你没看见政府征地时候多少地主不开心却也没办法和政府斗, 而且政府是用很低的市价征地,或给你一个组屋,所以很多埋怨声。现在虽然环境好了,其实也是人们愿意配合政府付出,这一点很多提倡完全自由民主的地方很难做到。所以要做到新加坡这种环境,征地这一个坑就是一个大挑战。

Singapore 🇸🇬 HDB Ground floor have Either Multi purpose Built Hall or Void decks, that are mainly used for Weddings and Funeral wakes. All HDB Flats are Sheltered walkways to Bus stop and Multi storey Car parks.

首先,小妹感觉得到Karman姐姐对现阶段的生活是开心满意的。但是就是有那一小搓人对新国有莫名其妙的敌意,他们有时还故意假冒新国人,以新国人的口气和其他国家地方的博主/网友制造矛盾和冲突。小妹唯有揪出和指正这些人,让他们无可遁形,无法再搞搞震。若有干扰到Karman姐姐,小妹在此向姐姐赔个不是。最后,祝Karman姐姐全家旅居新国生活愉快如意。

Some people think that buying a HDB is like renting from the government for 99 years. However, I beg to differ, since you can sell your HDB after 5 years and make a substantial profit which is not achievable from renting. So in a way, you still "own" the asset (HDB) since there is capital gain.

1st of all there is a big difference in the unit area of the flat. HK 1000sf included the common corridor outside the unit main door. Whereas Sg 1000sf is all internalize within the unit. This fundamental difference allow for better spacious design / layout in Sg HDB flats.

@@MsKarman是的。虽然住在2,3房的家庭,不表示是冇钱人。但收入较低的家庭,大多数还是住在较小Flat Type (Property Vaue也比较低一些) , 因此得到多些帮助,也算是合理的 。SG Government 派发补助金( GST Vouchers)的practice 一向都是以 HDB Flat type,收入, 年龄(尤其照顾乐龄人士) 来计算的。其实除了水电费有优惠 , 市镇会的杂费也有给回扣,能省多少,也是跟据flat type 而定。

不会遥不可及啦。过几年小k上学后,你们两在公积金贡献很多,申请公民有机会的,新加坡最喜欢肯为新加坡贡献的人材,特别是家庭。当你的小孩上完小学后,你就发现自己变新加坡人了,落地生根了。

建屋发展局(HDB) 所建的组屋虽仅属99年地契 但若以第一手买入的新加坡人而言 相信至少可住其三代人或更多 故足见有余 只要是明理的新加坡人肯定满足 且不抱怨

HDB 水電費唔係比私宅平, 而係住HDB 嘅新加坡公民可以按照組屋大小享有水電費回扣,但係如果外國人租新加坡人嘅祖屋,水電錶用原來業主個 account 就有機會獲得水電費回扣

星+坡超有保留,香港人在英國你唔洗水蛇春咁長的限制,比200萬港元就可以買到有前後花園有車位兩層高的別墅屋,自由出租也可以,業權地權仲係永遠擁有,綠化小河景觀多到嚇死你呀。不過都會支持你唱好新+坡,加油!🙏🏻👏🏻

Bto flat includes flooring n wall tiles, toilet fixtures eg toilet bowl, sink/wash basin, doors, metal gates, electrical power points, switches etc. It doesn't include furniture

当你可以在二手市场买hdb,你能力范围尽量买大一点的,你女儿/儿子未来也不用担心她的居住,政府自然安排。你老了时候,当他们都成家,你们夫妻可以把hdb卖掉,换小一点, 2房式 or 1 房式,赚到的差额足够让你们养老。

Leasehold 99 years because most people can't live that long and is difficult / expensive to maintain when flat is too old (also to make sure there is land for next generation). Normally when flat is too old then there is scheme for government to buy back the lease and offer a nearby new flat to be bought again. Yes price depreciate when flat is closer to lease end time. Anyway, I think is better than China (70 years lease) or Hong Kong (lease till 2047) which there is no written law mention what will happens when lease expires.

Hi I roughly know where you stay. The rental at your place is quite expensive because it is consider as mature estate. We are blessed to enjoy such luxury when other citizens in other countries don't! We thank God for blessings us Singaporeans and hope continue blessing us Singaporeans.

But no matter how expensive singapore property is regardless Public hdb flats or private condominiums and/or landed property such as semi-detached or bungalow.....if compare to hk property🤭🤭🤭🤭🤭😇😇😇😇😇😇🤩🤩🤩🤩🤩🤩singapore rental and/or sale price is STILL JUST A PEANUT.........That why I really RESPECT hongkonger because you guys and ladies are smart, opportunists and react fast when there is good opportunity......in other words hongkongers are flexi survivors!!!! This is something that we SINGAPOREANS shall learn from Hongkongers!!! We are lucky to have smart government to plan the future of singapore unlike hongkongers.........have to plan your future by yourself!!!! Hope one day your family and you become SINGAPOREANS✌✌✌✌✌

Luckily our GOVERNMENT and MAS are doing a GOOD JOB in controlling inflation that why we SINGAPOREANS don't really feel the significance impact as compare to other countries citizens such as European and Americans!!!! Now alot of countries are facing the risk of property bubbles burst......some property investors may facing the risk of bankruptcy!!! And HK maybe one of them!!! Thank God.....our government is controlling the property market that why no much impact on us!!!! Now a lot of Asia currency are weakening, ONLY US$ is the king currency in the world! But as compare to other Asian countries currency......S$ didn't drop significantly!!!! See Jap Yen 💴......you guys and ladies can plan for Japan tour in December!!! Japanese Yen💴 now has break 140 to US$1 (Abenomics) but it is NOT a good sign if jpy drops further because alot of expertise afraid the 1997 ASIA CRISIS WILL BE BACK!!!! Not a good sign to most Asia countries!!!!

