LoJ i'm a big fan of Zoysia, and really enjoyed watching your methods and ingenuity. I plugged mine about 11 years ago and I must say it is a top notch looking lawn (during the warmer months) that got all the neighbors with Tall Fescue saying, "how in the world you get your lawn looking so good". looking forward to your progress.

My neighbor has a tall fescue lawn and mine is Zoysia and we're just north of Richmond, VA. At first glance people may think his lawn is better because he is able to strip his tall fescue and I've not done that with my Zoysia, but anybody that looks closer or pays attention between mowing's will see my lawn is better as far as thickness and lack of weeds. There's not beating a self-healing lawn that spreads and fills in voids in the lawn where weeds were killed without over seeding. When you over seed you need to stop your pre-emergent application and that just opens the door for more weeds. My dad bought Zoysia for our lawn back in the '80's and it was little 1 inch squares. Very little took hold at the time because I don't think we watered the lawn as we were supposed to, and I was a teenager and didn't know any better. I looked at the house online recently and the Zoysia has taken over the entire yard, even though you can tell they do not do any lawn care besides mowing. With the time it was planted I'm assuming it was Myers Z-52. My grandma put this down and she was able to take better care and her lawn filled in quickly and it was that beautiful thick carpet grass to walk on. I'm so happy my Zoysia is at this state now. Luckily my 5,000 sq. ft. front lawn is wide open to sunlight and almost my entire back lawn, so all is well. :0)

