As an outsider looking in, a Dutch native who has lived and worked in this country for nearly 10 years now.. both sides here are a joke and mostly because they talk but do not _ever_ listen, neither of them. A massive problem in Ireland is not home ownership, it is rent prices being left to the landlords to set using tricks and nonsense arguments. Currently just because my landlord can rent out two apartments somewhat similar to mine at 300 euro a month more he can just slap the maximum rent increase possible on to my rent regardless of the fact that the value of my apartment has not changed, regardless of backlogs in maintenance, regardless of the fact the other apartments are well overvalued as far as rent goes due to market demands to begin with. _just_ because he _can_ ask and get hundreds of Euros more for a similar apartment he is allowed to increase my rent as soon as he is able to. He can set and manipulate rent prices in order to be able to meet requirements to get the max rent increase from me, and I have no doubt he'll be allowed to make up for the lost rent increase from 2020 to boot. So that will likely mean that my rent from 2022 will be about 30% (yes THIRTY PERCENT) more than when I moved in 7 years ago.
