我哋寧願便宜一點,將個potential tenant pool 擴大,又畀養狗,搵到個好租客,已經幫我供咗5年樓😘 真係寧願10%below market都keep往,如果佢一走我要裝修又無咁一兩個月租金。另一個租客往慣luxury apartment 租我另一間好新的house,要求比較多,有次話microwave 個button唔夠sensitive?!? 我話that’s why u should use it with care😅 不過貴租已經兩年多都okay啦
But honesty ... the rent is super cheap for 2100 for a studio. That studio in downtown SF, probably we are looking at 4000 USD

我朋友的Harbour plaza 租客住了几年但麻煩,经常修理电器及水喉。因為租平及有湖景不搬走走。

人在三藩市 從Condo 到single Family House 不斷exchange to defer tax 而家只會買apartment buildings 因為值租 但當中挑戰是燕梳,利息,租客 End goal is … saving those for the kids in the future 😊

同意👍! 我係97年讀大學開始時已經係Irvine做IT full time買 rental apartment, (個時20萬有2房、2廁所)一年2間開始買。 (我阿媽係CA做real estate broker,所以我係15歲已經幫忙做open house, staging, 聽好多物業管理投資) 不停透過cash out 去投資更多。 LLC holds all the properties and S corp 去做租務。 excel的第一個project就係做 7 apartment units cash flow projection.

i got a terrible tenant(background check, good credit score and income over $100k) and lost two months of rent plus agent commission and $4k to renovate the unit