90 days before the first frost date is optimal, but not 100% required, which I unfortunately found out the hard way. I was planning on seeding my Zenith Zoysia at the end of July near Richmond, VA, but for the next 5 weeks or so there were torrential rainstorms in the forecast every 3-4 days so I didn't want my seed to wash away to the drainage ditch, so I pushed out another 2-4 days, then did it again and again until I seeded the first week of September. My soil was bare so I didn't have a choice really because bare soils all winter would have been a muddy mess. So I had my seed down the first week of September, and the first hard frost was about October 22nd. My soil pH was good out the gate, so I just put down starter fertilizer and milorganite for some boost to the bacteria in the soil. The Zenith Farm (same as you used I believe) said to mow as soon as you have anything to mow, so I was able to mow 2-3 times that year. They didn't think my lawn was established enough that year to put down any pre-emergents, which meant when it was coming out of dormancy the following spring it was still too immature to put down a pre-emergent. I sprayed 2, 4D and Quinclorac that fall and took out a great deal of weeds and broadleaf weeds, and that actually also killed some very young nutsedge, which isn't on the label, but it killed it. So most of my cool season weeds were killed, but the following spring I had plenty of warm season weeds, and a little bit of nutsedge as well, so I bought some Spectracide that killed 470+ types of weeds and contained the same 2, 4D and Quinclorac (great for crabrass and other weeds), but it also had Dicamba and Sulfentrazone, which is great for treating nutsedge. So I probably had about 45-50 days before the first frost and my lawn pulled through. I'd definitely not recommend seeding that late, but it is possible and you can still have a good outcome. Once spring came last year I reseeded about 500 sq. ft. of the 5,000 sq. ft. front lawn, treated for weeds and by the end of the first full growing season my lawn was 99% covered with Zenith Zoysia. That was putting the Zoysia seed down at 1 pound per 1,000 sq. ft. Zoysia spreads via stolon's and rhizomes so going heavier on the seed may give you a little better results, but if you're on a tight budget, it's not essential to go over 1 pound per 1,000 sq. ft. I saw a comment from a golf course turf manager that said when it comes to Zoysia grass, the first year it sleeps, the second year it creeps, and the third year it leaps. I didn't see the full conversation, but based off of that comment, I'm assuming he meant the Zoysia spread slowing the first year, and again, I'm assuming it is because a fair amount of the energy used for growth is put into the root system development. The second year it creeps, meaning it spreads further and faster, which I'm assuming is because the root system is more developed and mature. And the third year is leaps, which I'm again assuming he meant the root system was well established and the growth energy is put into spreading and taking over surrounding soil via the stolon's and rhizomes. Everybody tells you to put down 1 inch of water per week by rain, irrigation or a mixture of the two, but Zoysia is a very drought tolerant turf. I watered a fair amount when I seeded the bare spots last year, but after it had germinated and been mown a few times, I didn't water much, and the lawn still thrived. The only real remaining issues is my soil was hyper iron deficient and wasn't very green. The first application of 16-4-8+iron I did last year caused darker green stripes where the fertilizer slightly overlapped on my passes, which just amused me. I added more of the same fertilizer + iron and a couple bags of ironite, but I still need to add a fair amount of iron to get the green color I see in so many photos and videos. Watering isn't all that expensive. My wife was worried a lot about our water bill, but the difference between our water bill before seeding and after, and the following spring when I seeded the bare spots - the cost of our water bill was maybe $10-$15 more per month. considering we only watered 2-3 months tops total, that's still less than $50. That's what my wife told me anyway...and she was expecting a huge bill. Glyphosate isn't that harmful. You had a bunch of bottom feeding lawyers trying to scare people into lawsuits. If you do the research on the court case, when the guy that did the main law suit went to court with their scientist, their single scientist, he had cherrypicked every piece of bad information from the 800+ independent studies done on Glyphosate since 1972. His so called scientific information was laughed out of the court room, almost literally by the other scientist that had the full 800+ studies done. Not a single one of those 800+ studies said Glyphosate was harmful if you used the correct personal protective equipment. Out of all the money the lawyers were trying to get out of Mosanto, I'm sure they would have loved to have had a scientist that had done part of one of those 800+ studies on their side, but they did not. If this was a really harmful chemical, I'm sure one of those scientists over the years would have been happy to show up in court and say they felt it was dangerous, but not one single scientist showed up against Glyphosate, except that single hired gun that was laughed out the courtroom. People also felt the tests were biased because Monsantos paid for those tests. Well, yeah, who do they thing should pay for them...taxpayers? If you designed a chemical and want to have it tested, you pay for it yourself. There are no charities I am aware of that are sitting around waiting to pay bills for big billion dollar companies, so that statement was just not well thought out. In normal media fashion, they jump on the bandwagon when there are big headlines, but as soon as they find out the product was safe, they didn't keep on the topic saying it was safe, they just moved on to the next topic. Sort of like that black young man that was killed in Ferguson about 6-7 years ago. The news channels were there filling your screens with how a white cop killed another black young man, and all the neighbors were on board saying it was not a clean shooting. Once the court case started and those neighbors that said the officer shot the young man in cold blood were sworn in and made fully aware there were recordings and they were made aware of the legal penalties of perjury, their stories changed. It was a clean kill. That young man had almost killed that cop beating him with his bare fists, and he had tried to take the cops gun away from him. Historically, when a suspect takes a gun from a cop, the next thing that happens is the cop gets shot with his own gun, so the cop was fighting for his life. After the young man figured out he wasn't going to be able to take the gun, he started walking away. By then the cops face was literally smashed in and his orbital socket was broken in his face under his eye. At that point it was at least aggravated assault, if not attempted murder of a police officer. The young man walked away and the cop got out of his car and drew his gun on this young man that had just tried to kill him, all because the officer asked him to get out of the road while he was walking. The cop didn't have a clue the guy had just robbed a store at that point, the cop just knew he had been beaten within an inch of his life. The officer told the young man to stop walking and get down on his knees or to lay down on the ground. This young man and his bare hands were deadly weapons and the young man ignored the commands the officer gave him and after repeatedly telling the young man to stop and get down on the ground, the officer opened fire when the young man was so close he felt his life was in danger. After the court case started and it was apparent the young man was in the wrong and it was not a racially biased shooting the news channels didn't stay around to admit they were barking up the wrong tree because it wasn't something that made them look good or hooked people into watching the news, so they moved on to another story after ruining that cops life. I only know this much of the story because my brother was a cop. The same thing happened with the law suits against Mosantos and Glyphosate - it was found to be a dud story so they moved on and may have posted a tiny blurb somewhere to cover themselves legally, but nowhere near equal the negative press coverage was given to clear the name of glyphosate. Heck, glyphosate doesn't even linger in the soil very long before it is broken down by the soil bacteria. In most cases you can put down seed the same day or 1-3 days after spraying glyphosate and the seed will be totally safe. Sorry for the rant(s)...just trying to clear the air. I do not know how much you paid for your glypyhosate, but I found some on Amazon under "Compare-N-Save Concentrated Weed Killer" which is 1 gallon of 41% Glyphostate for about $20. 1 gallon of premixed ready to spray glyphosate is usually $25-$35, so that was a great deal since ready to spray mixes are 1-2% glyphosate.

