Jo paise aap bank se le rahe ho woh loan hua and loan pe tax nahi lagta, So Maan lo ek property hai 1 crore ki, bank aapko 80% tak ka loan dega based on your CIBIL score (ab yeh sab dheere dheere samjh jaoge ko CIBIL score kya hota hai aur kaise Banta hai) so aapko bacha hua 20% matlab 20 lakh down payment karna padega, bacha hua 80% Jo yahan 80 lakh hua bank pay karega aur aap jo EMI pay karoge, woh apne accounts mein as a expense dikha sakte ho. Yeh sab Jana aap income tax filling karoge aur kisi se CA se baat karoge toh samjh jaoge. Mein CA nahi hun, khud seekha hun.

18% GST is only valid when you keep that gadget for 5 years. Or else if you show in accounts that you have sold the product in 1 years, I-T department will charge you penalty for taking GST benefits and not using it for 5 years. Your tax example is so wrong. because you don't get ITC of GST when you buy a capital asset for some months because asset life is 5 year in GST so it's mandatory for taking Complete ITC of GST that business use of this asset minimum 5 year.