新加坡政府在1960年就已经设立了HDB啦。如果是70年,就已经晚了。😅而且有些老二手旧楼价格还是很高,还一直在攀升。所以价格得看各种情况,不只是年数。

新加坡的房子,抽油烟机的烟是不可以排放出屋外的,所以吸油烟机都是没有排放管的。这一点其实是非常特别的,应该让大家知道,让需要再家做饭的人有好心理准备。

@@MsKarman only landed property and coffee shop can. Reason: my guess .. the smoke will affect neigbour who stay above you. yard and kitchen is just side by side. your lower floor neigbour cook and the smoke when into your yard. Your clothing will get the smell

其实在🇸🇬买房的话,不管钟意哪种房型,我都不建议买二手的啦,要买就买新的。因为这边生活压力大、节奏快,导致凶宅数量实在太多了,所以很容易踩到雷。不像很多其它国家的房市那样,有透明公开哪些住宅是凶宅,发生过什么事情之类,然后以打折的价格出售,🇸🇬是完全没有这种制度的。最有名的事件,就是前几年一对很有资产的姐妹双双去势在自己的独栋豪宅里,很久以后才被发现。当民房队员进去的时候看见的场景非常阴森,两姐妹也早已经化作白骨,其中一尊还端坐在椅子上。。。如果踩到这种凶宅无疑对自己家族、家人的风水是极为不利的,但又无从查证,有些人会花大钱请风水师去勘测以后再决定,但在现在这种满街神棍的时代,要找到专业的实在太难了。

A clarification is required of leasehold. In fact, most if not all flats in Hong Kong are leasehold. In as such, it makes no difference between HDB and flats in Hong Kong. New HDB starts off with a leasehold of 99 years, from the time it delivered. I think most flats are much shorter than this in Hong Kong, some might be even shorter than 30 years, or even its lease is automatically renewable annually. It not mistaken, the annual renewal is 3 pct of the rental value of the flat of the year, payable to the government of Hong Kong.

'Otter' in Mandarin is 海獺 tǎ 。Cantonese is hoi2 caat3, as in Cantonese 察。Hokkien is 海獺 hai chuat4 (sounds like you get shocked, "chuat tiok")

There is a limited supply of Jumbo size type of HDB flats which has between 147 to 199 square metre. They are meant to accommodate 3 generations (grandparents, parents & children). The government does not build them anymore. Therefore, one can only buy from existing home owners. Some of them can have 5 bedrooms and a large hall and 2 kitchens with 4 toilets. As Singapore is independent as a nation 57 years ago, the lease of 99 years is far from most home owners' mind. This duration is enough for 3 generations. HDB has a lease-buy back scheme in which home owners in their evening years can 'sell' their home back to HDB. A price is first determined. Every month, HDB will give the owners a fixed amount of cash while they stay in the unit until they are not around. Then, HDB will pay the reminding amount to the next-of-kins and take back the unit. In this way, the home owners who are retired can have a steady stream of income. As the estate may be mature, the children are not interested to stay with their parents. Or the children are staying in private condo. The older folks has sentimental reasons to remain in their beloved abode.

HDB Flats are under 99 years contract but generally before 99 yrs Govt will buy back (M-bloc) the Flats from owners for new development plan and re-allocate a new HDB site to all owners with subsidy.

The SERS enbloc only applies to very few HDB flats. Estimated at around 4-5% of all HDB flats will go enbloc. The vast majority will be worth nothing after 99 years. Fyi. :)

@@MsKarman if u get selected for the enbloc - it is a big IF cost the vast majority of HDB flats will not get - the Government will offer u what they consider fair value for your flat + moving costs (usually 几万, like maybe 3万) + 1st priority to buy the new flats that are built in or around the same area at BTO prices with whatever standard BTO grants and subsidiaries you are eligible for. It is good ib the sense that you will be getting a flat with a fresh 99 year lease but there are also some issues like: Where will u stay for the few years before the new flats are completed? Many flat owners would have paid off their home loan after staying at the old flat for 30-40 years and are old now, maybe even retired. They may have some difficulty with paying new home loans. :)

Point 2 is only applied to Singaporean households and for point 4, BTO unit doesn’t come with any furnitures.

Where do you get the info that PR can buy HDB resale? Single PRs cannot buy a new HDB flat or a resale flat alone. Under HDB rules, a PR may qualify to buy an HDB flat under two schemes: the HDB Public Scheme, which is buying with a family unit (i.e. spouse, children, siblings, parents), or the Fiancé/Fiancée Scheme, which is well, your fiancé or fiancée.

BTO 邊有家具😅?外國人係可以買組屋,叫做foreign spouse scheme,可以係HDB website 查到,只要另一半係Singaporean 就可以。另外如果財政能力夠,在一開始申請認購BTO時,把申請人中屬配偶的Singaporean 列為occupier . 將來個occupier 就有買私宅而又不需賣走HDB 的選項😊

For Non-resident spouse You may apply to buy a 2-room Flexi flat in the non-mature estates from HDB or buy a resale flat on the open market with your non-resident spouse i.e., not an SC or Singapore Permanent Resident (SPR).

50年代,林有福时期 ,建了很多不同形式的政府组屋,有两房式和三房式,厨房可以放餐桌, 组屋的樓梯间墙壁还可給小孩子乱乱图写· 组屋面积比60年代建的还大,有像單层排屋一样有前门和后门, 还有门对门厕所在中间众人共用的组屋,全部都是出租的.你们的祖父母可能曾经住在这些组屋里过了一個热闹快乐的童年•