Spread a little hate on these weeds - loved that comment. Since you're killing everything in the soil, you can also use an easiler method. I used a Chapin 362 professional hose end sprayer and mixed the glyphosate, blue dye and surfactant and then mowed about 10 days later, then sprayed one more time for the low growing weeds that were still alive. This killed 100% of my lawn and weeds. Since you're a good DIY person, check out on Amazon "Bifen IT" which is the generic version of what pest control companies spray around your house when they visit each month. Works great. After killing the lawn, I used a SOD cutter to remove the top 1.5 inches of soil which also removed the bulk of the weed seeds too (added bonus). I mainly did this so I could come back over the next few years and top dress and still keep the correct grade to have water run away from my house when it rains. Then I tilled the soil down about 6 inches - big mistake. i should have stopped at 2 inches. I pulled up so much junk and debris and rocks and such that it took me forever to clear the lawn before I was ready to seed. I rolled the soil, waited the previously mentioned 5 weeks or so for the bad weather to pass, then seeded the lawn using a Scotts Wizz hand held spreader. The WORST part - the forecast was wrong for the entire time I was delayed. It was all nice, slow and gentle rain that would have been perfect for a newly seeded lawn. Hindsight...(sigh). Low organic matter - I think I may have had this issue too, which is why I added the Milorganite. This stuff is great to feed your lawn without adding much fertilizer. Just remember that Zoysia only needs 2-3 pounds per 1,000 sq. ft. of nitrogen, and Milorganite does have some nitrogen, so add that to your running total for the yearly nitrogen application. The first 2-3 years I've read you can put down a higher amount of nitrogen to increase the spread of stolon's and rhizomes, but after that the excess nitrogen will just increase thatch. Double check...I do not recall where I heard that and I didn't verify the info yet. Good move - watering the lawn to control dust. I skipped that and I should have done this before I used the drag matt to level the lawn too. I kicked up so much dust that when my wife started the van a few days later, so much dust came out she thought she had blown the engine. I tell you though, I mainly wish I'd watered the soil before using the tiller. The soil was so dry and compacted the tines just skipped over the dirt in many places. I took some wood spikes and line to adjust the grade of my lawn, but mostly it was OK so the drag matt did a great job leveling before seeding. I didn't use a push style spreader for the seed because I didn't trust the spreader not to dump seed too heavily and leave me with half a lawn with no seed. I used the Wizz spreader on the lowest setting and adjusted up 3-4 spots, and I was very happy with the results. I did what you did more or less, I put down 5 pounds on 5,000 Sq. Ft. and saved 1 pound for the following spring to fill in bare spots. I don't know why you didn't just rent a lawn roller from a big box store...I think I rented it for about $15 for 8 hours. I give you full credit for being clever and getting the job done - kudos! I'm too old to push a barrel around like that. :0) You're worrying too much about the weight of what you applied. Going a little over or under isn't going to make a noticable difference or harm the lawn. If the bag is 50 pounds and you only want about 20, take out about 40% of the bag and that's close enough. You put down more water than I did. I did an auto timer with hoses because I don't have an irrataion system, but I watered my bare soil for about a week tweaking the time I needed to keep the top 1/2 inch or so moist. I think I ended up doing 5-7 minutes in the morning after my neighbor left for work so I wouldn't leave water marks on his truck, and the same for the evening watering, but for the two mid-day watering sessions I had to run up to 15 minutes because bare soil dries out fast in the middle of the day and as you said, if your soil dries out, you'll kill the seed bed. I did this because I had a sprinkler fail, and I had another I swapped out and dang if it didn't fail too so I had about 500 sq. ft. that dried out and did not germinate. The rest that was kept moist germinated well, really well considering how late I planted and the weather was much cooler than it should have been for seeding Zoysia. I wish I'd kept a video diary of what I did for KZfaq. Also kudos on your new fence. That's a hot and sweaty job too!

