I absolutely understand you both. My husband and I have only been here for a year, but the constantly changing rules and prices around here have us considering going elsewhere. I don't understand how they plan to attract investors when even people like us with american passports who can go wherever we want decide it's not worth the trouble.

Fellow American here also living in turkiye. I'm also so confused in staying or not. I bought a brand new duplex in antalya for almost 200k I'm 30 and single and I'm really confused. I feel like the locals don't really want us here. I don't plan on stealing anyone's job as I work online 😂.

You have to search about new rules. If you are commenting about 2021 it's one rule. Rules in 2023 are different and complicated.

To cut it short, you can buy a 75,000 USD flat and get 2 years full residency to be extended normally after expiration. Easy.

You never know how and when they gonna change the rules, thats the point. Today it is 75k and residency extension and tomorrow they might say it is not enough 😅

The country is beautiful but the people are very depressing. They're more worried about foreigners than fixing their own issues. I'm from the u.s. but I've felt hated by the locals. It's very strange considering im very polite. In America we say we don't want illegal immigrants but in turkey they don't want any foreigners.

My wife and I bought two properties last year, with the full intention of retiring here from Canada. I really love the people and country and feel a great deal of regret to have to say this, but I would warn anyone to think really hard before putting their hard-earned money down. After several failed attempts to get our Ikamets with the help of the very large company we bought from, my wife was able to get hers albeit after paying a 'Lawyer' $1500US, while I was turned down 5 times with new document requirements each time, I applied even after paying another lawyer $1000US (she promised to refund the money if she failed... guess what... she asked for another $1000US to get the Marriage Certificate Apostille!). As someone who studied law in Canada, I can say that the Lawyers here are little more than Paralegals who demand money upfront and then make excuses when they fail. Since last year, the price of everything has doubled and continues to rise on a daily basis. This month, every government fee and tax has also doubled! For example, it now costs 20,000TL to register a foreign mobile phone (up from around 2200 TL last year and then over 6000TL in January! In order to get my Ikamet now, I am told to pay 10,000 - 12,000TL for Property Assessment Reports (5000-6000TL each because our Tapu is from last year!) On top of this, I must get my Canadian Marriage Certificate and Passport translated into Turkish around 2500TL each. This after having to return to Canada, get an official Marriage Certificate, and then pay $500 to have it Apostilized by the Canadian and Turkish governments! I have paid over 5000TL just in taxi costs in the past week going back and forth to the Guc! We have friends from Russia who are now trapped by this madness because when their Ikamet expired, their car and motorcycle were considered 'Illegal'. The government demanded they pay a fine of around 12000TL plus 25% of the Turkish assessed value of their vehicles. Vehicles in Turkey cost around 4 times what they cost almost anywhere else and there is a saying here that if you want to buy a car here, you have to buy two for the government. The rules and regulations are totally arbitrary, and I agree they cannot be trusted. Foreigners have been lured here to purchase real estate and then are fleeced for every possible penny. I have just told my real estate agent to sell my properties and we are leaving. The Turkish government is essentially a kleptomaniac and will cook their Golden Goose with their greed and incompetence.

Wow, thank you for your story here! Shocking! We are really sorry to hear it went this far with properties. We talked to a few people who got their Ikamets after buying properties over 75k but there is no any guarantee the law wouldn’t be changed tomorrow as well as the threshold and all those who bought 75k+ apartments will be able to extend those ikamets. And speaking of lawyers, unfortunately, there are plenty of stories about how they basically rob people.. That really sucks!

@@SamuraiHasNoGoal In my humble opinion, the Turkish government is in serious economic trouble due to its infantile understanding of economics. It has a disastrous balance of payments problem, which it is trying to address by luring foreigners here to buy Real Estate and then soaking them. This has led to a major housing bubble (80% increase in real terms) that will soon burst... perhaps as early as the end of the year, and leave those who bought at the top with a major loss and no way of recouping it. When we arrived, a purchase of $250K US in property could buy you citizenship. This went up to $400US in the first few months we were here. The problem is, that everyone downplays the actual purchase price of their property on the title deed for tax reasons, which means you must buy much more than the threshold to qualify. Our property value actually played no part in our ability to get our Ikamets, either. Except that they want an updated valuation so they can tax you based on that. They rely on your proven monthly income for this, not how much property you own. That's why I want out asap. I will no longer yield to their extortion.
