to happen. We've got professional people leaving jobs like teaching as they cannot afford to do it. Private investment should have been encouraged in productivity or other areas that physically benefit an economy. Not mum and dads who bought their council house and now can use that value to start buying big houses elsewhere. And those same people rent out to people who spent years at university to become qualified only to be crippled with debt and have to live in a house share because of inflated residential property prices and an exploitative higher education system. And finally im not that student. Im a company owner with 15 staff and an investor. I just think residential property should be properly regulated but its already way out of hand and thats my issue.

Sadly a couple of land lords I know have had no choice, but to take the law into their own hands. You obviously don't want to lose thousands of pounds trying to get a tenant out, so it's better to give some heavies a couple of grand to do what needs to be done sadly. That's what it has come to know, they're no choice for a lot of landlords but to do this.

We do the same...we wait for them to leave home and we change the locks. Many times if the tenant owes a lot of money, he returns home and finds the house empty.The worst thing I can get is a small fine.Unfortunately, I have nothing to do because we also have a lot of expenses.

could be worth looking at EIS or SEIS investments, as you can get 30%/50% income tax relief, and then their is the Capital Gains Tax deferal element, not for all but worth considering 🤓

I don't think it's reasonable to say you only get £100-£500 because the thing that's always ignored by investors is the equity in the house they're getting too. So either your mortgage is interest only in which case your margins are better or else it's a smaller monthly income plus the equity in the house. Plus what's been very consistent capital appreciation obviously too. Making the ROI case it's been an abysmal deal for people frozen out of the housing market that are stuck renting at a higher cost than paying a mortgage for less in return. So hopefully the recent changes free up some of the housing stock for first time buyers. Call BTL good business if you want but being a landlord on residential properties has been quite exploitative for far too long. It's a huge transfer of wealth that often adds very little value. Quantitative easing and a lack of supply has blown prices to silly levels relative to income. I'd argue that money going into businesses where investors such as yourself add significant value and create jobs should be much more lucrative than BTL where any idiot with capital can make money

I should know , I bought a 65 bed nursing home 🏡 before . With 65 real live old people living in it and their concerned families there a lot along with the 95 staff to run the whole complex …. In the end I sold the trading business to an operator and they rented the building from me

Property investment is dead !!! Until the price comes down and the yield goes way up above finance costs and for cash investors the yield has to be at least double what the banks are offering in savings rates for doing nothing and that yield would have to be minimum 10 percent

@@JamesSinclairEntrepreneur thanks for replying. I’ve seen your commercial “hmo” video too. I have commercial and btl properties but I agree with your video that the numbers are not stacking up. I have cash to invest but the old chancellor screwed by 6-9 months plans on that one. Not sure I want to go down the serviced accommodation route but it seems one of the most viable options now to landlords. Maybe I should come along to your next business event if you decide to do another. I’m not sure where to go next right now.

Re watched it. At 3.50 minutes you definitely said 250 k into another commercial property with 35 k rent then went on to the 1 million pound nursery option. I’ve haven’t seen anything available for that figure with that yield ( in the south )

Im hoping lots of landlords leave the sector too, its decimated the entry level housing market. Too many people who actually had access to capital completely took advantage and its destroying communities. Landlords have had it too good for too long at everyone elses expense.

Landlord didn't push prices up its the simple fact interest rates have been on a 40 year decline. Now they say Blackrock and loyds will be the biggest landlords which is completely unethical imagine trying to borrow money from your competitor haha

Yes, about 6 years ago we bought five lovely flats in Wales and had a really really good three and half years. Then just before lock-down, a tenant moved in with excellent refs and did not pay his rent. We also had half rent during lock-down from another tenant, long gaps in tenancies; it has been awful. We are owed thousands in rent and now the Welsh Gov is bringing in the new contract. Terrible situation, we are desperately trying to sell them one-by-one (so we avoid capital gains tax of course). One flat's rent just about pays the mortgage on it. Terrible but IF we can sell them at least we have some capital gain. A stressful nearly three years.

I have always said, all the checks letting agencies do, along with the credit check, not ot mention the check on the bank is totally useless. I have seen so many times, excellent referenced tenants refuse to pay the rent for month and months and then move onto some other landlord. It really means nothing all these checks, you are better off doing basic checks, saving your money, getting a feel for the tenant to be and hope fo the best. On a footnote, letting agents are only in it for themselves and haven't used them in 2 years.

Btl is dead. Gov gial is to remove orivate rental stock in favour of big firms (lloyds, john lewis etc) building big rental estates of social-ish housing (i coined a new term there)

Every old-time landlord you speak to will tell you the same thing. Landlords are being hammered by tax and regulations left, right and center. Last year I had to apply to my local council for a "Landlord Licence" for a rental property. Another £500 tax for landlords, if I've ever seen one. BUT - I agree with the sentiments of many of the other comments below. BTL for residential for me is safer than buying a business, particularly if you're into diversification. Sure, it's a huge up-front investment, but one that will appreciate over time. When it comes to passing your business/assets to your children later in life, it's a lot easier for them to manage and maintain a property portfolio than run a commercial business.