@@vroor32 If you want to make a disposable email address and post here, I'll check occasionally and provide any information I can. I know how to do a lot of stuff right, and I learned the hard way how not to do several things too LOL. One thing I learned recently is that my lawn had Large Patch (I think) which is easily treated, but I had it last year and since it filled in so well I thought it was gone, so I didn't treat for it. This spring it was back, and instead of an 8' large circle with some fungal damage, it was about 20', and a few smaller patches. There's a fungicide that will easily kill the fungus which is most effective when applied in the fall and followed up in the spring when the soil and lawn debris is moist and it is not warm enough to evaporate and it can promote fungal issues. This is for any grass, not just Zoysia. Every type of grass has some kind of fungus or disease that is more common and need to be watched for to have a really nice lawn. I think I need to do another soil test. The company that sold me my seed looked at my soil test and said the pH was spot on and not to change a thing, and they wished all their soil was as perfect as that. Well, instead of tilling the soil down to 2 inches, I tilled down to about 6 inches, and I think I pulled up enough that it threw off my pH because I'm having color issues which is usually fixed with iron and nitrogen. I have ample amounts of both so I think my pH is off. Soil pH is figured out by looking at how well the grass absorbs different nutrients at different pH levels, and they give you a basic range where the grass will thrive the best. I think I threw mine off when I tilled too deep. 2" tilling is great, so 6" must be better, right? Nope...more back breaking work on me, and tons of time pulling up debris that was buried under top soil when the house was built such as cans, rocks and so on. If you're going to renovate your lawn this year, make sure you leave enough time to have everything planted by the end of August, if not earlier. You want to make sure you have time for your lawn to establish so you can put down some pre-emergent this fall, and if your lawn isn't established well enough, you won't be able to use a pre-emergent without risking your new lawn. If the lawn is too young for pre-emergent before it goes dormant, it will be too young for pre-emergent the following spring, and having to fight all those weeds while trying to nurture your new lawn is a pain. If you are not sure you can get it all done this year, spring is the best time. Killing everything (glyphosate) and tilling the soil is easier with lower temperatures around here, and you need to keep the seed bed moist 24/7 for the first month, and bare soil with these high summer temperatures make it difficult to keep the soil moist. I had a timer that ran 4 times a day on 4 different zones for my oscillating sprinklers. I had to keep bumping up the times and shifting to get the soil where it was staying moist, and had this figured out before putting down seed. If you don't already have an easy way to spray the glyphosate on your lawn, buy a Gilmour 362 (actually they are now called "Chapin Mfg G362 All Purpose Hose End Sprayer with Metering Dial"). Besides making it easier to kill the existing grass and weeds, you can use it to wash your house and such. Earlier this year I saw my wife outside doing something for about 2 hours while I was teleworking from home. When I went out she was using a hand spray bottle with water and Dawn to clean the front porch and siding. I looked at her oddly and said, "You remember we ran a successful roof and exterior cleaning business for 10 years...I have equipment that will do this so much faster." She said she didn't want to go through the hassle of pulling all the equipment out...so I pulled out this G362 sprayer, filled it with my Terra-Wash from SoftWash Systems and I had sprayed the entire front porch that took her 2 hours to do (and she was half done), and I had it all sprayed including the banisters on the porch rails in less than 5 minutes. Anyway, if you want to make a disposable email, shoot it over and I'll reply and help with any information I can.

@@Troy-Echo I seeded my yard last week of July and Im already seeing germination. I tilled 2" and overlaid with McGill compost, seeded, then rolled the entire 10K yard. Im doing above ground rainbirds right now to even out the watering

@@vroor32 Awesome! If you have weeds start to grow as well, start mowing as soon as there any anything to mow at I think 2 inches at first? You'd have to double check. But i know for a fact I was able to spray 2, 4D and Quinclorac on my newly germinating Zenith Zoysia lawn. Quinclorac was for crabgrass, but there are man other weeds it kills too. 2, 4D kills broadleaf weeds, to the tune of 200+ listed weeds. If you sprayed glyphosate when you started and killed everything, any weeds will be young and tender and much easier to kill. When I sprayed my lawn I did it at half strength and then sprayed again with the other half about 2 weeks later, although 95% of the weeds died from the first application. Oddly enough, although nutsedge is not listed as a controlled weed for 2, 4D or Quinclorac, the first split application really kicked the nutsedge in the gut, and the second application killed the nutsedge, which was awesome. I'm guessing because the sedge was just so young and tender. There is a Spectracide product that has these two products as well as Sulfuron or halsurlfuron (which is good for killing sedge) as well as Dicamba. I'm not sure if those two are good on newly forming Zoysia, but the 2, 4D and Quinclorac are. The spectracide bottle I mentioned is the only on that says on the label that it kills 470+ types of weeds. That's my go-to for almost everything except clover. There is a good one called SpeedZone too. You can buy this online from Amazon, but you can go to DoMyOwn.com and fine the full label in PDF format to review which is something I've never seen on Amazon, which is why I send people to DoMyOwn and usually do my business there because not only do they provide this information, they also have a customer support line that can answer questions on so many things from lawn care to insect pest control. The Spectracide concentrate I buy from either Lowe's or Home Depot and it's about $10-$12 per bottle and it covers 6,000 sq. ft. I'm not sure but I think the SpeedZone also kills Goosegrass, which the other products do not. Many people confuse Goosegrass with Crabgrass, so do a search on Goosegrass so you know exactly what it is. It will fan out in a large circle and the main stalk has a white to light green center and typically grows in very compact soil. Since you tilled and the time of year you may not get much Goosegrass, but you will need to kill it one way or another as each plant will end up totally covering about an 8 inch diamter and starve any Zoysia seed underneath for sunlight. Unfortunately the professional website I went to had mistakenly uploaded a photo of Goosegrass and labeled it as Crabgrass, so the Quinclorac killed the crabgrass, but the goosegrass wasn't touched. So I had to go out every day with my Tanto tipped knife and cut every goosegrass weed at the base. You want to do this because they can also drop a ton of seed. Having already planted and having germination going, you should have a well established lawn before the first frost and be able to put down some pre-emergent to prevent 99% of the winter weeds. Looking at when to apply pre-emergents you always see people say before the lawn hits 55 degree soil temperatures, but I aim earlier when the temps hit about 45-50 using Prodiamine. You can follow up with Dithiopyr if you see any weeds starting to germinate. I use a 0-0-7 + dithiopyr in the spring as soon as you see any weeds popping up that the Prodiamine may have missed. Dithiopyr is also a pre-emergent, but it also can kill many newly germinating weeds that made it past the Prodiamine. There is a fungicide that Super-Sod says to use in the fall and spring which controls multiple types of fungus and lawn diseases that Zoysia can run into. I ended up with (I think) Large Patch last year, but I raked it out really well and the Zoysia filled in 100%, so I thought it was gone, but I was wrong. This spring the 8 foot patch had grown to about 20 feet, so I need to apply this fungicide this fall and coming spring. The one SuperSod recommends is Headway G (not to be confused with Heritage G) for treating Large patch and several other lawn diseases. AzoXystrobin and pyrimidin are the two active ingredients and you can likely find them in other products cheaper than the name brand of Headway G. Scotts has a version that is much cheaper called Scotts' DiseaseEx. Double check, but that is much cheaper and I believe has the same active ingredients at the same concentration. I'm not a fan of Scotts products (really bad customer service experience), but I still cannot see paying $80 for Headway G when Scott's DiseaeEx is less than $20 for 5,000 Sq. Ft. of coverage. I'm glad I just looked this up because it should help with my Brown Patch or Large patch issue.

I will say with all that Sandy soil you may want to or should have added a thin layer of peat moss over the seeds. This will help with retaining the moisture

I agree that peat moss with help retain moisture, but it also drops soil ph. (I dont need my ph any lower) Peat moss also adds organic matter, but it's not that necessary if you have enough of an irrigation system. I was hitting it with water 4 times a day, 40 mins per zone. (1/4 inch per zone, 1" per day total. It never dried out. Peat moss would definitely be beneficial for someone who is hand watering.

I would not use wheat straw. straw usually brings in weeds. you are going to have enough weeds to fight already, no need to bring in more.

yes, you can add lime if the peat moss brings your ph down enough. that is where a soil test comes in.