@@JamesSinclairEntrepreneur is it though? Pretty much everyone can get their head around renting a house out and managing repairs. Can everyone get their head around commercial leases and potentially large repair jobs to be done at the end of the lease - often commercial clients will not repair themselves and will be happy to go to court to settle on an amount and have you do the repairs yourself. Furthermore, the commercial sector is a forever changing market in terms of what is and where is in demand and for me there is a much greater requirement to have a business 'mind' to ensure long term success of commercial property business. Buy to let is much more straight forward. Yes there is admin to get one's head around, but generally everyone can get to grips with it without much business savvy. And the majority of houses will go up in value with the market - same can't be said for commercial. So, I'd feel much more comfortable leaving residential to family.

@@Bobby-op6ip this may surprise you, but there actually are people out there who value what their landlord does for them. A landlord can't just find a house and rent it. He first has to work hard, invest his own time, money and resources and efforts into bringing the property to a high enough standard to live in. He then has to maintain it and make sure it meets higher safety standards than a regular house. Unlike a self-owned house, the landlord has to have gas and electrical safety checks and to make sure it meets all the relevant regulations. He can be called in the middle of the night to fix an emergency like a broken pipe, and he is forced to pay up completely when that pipe breaks or a heating system boiler need replacing or repairing I know this may surprise you, but I asked my brother if he would rather buy his flat or continue renting and he honestly says he would rather rent. He says it's easier. He likes that when something breaks he can call someone else up and have it fixed quickly at the landlords expense. Plus he didn't need to buy the place, so he has saved a lot there Some people actually like the service and they are willing to pay for the convenience. They also want to be free to walk away from a home with just 4 weeks notice. That's a special freedom that some people want

@@Bobby-op6ip I'm a Millennial. You are not driven by love for the poor. Envy is what drives you. You hate people who have worked hard and built up more than you have. You mask your hate with the claim that you love the poor, but when did you last give a meal to a needy person? Do you help by donating generously to local charities? Do you ever actually try helping those poorer than you? Envy is ugly, and right now you are looking extremely envious Instead of bashing those who have more, how about working hard to provide better homes to poor people? Borrow money and buy a home. Fix it up and pay the interest on the debt, the repairs, maintenance and cover the lost income when tenants cannot pay. With the tiny money you have left over (if you make any actual profits after costs are considered) you can either expand your help for homeless people (by buying more homes to rent to them) or you can keep that earnings left after fixing their homes and covering the damage people do to those homes This is how business works. Bank of England Governor Andrew Bailey's bombshell warning that Britain faces a two-year-long recession may seem pretty sobering, but unfortunately it's probably understating how bad things could get. No matter what anyone says this is going to bad. I lost 33% and a 25% cash deposit when I had to sell in 1997. I had a child and wife and was drafted when a Royal Marine. There was no such thing as a buy to let mortgage and I was told by the bank I must sell and could not get another mortgage until I did. If you think this not going to be worse - you are either a fool or a con man (banker or estate agent). See the excellent comment below about QA that gave zero to the poor. The con men changed the rules about a year later in 1998. I would have got a buy to let mortgage but they did not exist. I missed it by 1 year.

Its rare that I disagree with your views James but in this case, there are some key points which you've missed. 1. it is possibly to buy residential with little or no deposit by correctly structuring the deal. (its how i built a portfolio of 100 with just a starting pot of £50k), meaning in turn, your return on equity / return on cash invested CAN be huge - even infinite! 2. there is an abundance of residential property around and being in abundance with anything you do is key to being successful. 3. My accountant once told me "never let the tax tail wag the dog" ie don't let the amount that you might pay dictate your strategy! 4. Commercial property is great, i love it BUT there is no inherent capital growth. That depends entirely on rents (whcih have taken a huge downturn in many sectors for the last few years ; covenant strength and lease term. Residential property rarely goes down in value like some commercial properties have (one of your recent videos featured a shopping centre now on market for

On point 4, the capital growth on commercial property is far far far stronger in my experience.

Good points thanks... I am thinking of renting through the gov for fixed 1 to 10 or 10 to 20 year contracts (in ireland) I know alot can change in that time but 10 to 20 year gov contracts are completely hands off for a 18% cut, tempting

@@JamesSinclairEntrepreneur you are right if you buy the right property eg. small "starter" industrial units on an estate with the ability to asset manage / add value. However, back to my point 2, there is not an abundance of these properties around and to your average joe in the street, resi BTL is easy and tangible.

Terrible idea. You're simply taking government money to house them. That government can change at any time, along with the policy. Yes, overheads are very small because you dont have to provide much in the way of facilities, but the properties won't be looked after, a lot of the "refugees" don't understand basics such as not overloading electrical sockets etc, with the consequent dangers. Many of them will be running illegal businesses on the side, using your property to do it. If they overstay, the property is open to police raids with the front door being knocked off its hinges. You'd better be VERY well insured!

All my tenants are so good the government does not help landlords which means I have to pass on this problem to the tenant I don’t trust the government and I think we have the most miserable King

Roads are made, streets are made, services are improved, electric light turns night into day, water is brought from reservoirs a hundred miles off in the mountains - all the while the landlord sits still. Every one of those improvements is affected by the labor and cost of other people and the taxpayers. To not one of these improvements does the land monopolist contribute, and yet, by every one of them the value of his land is enhanced. He renders no service to the community, he contributes nothing to the general welfare, he contributes nothing to the process from which his own enrichment is derived…The unearned increment on the land is reaped by the land monopolist in exact proportion, not to the service, but to the disservice done