You only need to water first couple weeks a lot. Once established may need to water monthly unless real hot.

the soil temps down here are running about 5-7 degrees cooler this year than it does most years. all of the zenith on the sunny side of my yard is fully out of dormancy. the shady side struggling some. I'm going to do an update video in a couple of weeks.

man I hate sand to, in my yard especially... your are looks familiar.... Florida? NC? looks kinda like monterey heights in wilmywood... I got the results of my soil test back from the state... the results "its sand"

I would have guessed you were in SC if you hadn’t said NC. I’m deciding between Putting out zoysia or st Augustine in my shady backyard in SC but I’m thinking Zoysia may be the better choice for me.

I like both st Augustine and zoysia. they are both decently tolerant of shade. if you like the lower cut look and your back yard is high traffic, spring for the zoysia. If you like the high cut look and you don't have alot of traffic (kids and dogs) go with the st Augustine. zoysia seed may not be your best option in the heavily shaded areas. I saw reduced germination my shady areas.

After watching your follow up videos and some other videos I’m thinking zoysia plugs may be easier for me to get going with the dogs and require less water only draw back I can see with plugs is they cost more than seed but I don’t have a very large area so not a deal breaker.

yes, I did. you can also lightly cover them with peat moss or topsoil. just cover them lightly if you go that way. if they are too Deep they won't germinate.

I want to zoysia my backyard about 2,800 sq ft. surrounded by wall so no worry of runners from neighbors. I wanted to try to seed it though - kill the current weed / Bahia - till and lay seed. I have a well so I can water as much as I need. Am I crazy, any chance this works in Orlando?! Besides by time and effort $120 in seed sounds better than $2,800 for sod / install!?

Did you make any changes to your watering cycle. Looked very hot! We are currently going thru a small heat wave. Low 90’s when our average temp should be mid 70s. Next week high in the upper 70’s.

it was very hot, and zoysia loves the heat. I water heavy when the seed is germinating, then slowly back the water down as the roots establish. you have to kind of wing it, and keep a close eye on it. start backing you water down until you see it stress a little, then bump it up a little. I hope that made sense.

I agree, I'm not expecting full coverage this year. The only reason why it didnt go down earlier is because I was building the irrigation system.

@@Lordofjunk I figured you had a specific reason, as you obviously did the research on what you needed in terms of water and so on. I got some seeds down in early June and am just now getting nearly 85% coverage. I'm starting a whole new zone now too, since I could not irrigate a large yard with the systems I have. I use a germination blanket and found that I could water 10-15 minutes 4 times a day for 4 wks and it stays wet. I got the .5 deluxe germination blanket after reading some research papers for growing zoysia from seed for golf courses using zenith zoysia. It dramatically increased my germination rate. I've tested areas with and without it for two years now. The seeds either need heavy watering or something to trap in moisture that allows oxygen and light exchange. Whenever it starts to dry out, I throw the blanket down. Rain and watering permeate down into it, so a sprinkler on top works perfectly. It just doesn't evaporate and come out as quickly as if you had no blanket. After the plants reach a certain level of maturity, they're fine without too much intervention and they persist through the dry weeks

@@StephenJamieson interesting. Sounds like you have done quite a bit of your own research. I like it. I have read about the germination blankets, however I opted to go the heavy watering route. I'm watering 30 mins a zone, 4 times a day, 4 hours apart during daylight hours. Its keeping it moist through the day. I already have great germination for two weeks worth. As it looks right now, I should have about 70% coverage before it stops growing in October. Gonna make a follow up video shortly, showing the progress and putting down some soil conditioner. @@Lordofjunk I also have almost purely inclined terrain whereas yours is flat. The first area I did was purely experimental and is the most flat out of all my yard. The blanket helps prevent the seeds from washing down. I took some pictures after 12 weeks. I had A huge crab grass and sedge issue that I sprayed for 2 weeks ago. The strip that's bare had no seeds on it and is what the ground looked like before planting ibb.co/x3qjN20

I take the same safety measures with gly as I do with anything. glyphosate isn't that bad, but some of the stuff I have sprayed in the past is. at this point it's a good habit.
